Good building, minus Parkoff maintenance

Pros:
Great light/air especially on upper floors, North side has views of Manhattan. Original parquet floors, good closet space and spacious units.
The super Jose keeps things generally clean in common areas and keeps up appearances of them by frequent repaints, polishing etc. Sometimes might have a lot on his plate and might need a few follow ups for maintenance items to be taken care of, but really takes pride in his work.
Cons:
Roaches are an on/off issue, hear rodents in walls sometimes but have not seen them aside from outside.
Elevator is a continual pain point and sometimes only breaks for a day, sometimes for 3 or more days especially if it breaks on a Friday or Saturday around federal/Jewish holidays.
Management has a confusing pet policy that now bans dogs and only permits one cat, despite many non-longtime residents having dogs that are not an issue for the building.
Laundry room is run by Hercules and doesn't break down very often, but frustrating because they use old machines until they die, and all are top-loaders with a older card system that requires cash unlike their newer systems that can be refilled online and have front-load washers and dryers.
Parkoff has been known to mislead/have previously unlawfully increased rent on tenants, so beware and read your rent history closely to make sure you understand what you should and shouldn't be paying.
Despite offering ACH payment, Parkoff is unresponsive regarding the signup process and you're left to keep mailing them checks every month even after signing the paperless/ACH paperwork with your lease.
Advice to owner:
Be proactive on maintenance and inspecting the building. Finding structural issues should not be on the tenant or made out to be tenants' fault. This would prevent a lot of leaks and issues tenants are seeing if the outside of the building was actually watertight. The elevator shouldn't be fixed only when it's broken, and there shouldn't be parts of the facade that simply aren't repaired/inspected for their condition because they can't be seen/reached from the fire escapes.

Pros:
Decent neighbors in the building. It is relatively clean. But it has its moments. Overall the building is good.
Cons:
Laundry area is often dirty and washer / dryers need updating.
