Old and needs a ton of work, landlord does not respond, super hardly comes to fix things

Fix things at the root of the problem instead of bandaid fixes that don’t work

Love the neighborhood, very centrally located, not tiny for a Manhattan apartment, liked the kitchen size. relatively good light for north facing units
Cons:
Management is extremely unresponsive and difficult to get ahold of for any type of issues. Issues with water damage and mold in the building that doesn't seem to be mitigated. Some units have issues with mice/roaches.

Location, is next to a school so pretty quiet at night
Cons:
When we moved in the unit was filthy and had not been cleaned at all, if you are not very diligent there will be roaches (and even when you are there will be some), we lived on the top floor and had some leaking in ceiling with heavy rain, super is ok about fixing things but you usually have to bug them a bit, pre-war buillding so there is a lot of dirt and gaping in the baseboards, etc.

Currently across the street from construction (as of Dec 2023) Saw a rat in unit - there are likely rats in the walls (pitter patter can be heard) Likely big roaches in the pipes Need to be diligent about extermination Unit has roach issues (there is monthly extermination service) Moved into a unit that was not previously cleaned, and there were lots of roaches

Pest-filled building and unresponsive, incompetent landlords

Cons:
- Roaches and mice in most apartments in the building, monthly exterminator is promised but he often doesn't show up - faulty appliances: fridge didn't work from the day I moved in and the landlord refuse to repair or replace it - online portal for maintenance requests is not checked and issues don't get resolved - shower water is either scalding hot or icy cold, faucets are leaky and damaged - heater spewed water all over the living room - 4 doorknobs were broken in the apartment - floors are warped so doors scratch the floor when they're opened

Start addressing the fundamental problems in the building and actually take care of issues brought up by tenants

Solid, very quiet between units. Good layouts. I have a nice kitchen. Nice management/super.
Cons:
A lot of construction around the building, and close to hospital so a lot of sirens, not landlords fault. Repairs can take a while. Hot water can be hit or miss.

This apartment was in a great location.
Cons:
Everything else. Building is not regularly maintained. Mice infestation (we saw 5 in 1 month). Super/Office Managers do not respond in timely manners (waited over 1 month for an exterminator to come). There is mold and water damage in the ceilings as well.
Advice to owner:
Please respond to Class C violations in a timely manner to prevent tenants for tenant's safety/health.
