Pros:
Site staff and office maintenance responsiveness are the best I have ever experienced after living in various buildings for 20 years. Super is really handy and helpful. Building has Amazon locker which really helps for package security. Also a separate room with shelves for deliveries.
Cons:
Sometimes water bugs, especially after the rain. We have monthly exterminators who handle it well though. NYC unfortunately. No other types of pests fortunately.
Advice to owner:
Keep up the great work, Please do not sell to someone else!

The location is unbeatable, and the neighbors are mostly very good. Our apartment is decently large, and well-heated, especially compared
Cons:
Management basically puts as little effort as possible into maintaining the building, and when they do take action, it's usually to make things worse. Case in point: they installed an intercom system that would call our cell phones instead of ringing our intercom, and asked the phone numbers of everyone in our apartment. Once the system was installed, we were told that only one number could be programmed, meaning, of course, that the owner of that phone must be home in order for the doorbell to work.

Some other weird things:
- You have to call/email the super up to five times to even get him to respond. He often simply ignores you.
- Packages are regularly stolen and management refuses to install a camera or take any other precautions (such as giving a vestibule key to FexEx/UPS)
- Minor things that would take five minutes to repair are left for months or years — the doorknob on the interior door has been falling apart since we moved in, but instead of simply replacing it, they just keep reattaching it (only for it to fall off or break again).
- Not the landlord's fault, but the building is noisier than you would expect from the neighborhood: there are lots of helicopters, and you can in fact here noisy cars and trucks on the BQE, as well as loud cars and motorcycles on Montague St.

Thick walls allow for proper noise insulation from same floor neighbors

It's an old building so there's a lot of gaps in between floors causing improper noise insulation from above and below at times

Good location on the Upper West Side
Cons:
Management is frequently unresponsive. Management has also been slow to respond to safety issues. This includes a longtime broken gutter that allowed a dangerous amount of ice to accumulate on the steps.
Advice to owner:
Increase level of responsiveness. Address safety issues promptly and satisfactorily. Proactively address quality of life issues including multiple years of scaffolding. Respond to emails.

Brooklyn Heights is a fantastic neighborhood!
Cons:
The building management didn’t respond to our basic requests to get our appliances fixed and other basic issues. Despite paying market rate for this apt in Brooklyn Heights we had to repeatedly ask over and over for months for basic appliances to be fixed. Avoid this building.
Advice to owner:
Would be great to respond to tenants in a more timely way.

Pros:
I lived here for 2 years and had a great experience. Very quiet, respectful neighbors, quiet building and neighborhood, close to many major subway lines, beautiful building, clean and no bugs or rodents, and updated appliances.
Cons:
It can be hard to get a hold of the super directly but if you cc the building management company directly they are responsive so it wouldn’t stop me from me moving here. Anytime I’ve had an issue it’s been resolved.
Advice to owner:
It’s a great building and I wouldn’t hesitate to move here.

The super is responsive, the landlord takes care of the building, the neighbors are wonderful
Cons:
The stairs’ carpeting could use a serious clean/refresh but otherwise great.
Advice to owner:
Continue the great work, recommend cleaning the stair carpeting/updating it

Great building, subpar management

Pros:
The building itself is gorgeous! Fantastic wainscoting, molding, etc.
Cons:
Super, Richard, has ghosted us after several substantial issues in our unit were noticed. Building management referred us to another super contact in their portfolio and they have also neglected to respond to any issues.
Advice to owner:
May be time for a shake up in your on-site management team. They’ve obviously become a bit to comfortable on the job.
