Rodents and Heating issues

Pros:
Huge interior living/kitchen space, decent-sized bedrooms, high ceilings
Cons:
Had an issue with my central heating in January. Landlord dragged feet in attempting to repair but once established that heating itself wasn't the issue, was no longer helpful or supportive (beyond providing a space heater which given the ceilings, did nothing) after this. A contractor, here to help with another issue, actually opened the vent to discover that the dust on top of the intake fan was so thick that it was clear that no one had cleaned it in YEARS. Upon request for a rent credit given that my room was sitting at illegal temps during the coldest weeks of winter, the landlord argued with me and told me no because there was nothing wrong. We have also had additional heating issues; we are uncertain if they are insulation related. The general contractor is a lovely man though; nothing short of kind and helpful.

Additionally, we've had consistent rodent issues (mice and rats) that the exterminators that are contracted by our management company have been largely not helpful. They refused to fix the hole they identified on the exterior of our building given that it was between houses, but they were also egregiously judgmental and did not communicate an additional issue inside months earlier.
Advice to owner:
Stop giving contractors and tenants the runaround

Spacious rooms, multiple closets, good area, good for roommates
Cons:
Management company is so incredibly difficult to deal with.
Small living room
No light in most of apartment
No laundry in building
