Review Summary for 83RD Street Associates 1 LLC
Summarized from anonymous rental reviews on openigloo.
Recent reviews of buildings managed by 83RD STREET ASSOCIATES 1 LLC reflect mixed experiences primarily centered on management responsiveness and maintenance issues. Tenants appreciate the convenient, safe location and some unit features like natural light and updated appliances. However, garbage management and pest control are frequently cited as problematic, with complaints about overflowing trash rooms and persistent rodent infestations handled slowly. Noise from neighbors and nearby construction also impacts living comfort. While heating generally works, old steam systems can be loud, and water pressure issues persist. Responsiveness varies, with some tenants praising timeliness and others frustrated by delays, suggesting room for improved communication and upkeep.

Normal walk up building
Former Tenant
Pros:
Everyone minds their business. Back of the building is quiet. Never had a bug problem on the third floor.
Cons:
You can hear your some neighbor noise in the building through the walls, but not too bad. Garbage room is sometimes a complete mess.

Prewar pros, prewar cons. Great location.
Former Tenant
Pros:
- New kitchen appliances - gas stove, dishwasher (small but serves its purpose).
- Lots of windows for natural light and airflow.
- Units feature prewar molding details, brick walls.
- Located right next to a great, friendly laundry service + cafe.
Cons:
- Shower water pressure in shower is terrible - even with a new shower head. Not sure if this is because water is included in rent and management doesn't want to pay for more, or because the old pipes just won't allow it.
- Faucet water temperature can get up to scalding hot in a matter of seconds (legitimately 180 degrees), would not recommend having kids here.
- Antiquated steam heating system is very hot and very loud - you can get used to the hissing sounds on regular cold days, but when it drops to the teens it literally sounds like someone is banging on the radiator/pipes with a hammer for hours at a time.
- Ongoing construction on both ends of the block for massive luxury buildings that will take a couple years to finish, and will probably hike up the price of rent once construction is completed.
- Trash room fills to overflowing very quickly and has mice living in it.
Advice to owner:
Improve the water pressure if possible, empty the trash room more often.

Walk up building
Former Tenant
Pros:
Location is good
Cons:
Lots of construction in the area, typical response time delays
Advice to owner:
Renovate the interior shared space

Lots of pros with lots of cons
Former Tenant
Pros:
Great street, best dry cleaner and cafe next door, sunny apartment, dishwasher, safe area, close to the subway, Central Park, and lots of good restaurants and shops
Cons:
Mouse infestation that was handled slowly and poorly, mice poop all over the kitchen, our couch, in our shoes, and a dead one under our bed. Management was extremely slow in responding so we had to take it upon ourselves and caught 20 mice in less than 2 weeks. The trash room smells and is located on the first floor. The live in super is not helpful. Ever.
Advice to owner:
Be responsive to your tenants when there is an issue.

Don’t live here
Former Tenant
Pros:
Location, location, location
Cons:
Right next to construction, paper thin walls, mice, roaches, flies, loud neighbors
Advice to owner:
Get the bugs and pests under control. It’s absolutely disgusting. Can’t wait for my lease to end so I can move out.
