Review Summary for 343 Broadway LLC
Summarized from anonymous rental reviews on openigloo.
Tenants renting under 343 BROADWAY LLC report mixed experiences with building management. Positives include good location and spacious apartments in some buildings, with decent garbage management and occasional pest control success. However, many cite slow or poor responsiveness from management, especially concerning heating issues, elevator repairs, and emergency communications. Noise and cleanliness vary by location but generally could be better addressed. Multiple reviews mention pest problems and inconsistent maintenance efforts, with some renters frustrated by inflexible policies and rent increases. Overall, renters should expect challenges with timely issue resolution and service quality but appreciate the convenient locales and some building amenities.

Rent-stabilization & Location
Former Tenant
Pros:
Great proximity to the J/Z/M, as well as restaurants, bars, amenities. Rent-stabilization is critical, online NBM portal is easy to use.
Cons:
Broadway is always difficult to live on due to noise/mess. The elevator stopped working for almost 3 months, compost is not a possibility when the garbage rooms can fester. Slow response to issues in the units, eventual help with mice but very delayed. Heat very poor in rooms.
Advice to owner:
Would hope to gather quicker & more effective responses when issues arise.

Need to do better
Former Tenant
Pros:
The building is in a good area and the workers are very friendly and polite.
Cons:
The building stinks. Too many large rats. Too many roaches. They do not fix the damages in a timely manner. Always have a leak
Advice to owner:
Get it together. Stop neglecting

Liveable
Former Tenant
Pros:
Prime location in South Williamsburg
High ceilings
Minor noise (considering you’re next to the train)
No pest issues
Cons:
The apartment is literally in front of the JMZ train (but back units are quieter)

Most Ignorant Building Mgmt
Former Tenant
Pros:
It is newish
Cons:
No heat/insulation, Floods every winter, Mgmt never responds, Mgmt has no idea whats going on in any capacity, Even in emergency (ie: fire) they won’t answer all of fri-sun and then you’d have to email them several times everyday to get a response a week later.
Advice to owner:
Hire at least one competent worker. No one knows what’s ever going on in any capacity, literally. I dealt with it for over 10yrs.

Major water problems
Former Tenant
Pros:
The rooms are extremely big. Nice landscaped entrance. Friendly maintenance staff.
Cons:
The water temperature changes from extremely cold to hot while your in the shower. The water gets turned off a lot so they can fix the water but it’s never been resolved. There’s usually a sign up to let you know that they are working on it. This building houses small psychiatric units. It’s a guarantee that the program pays every month but because of the rotation of patients that come and go you don’t always know who living there. The staff isn’t there 24 hours. Packages get stolen a lot. The elevator shakes when you get off at the second floor.
Advice to owner:
Get a new boiler. Whatever patch job that keeps being done only works for a week and a half at a time.

Terrible Management
Former Tenant
Pros:
Sort of new building with elevator, no issues with pests. Garbage area on each floor and they empty it once a week.
Cons:
Management is inflexible, doesn’t respond on weekends and you have to reach out multiple times to get what you need from them. We couldn’t find a new roommate for months because of covid and they were not flexible with rent. Apartment was dirty when we moved in and they never came to clean it. Located near a few bars on busy street with the train nearby so there’s a bit of noise. Water pressure is fine but could be better.
Advice to owner:
Respect your tenets and actually try to help them when they need it. Be more flexible with rent during this economic crisis.
