Decent value building

Pros:
Affordable studio units for the location (relatively speaking)
Trash is managed frequently and effectively
Few incidences of roaches indoors and never seen any rats / mice indoor
Cons:
There has been poor upkeep in the building generally (probably over decades)
Halls get cleaned maybe every 6 months and laundry room is very dirty
One washer / dryer for the whole building and maintenance to the laundry machines isn’t frequent enough
Very thin windows lead to difficult temperature control in summer and winter. Thin windows also let a lot of noise through

Pros:
Quick rental, old building. The super is pretty responsive. Very tiny apartments at market rent in an incredibly convenient location.
Cons:
Note: New rent payment service that charges $1.50 to process rent payments. Ceiling fell in bathroom; cleaned quickly. Rickety stairs. Thin walls that can depend on courteous neighbors.

Studio living at its Not-finest

Pros:
Location! A block off union square and steps from the lovely restaurants and nightlife of the east village. Back apartments face the courtyard, which is quiet. Most neighbors are polite, quiet and kind.
Cons:
Super does everything in his power to avoid coming here, maintenance repairs take weeks of hounding to get done. Bait & switch showings - you view an apartment with an AC then the day you move in, no AC and AC cubby covered with plywood and super tells you to deal with it. Then, when pigeons build nest in AC cubby and their feathers/poop start seeping through the plywood into the apartment, it took 6 weeks of constant polite requests to get anything done. Several water leaks in lobby and basement with no repair.
Advice to owner:
Find a super who cares. And who doesn’t advertise his number around on flyers in the EV to do paid handyman work when there are many things to be done in the building.

My Take on This Bldg

Pros:
For a studio apartment, my kitchen was nice (not all units have updated kitchen).

Courtyard facing, so street noise minimum
Cons:
The exhaust fans in the kitchens are all linked, so when your neighbor cooks smelly things or burns something, your apartment smells.

Trash room is very cramped and some neighbors are too lazy to carry their trash in and dump it in the courtyard.

Bathroom paint began to peel after a few months, despite opening bathroom window when showering as instructed by lease.

Have seen large cockroaches (alive) in 1st floor hallways as well as live and dead mice in the basement. I expect bugs, but in 6 months they’ve never brought in an exterminator.
Advice to owner:
Mop the communal areas with clean water and some elbow grease.

Use paint meant for bathrooms so it doesn’t bubble and flake.
