Convenient but difficult
Pros
Quick rental, old building. The super is pretty responsive. Very tiny apartments at market rent in an incredibly convenient location.
Cons
Note: New rent payment service that charges $1.50 to process rent payments. Ceiling fell in bathroom; cleaned quickly. Leaking apartments fixed as thoroughly as possible. Rickety stairs. Both responsible and irresponsible students as neighbors as well as very courteous single professionals. Non residents roaming stairwells, not really safe. Walls are paper thin so expect an intimate living experience. I am actually fond of this building, the location is outstanding and the building quirkiness has charm, but this is advanced NYC living, not really for beginners who can’t take ceilings falling in. Unreliable manager.

Affordable studio units for the location (relatively speaking) Trash is managed frequently and effectively Few incidences of roaches indoors and never seen any rats / mice indoor
Cons
There has been poor upkeep in the building generally (probably over decades) Halls get cleaned maybe every 6 months and laundry room is very dirty One washer / dryer for the whole building and maintenance to the laundry machines isn’t frequent enough Very thin windows lead to difficult temperature control in summer and winter. Thin windows also let a lot of noise through
