HORRIBLE - Landlord illegally kept deposit, mold, ceiling leaks, etc etc

Pros:
Location is central to a lot of good things
Cons:
-ROACHES. Half of the building has rent controlled tenants who don’t care as much about their non rent controlled neighbors. I was informed by the landlord that these tenants had repeated infestations.
-DEPOSIT. My landlord took two months to communicate about my security deposit which he then said I would NOT receive. He made up bogus claims about needing to repaint the apartment that apparently cost up to $2500+ - even though I didn’t paint and did nothing to the walls. This was illegal, but I don’t have the time or money to fight it in court.
-NOISE - the long term tenants just don’t care. Half of the building is family, and if you complain about one, they will come after you. The people upstairs ran an illegal daycare, and one woman’s drunk one x husband repeatedly showed up trying to kick in random peoples doors. One night a man passed out from overdose in the building, and another died upstairs suspiciously. Kids - that don’t even live there - run amok and kick on doors.
-SMOKER MAN - one of the long term tenants on the first floor always stands in the vestibule to smoke. He props the door open with his cigarette pack which he expects you to move and replace for him. Smoke gets into front windows and into the main hallway.
-PSYCHO SUPER: the super stands out front and yells about being pro-trump and how Biden “isn’t actually the President.” He is a Q-anon freak, and he screams obscenities at the daycare nextdoor. He creepily kept telling me I was beautiful all the time.
-LEAKS: my ceiling repeatedly leaked from the upstairs apartment’s shower. Their bath water and sudsy wash would leak into my kitchen. This happened 4+ times until the ceiling fell through….. I was never compensated for lost rent or damaged personal belongings.
-MAINTENANCE - the maintenance guy is so sweet, but the landlord never calls him. We would ask for things to be fixed repeatedly, but they never were.
-RATS: the building was sited for rats. You would here them squeaking and generally ratting about outside the windows at night. A city worker told me we had an infestation.
LANDLORD: again he illegally kept my deposit without true reason. He also is unresponsive. He raised my rent 400 the first time. He told me that because they technically broke their leases by things they were doing that he wanted to kick the long term rent controlled folks out but he was powerless to do so. He would do nothing to help mitigate issues with them.
Advice to owner:
Follow the law and stop doing illegal things to good tenants.

Generally Happy with building!

Pros:
Beautiful playground/park right across the street!!!! Convenient location. Landlord is very responsive.
Cons:
Some tenants allow kids to throw out their trash and the kids are too small to reach the receptacle and end up leaving on the ground …
Advice to owner:
Encourage some tenants to be more considerate to their neighbors.
