Homeless all around, great building

Pros:
building is amazing. I work from home and never leave the apt.
Cons:
Issue is when I do leave the apt. Right next door is a cathedral that provides food to homeless every morning, so there are around ~20-50 homeless living in the avenue block depending on the weather. They don't bother you but streets become very gross with trash everywhere. One homeless punched one of the residents in our building and doorman told me that they tried calling the police to keep the homeless off the front entrance of the apartment but said they just come back when police leave so even the management has given up.

It’s in convenient location of midtown, if you’re ok with the area itself. Building is alright, most of staffs are good and kind
Cons:
Bad management. Always super slow in response (often times don’t hear back unless you follow up). I’ve been living here for almost two years, definitely moving out. I’ve also been hearing stories about the management not giving back the deposit when moving out in spite of good condition of the units / how late they process the deposit from my neighbors who moved out

Pros:
I stayed in a one bedroom there last year and the for the value, it’s great to have w/d in unit. The views are spectacular and on a higher floor there is almost no noise even though it’s in the center of the city. If anything is broken, it gets fixed quickly my the maintenance.
Cons:
The second you leave the building, there is garbage everywhere and tons of homeless people since it’s right next to a homeless shelter. The management of the building is also slow and unresponsive at times.

Everything is perfect...except the noise

Pros:
The staff is incredibly professional, apartments are clean, hallways clean, white glove doorman service. I have no legitimate complaints on my apartment or anything else.
Cons:
The noise outside with constant sirens and construction is insufferable. Part of the reason I'm moving out.

Doormen are awesome!!! Maintenance is so quick to answer maintenance orders. Safe package delivery. Never had any bug issues. Clean and great amenities
Cons:
Elevators kinda suck (only 4 for 60 floors….. and often one is broken). Location is pretty iffy. Lots of unhomed at the church directly next door

Location is in the middle of midtown, honestly chaotic and stressful but the apt itself is nice

The management here is terrible, doorman have terrible attitude, the guy at leasing office is crusty, and the super was trying to rip me off my deposit

This building does a good job for its tenants

- Very responsive to maintenance requests
- Never lost my packages or mail
- No pest issues
- No garbage chute issues
- Very soundproof building with respectful neighbors
Cons:
- It is immediately next to a church/homeless shelter/soup kitchen (that is not the building’s fault). I was worried about it when I moved in but it is fairly easy to avoid by using the other exit or crossing the street if you are nervous at night.

Love the building, floor to ceiling windows, most apartments have a French balcony with a door to open! Very clean, amazing staff!!! Never lost a package or anything, we are tenants since 7 years.
Cons:
The way the HVAC is built in (big units) each controlled separately, the york and 74th street facing apartments have a very high noise level. Feels like the windows are open, lots of traffic during the day, and constructions across the road just started after the hospital for Special surgery construction finished. Personally can only sleep with earplugs … it’s nyc. Love the light and everyone in the building is incredible!!

Modern and comfortable apartment building with beautiful floor to ceiling windows and incredible views. Calm area within hectic midtown. Friendly doormen. Washer dryer in unit. Easy access to subway.

Building guys are really nice. Great gym.
Cons:
Expensive. Church bells next door are loud. Lots of homeless outside from the church next door. Apartment windows don’t open far so not able to get a breeze, apartment stays warm.
Advice to owner:
Make sure hand sanitizer stations don’t go empty

Good location, competent staff but minimal porter service on weekends

Lazy & distrustful Supt.who has too much authority, no intercom, they use landline, rats near shrubbery., Handyman who has since retired was hungry, disrespectful, greedy and incompetent. No brass was ever polished including kick plates at front door. Graveyard doorman disappears from lobby.
Advice to owner:
Get more active in the management of the building. Do not leave too much in the Supt.'s hands.
