The good, bad, and the ugly

Pros:
Cheap rent, location is good, some neighbors are nice
Cons:
Pest infestation, renovations from 20 years ago, unresponsive landlord, some horrible tenants
Advice to owner:
Be more responsive, organized, and nicer to tenants who pay on time. Cleanliness is horrible, please improve.

Pros:
Neighbors were nice, great location
Cons:
The landlord is a total slumlord. There were mice that were not taken care of. Bedbugs as well and I had to take extreme measures to have them call a professional exterminator. When I moved out 6 months after the bed bugs were taken care of, a bunch came out of a hole in the wall. Told the landlord to take care of it before someone moved in. Ended up speaking to the tenant after me and the landlord lied about history of past bed bugs. He would also come and collect money in person knocking on the door in weekends at 8 in the morning. Never updated or cleaned anything
Advice to owner:
Renovate the appliances. Clean and exterminate the bulging.
