Convenient to lots of subways; great reception team (good package management system that alerts you when your package arrives; wash and fold, etc.); Trader Joe’s just across the street; trash on every floor; patio access; great water pressure; central heating.
Cons:
Fitness room could be better equipped/have more equipment… but on the plus side, it was always empty when I went! Unfortunately can be loud as it’s located near the fire department, and emergency vehicles more generally can get backed up trying to cross the bridge and you have to listen to the alarm for like five minutes while people refuse to move.

The building was well-maintained, had a clean lobby with a doorman to accept packages, a functioning laundry room, trash chutes on every floor, heating/AC (in my unit at least), and access to two rooftop balconies. I also never had any problem with pests for six months of living here.
Cons:
The walls for each unit are very thin; I could hear my neighbors when they played music and sometimes loud conversations. Since it’s midtown, the sounds of the city (alarms, loud music, cars honking/engines revving) are not super muffled, so important to note if you aren’t able to tune it out.

Great location, one block away from the park and near major commerce. The building staff is top notch, and will go out of their way to aid the residents. Finally, the building is very tastefully decorated, with wood paneling in the lobby/elevators and marble entrance floors.
Cons:
Building garden is largely unusable - loud AC vents make it too noisy to use in the summer, too cold in the winter. The building’s location on the corner of Columbus Avenue also attracts some noise, mainly ambulances and truck driving down the street.

Building staff is horrible, super allows his kids items to be left all over the lobby and the basement and is non responsive. Problems don’t get fixed they get bandaids and reoccur constantly. Huge rat problems in the basement and the heat is not consistent. Tenants smoke cigarettes in building so halls smell of smoke. Handy man is far from handy, taking money shadily from tenants for jobs he says he can do which are not done. He also is allowed to squat in a vacant apartment

This is not an ideal living situation. BRG management is horrible. They are not responsive and ignore calls and emails. They do not reinforce carpeting requirements making it impossible to get adequate sleep due to banging above that constantly shakes the whole apartment. The walls and floors are extremely thin so everything can be heard day and night. There are roaches and rats that come through the radiators. Not at all an ideal living situation

While the building is in a quiet neighborhood, there’s been construction outside the building for the past two years at least. This causes me to wake up early mornings to jackhammers. Definitely very stressful. There’s also a Whole Foods below us, and they often having load trucks come in the middle of the night that beep very loudly. Also the water frequently produces brown sediment

Close to offices in midtwon, rennovated, furnsihed apartments with great facilities. Elevator, rooftop, good size gym, super nice doormen - safely store packages, quiet, decently spacious. Feels like corporate housing / hotel style which can be good and bad. Great if you're moving to NY for the first time and want top amenities at a decent price.
Cons:
Beware of furnished units. Some landlords will use any trick in the book to keep your security deposit (happened to me and friends in other units). Management will not help you out. You'll commute downtown every night if you want a fun social life.

I recently lived in this building for 4 years and experienced a mild to medium strength putrid sewage type odor throughout. The strength of it would vary. The maintenance team could never seem to locate the odor and were suggesting that it was there because I would leave my apartment for days at a time and the bathrooms would be in a state of unuse. I spoke to other residents of the building who have the same problem. Alas, I finally moved out.

Excellent management, insanely helpful and friendly staff, super clean building, incredibly well maintained and just the absolute best location on the Upper West (equidistant to central park on the right, riverside park on the left and right next to Juilliard and the Lincoln Center complex!)
Cons:
Very few, a lot of tenants are older and own the place so definitely not a party/fun/young people building, moreso an older/residential/couples/family paradise!

Definitely pest issues throughout the building. Mice on the first floor and roaches throughout the building. They gave you a hard time if you reported roaches. The super blames it on you saying they probably flew through the window. The super is absolute garbage he’s super sexist and rude and unhelpful and unprofessional

Central AC has malfunctioned in the entire building multiple times in the summer on 90+ degree days. AC also didn’t get turned on until June because they couldn’t get it working. And no window units are allowed to be installed. Windows extremely thin and don’t retain heat or AC. Management is rude Have to reserve laundry machines for use days in advance Unfriendly neighbors

Get your AC together it’s dangerous to not have AC with these temperatures.

The doormen were courteous people.

My tap water was brown for the entire term of my lease. When running the water, it would come out brown from the kitchen sink about 25% of the time, making it unfit to drink. I submitted complaints to 311. They responded to the complaints that they flushed the main fire hydrants nearby, but the problem persisted. I assume it has more to do with old and rusty water pipes. The building has a clothes moths problem. They live in the air ducts and were resident to my unit. This problem was not fixed, addressed, or taken seriously by the landlord or management. I also complained about my extremely old AC/heater unit, which made very loud and disruptive sounds, keeping me awake at night. This was not addressed by management. Overall, it's also a loud area to live in, especially if you face 3rd avenue. I found that I was sleeping with ear plugs in most of the time considering the traffic noise and heater problems.

I rented a great sized studio in the north building. Very quiet, very safe. Doorman building with multiple elevators and laundry + storage units for rent (if available). Awesome location on the border of WV and GV. Lovely owner of the unit + super was available and helpful when needed.
Cons:
Not great soundproofing between apartments, mostly between floors/ceilings. Windows leaked significantly during large rainstorm + had a small roach problem that required a few exterminator visits. No real ventilation in bathroom or kitchen. The patio was closed for the entirety of my lease + there was construction on the roof, however no warning/disclosure was given in advance and no abatement.
Advice to owner:
Disclose work plans to renters in advance.

Doormen are professional but still very friendly. Always handle my packages with care. Building is very clean and well-maintained. Area is fairly quiet for midtown. Nearest station is Grand Central, which is one of the nicer stations imo.
Cons:
Not a lot of sunlight in my side of the apartment since it's blocked by another apartment. Kitchens are on the small end imo. The condo can have a lot of rules, and it is hard to really build a community with little community spaces.

Cons:
The President of the Board is a uniquely miserable human. His idea of cost savings is keeping the heat off. Almost every single apartment has a space heater. I have three. The management culture is stick it to the residents to seal their apartments up to the outside while they keep the heat off.
Advice to owner:
The board president also refused to wear a mask during the Pandemic shutdown, in violation of NY state executive orders.

Lots of architects live in building that care about its preservation
Cons:
The management company is not proactive. The security of the building has been compromised, with packages stolen and thieves gaining entry. They have installed flood lights in entryway and a package credenza but theft issues continue.
Advice to owner:
Fix security issues. Water pressure is weak for shower and bathroom. Renovation for apartment was supposed to end June and is still happening in December as construction signs are still up in lobby.

Apartments tend to be on the smaller end. A 2 bedroom is about 900 sq ft. The building also feels like its on the older end.

Keep it a bit more clean (hallways and such).

You pay for amenities you don’t have access to. There was a rooftop + gym listed online but when I moved in they said it * burned down * in 2020 and they never got around to fixing it in the year I lived there.

Overall well-rounded services. Rotating doormen and quality maintenance staff cover many things. Good waste management and water pressure. No or minimum pests. People in this building are generally senior but fairly friendly. Good location with easy access to public transportation, stores, and restaurants with little noise.
Cons:
The management team is not the most responsive team. Heat and air conditioning are old and outdated.

Overall solid place to live. The building is old so not perfect on all fronts but many things are done well in this building.

Cons:
Living close to Broadway means you have to live with the noise in the surrounding area. Rent doesn’t come cheap too because living here is so convenient.

The area around the building is dirty and filled with tourists. The scaffolding stayed there for a YEAR. The rooftop was closed for months during spring. The internal apartments have no signal so forget about having phone calls. Empire State properties never helped and were unresponsive. During COVID they were so welcoming only because they had their apartments empty for months but once people started returning to NYC they started being rude and unresponsive. They changed the rents to unreasonable amounts when no improve to the building could be seen.

Location is basically in Times Square, it’s very noisy particularly through the night with groups of cars parking on 7th avenue blasting music at all hours. Motorbike groups also circling the Times Square area which is very noisy but also feels unsafe. The building is freezing cold in winter (without having the apartment heating unit on all the time) as the windows are not sealed properly and there are drafts. The building are quick to turn the heating off before the required time set by the city and its common for the inside temperate to be below that required by the city. The gym equipment, laundry room and roof deck are poorly maintained. The laundry machines are mouldy and if the laundry unit breaks down the building doesn’t help, the tenant needs to contact the company that runs the laundry room.

1270 as a Renter

The staff at 1270 are phenomenal. The security officers/doormen are all incredibly kind and effective at their work. The package pick up/drop off system is efficient and well-organized. The super and his team keep the building in good order, and respond immediately to work requests. Most of our neighbors are very kind and the location is great.
Cons:
You have to pay a $200 fee every time you renew your sublease, which is annoying. Most tenants own their units in the building so there is a lot of remodeling/construction and the Board is not effective at remedying noise complaints - not a problem if you work during the day, but impossible to live with if you work from home. Walls are pretty thick but very loud noises (drilling, hammering) will travel.
Advice to owner:
The construction noise can be unbearable. Soundproofing should be required in the hallways and walls of the units being remodeled to improve the quality of life for other tenants in the building.

Hostile Superintendent / Clueless Management

The neighborhood is great, and Jane Street is very pretty. The vast majority of tenants here are very friendly and super nice people.
Cons:
Scott the superintendent is the worst thing about living here. He is openly hostile towards many of the tenants, he hung out in the lobby of the building without a mask throughout most of lockdown, and he’ll lie to your face. Second worst is AKAM, the realty management company. Tony Disilva and Samantha DiMartino are inept, unresponsive, uninformed, and never take any responsibility for their numerous screw-ups. Third worst is Anthony the porter and occasional doorman—under Scott’s apprenticeship I’ve watched him go from a polite young man to a rude, aggressive guy who thinks it’s funny to pull his mask down and burp out loud when you’re entering your apartment. He also murmurs and mumbles under his breath once you’ve walked by. It’s like being in a really bad high school movie.
Advice to owner:
The building needs to incorporate better coordination and communication between the co-op board of directors and management company. It is so frustrating trying to get anything done, like a minor renovation or listing an apartment for sale. This is because the board seems unaware of what AKAM management is communicating to residents, and vice a versa. There are two sets of rules and restrictions around even the simplest of building procedures, and trying to get a clear answer about how to proceed with subletting, redoing a floor, or selling your apartment is a mind-numbing experience. Scott Casazza the superintendent has literally yelled at tenants over the most minor and meaningless things. I am tempted to post video I have of one of his meltdowns on YouTube but I’m resisting.

Nice building, always easy to find parking, parks and jogging trails near by and it’s a mile from Bell Blvd, lots of great restaurants.
Cons:
The only problem I’ve had has been with the management company/co-op. Absolutely heinous treatment of tenants, contestant issues with elevators not working, unwilling to handle pest issues ect. Think about an ideal property management company, now picture the exact opposite, that’s what you get here.

Get a new management company. The actual apartment owner is great, and this issue is out of his control.

Staff is fantastic and responsive. Doormen are friendly and helpful. Residents are quiet. Access to trains is incredible (ACEFR, 2/3/4/6). Access to walking across the bridges is tremendous. Transparent and friendly covid response. Shared property and parks are super clean. Offer free pest control services every two weeks.
Cons:
Could be a bit loud on Tillary. Construction in units can make it loud and difficult to work from home.

The unit is furnished and there is a garden. There are many units being rented out in this building. Mine was on the fourth floor, so beware of the owners here. It’s also in a good neighborhood, but considering the other options available, it’s not worth it.
Cons:
It’s greatly overpriced. It’s a five-floor walk-up building and many of these condos are owned and then rented for a significantly higher price. The unit is not in great condition. The apartment is extremely old and decaying. There were water bugs in the bathroom and mosquitos all in the room. The doorknob of the bathroom fell off several times. The paint was peeling off. The heater is broken. The unit is dirty as well. My experience with renting from Orly Benun, the owner of Apartment 4B was extremely unpleasant. She is extremely invasive, rude, and violent after acquiring whatever money she needs form you. There were a multitude of issues including being extremely restrictive in what utilities you can use, and the owner also attempts to invade your privacy by browsing through your belongings. She also makes up charges to leverage the costs onto you — very cheap and manipulative, along with extremely unpleasant. I terminated the contract early because she was so unpleasant.
Advice to owner:
I would just forget renting from this owner.
