Pros:
Quiet, safe, clean. Never have any issues with noise or rodents. Victor, the super is very nice and helpful. Lived here for 3 years and have seen maybe 2-3 neighbors in the halls it’s so so quiet.

A bit of a walk from the subways but not bad!

Good location, close to ACE 14th St. subway lines.
Cons:
Had roaches and reached out to management several times but they never did anything about it. We got our own roach traps and caulked which barely helped. Price was high for how small the apartment was. Got multiple packages stolen - I asked to see if the landlord could check the camera in the lobby to see if another tenant took them but he said the camera doesn't actually work.
Advice to owner:
Figure out the roach problem and reply to tenants about it.

Awful management, pests, leaks in ceiling nearly once a year — one I had to take the landlord to court to get fixed. Was contacting 311 to get anything done.

The super is responsive to requests and things are usually fixed quickly. This is also colored by the fact that I lived in this building with a previous owner that was negligent and barely answered my calls, and an absent super.
Cons:
The building is old so there are a lot of plumbing issues. They're mostly addressed but it can be a recurring problem because they're not fully fixed most of the time. The super also won't use the compost bin, which might be more about people in the building who just throw trash in it, but the super hasn't made it available for anyone.

No Repairs for Water Damage, Bug Issues, Collapsed Ceiling

Price is lower than other places. Amazon locker in lobby. Elevator. Laundry in building.
Cons:
Landlord does not make repairs. Two flooding incidents, including one from other tenant’s fire and we still have hole in our ceiling and mold growing after a month. Not responsive to needing repairs. Big roach problem. Hallways and common areas are only cleaned maybe once a week. People steal packages during the holiday time.

Listen to your tenants.

Lived here for over a year and barely ever heard or saw my neighbors. Super is very nice and friendly, building is always clean. Never had an issue with rodents or bugs.
Cons:
No elevator or laundry in building. No launder mats near by either so you have to use a laundry service, phone a friend, or travel to another neighborhood.

Sometimes the hallways smell really good from peoples' cooking.
Cons:
There was a sewage flood through my apartment two months ago. It left behind human feces and urine in the cracks and crevices, around the pipes, along the baseboards. It saturated the floor and flooded the apartment below me. The floor is now emitting gasses and causing mold. The floor is sagging and cracking and human feces is oozing back up through it. Management is refusing to change the floors. I wake up every day with a headache and have trouble breathing. This is considered a biohazard. I had just gotten the roach problem under control but now, of course, they're coming back.

Well maintained building in Gramercy Shared areas like recycling, lobby and washing machines are kept clean Building management answers emails prompts and is effective when needed (replacing damaged appliances, speeding up apartment repairs)

Nothing really. The building is clean but that is because of the porter.
Cons:
I was renting a friend of the family’s apt. Algin made him kick me out and give the place back to them after he lived there for over 40 years. Just to keep the place empty. They have the same style apt on another floor recently being rented for $3450. My mother was told by my ex roommate that they are keeping it empty because they cannot get much for it because of some law. So they kick us out just to keep it empty! That is just evil & cruel!
Advice to owner:
Don’t be such horrible greedy people! Were you losing anything? Remember God is watching you. Let’s also not forget about Karma. What you did was horrible, cruel and inhumane. Money isn’t everything but being kind and empathetic is.

There are really too many things to list. Garbage is not well-maintained. Elevator is out of service too often. Requests for maintenance take way too long. Super does not even live in building. No High level of vermin and roaches.

Clean the building and control the pest problem. Exterminator every two weeks is insufficient.
