Apartment was in bad condition

Pros:
The building itself was mostly fine. Neighbors were a little noisy but overall it was good.
Cons:
The landlord, who from my understanding owns most of the building, did not put any effort into upkeeping the units within the building.

Bill Lika is bad at his job.

Pros:
Nobody really bothers you here, and you can pretty much do whatever you want.
Cons:
I've never seen a floor swept or a the backyard cleaned in the 2 years I've been living here.
Advice to owner:
You should really hire somebody to assist you with day-to-day repairs. It's extremely annoying that you, yourself, must come inspect my leaking ceiling or broken sink because it takes you a minimum of two weeks to show up for anything (After repetitive calls and texts).

Large outdoor space, large room size, location
Cons:
Literally everything else. Do not live here. There was mold in the walls and around window frames. Water damage everywhere. Leaks from the ceiling. No heat or hot water on the coldest days and heat would come on on the hottest days. The landlord has no desire to help when there is a problem and resulted to intimidation tactics from him toward the end. Would not wish this experience for anyone.
Advice to owner:
Suggest getting out of the slumlord business.

the window-facing bedrooms are nice. the rooms are well-sized. there is a backyard.
Cons:
the backyard is never mowed and maintained by tenants out of necessity. when we arrived, it was littered with trash. the tenants above us were incredibly loud and Bill Lika never even entertained us with a response to asking him to tell them to not have what was basically a secret club right above us. the trash is constantly piling up out front. It also takes weeks just to get simple fixes such as a major leak in our ceiling that took over a month to be fixed.

Pros:
Location, outdoor space (balconies are great, shared back yard is left to the care of the tenants...)
Cons:
Constantly without hot water, heat never works when it’s truly needed but it’s on full blast when it’s 60 degrees outside with no way to turn off individual radiators. There are about two working hallway lights, and the stairwell is missing several as well, which is insanely dangerous. The cherry on top: the building’s halls and stairs were cleaned maybe once during all of COVID and trash is overflowing outside and all over the back yard. Building is advertised with 3BR units, with an illegal windowless bedroom as the 3rd BR. And, of course the big issue here, the steady flow of leaks in every room. Bill Lika, the landlord, does not give a shit about the quality of life of his tenants. He has never addressed the many leaks in the building, leaving the place filled with mold and other issues. Total slumlord - just google this guy, and do yourself a favor and avoid any of his properties at all costs.
Advice to owner:
Should not be a landlord, should be in jail.

Mushrooms grew in my room

All the ceilings leaked
He wouldn’t repaint our apt so we had to do it (it was so nasty and dirty)
The window in my room leaked so much and maintenance would just paint over it
Kitchen appliances outdated
Advice to owner:
Hire a maintenance crew that actually fixes the problems
Hire a live in super
Answer texts/calls more promptly or hire someone else to do it

82 Devoe is a hell hole. DO NOT RENT HERE

Nice outdoor space.
Cons:
This building is dangerously unlivable. Throughout the time we have lived here, the ceilings in every room have leaked repeatedly and none have ever been fixed. The heat goes on and off apparently at random: it was off completely during the deep cold snap of winter 2021, when we measured interior temps as low as 53 degrees, and was on full blast during the heat wave in December 2020. We spent Christmas sweating in tank tops. The hot water is rarely working; we’ve taken cold showers as often as we’ve taken hot ones.

The landlord, William (Bill) Lika, is incredibly difficult to deal with. He’s rude and dismissive, slow to respond, and speaks very rudely and condescendingly to women and not to men.

The shared spaces in the building are completely unkempt: the stairs and hallways have never been swept or cleaned and half the lights in the stairwell are burned out or have no bulbs at all. There are constant piles of garbage outside the building and a pile of citations from DOS sitting unopened on the mailboxes.
Advice to owner:
Bill needs to get out of the slum lord business. He does not provide livable conditions according to the law. He’s also directly sexist when interacting with female tenants.
