Review Summary for Alma Realty Corp
Summarized from anonymous rental reviews on openigloo.
Tenant feedback for Alma Realty Corp-managed buildings reveals a mixed picture. Many residents appreciate the spacious, rent-stabilized units and friendly neighbors, particularly praising the affordability and location. However, pest control remains a recurring issue, especially with rodents and cockroaches, alongside aging building infrastructure causing leaks and inconsistent heating. Management responsiveness is frequently criticized as slow, unhelpful, and occasionally rude, contributing to tenant frustration with maintenance delays and security concerns like package theft. While some buildings have attentive superintendents and well-kept common areas, overall, renters advise Alma Realty Corp to improve communication, increase maintenance staffing, and address pest and cleanliness problems to provide a better living environment.

Just fine uptown
Former Tenant
Pros:
Enjoyed the views, the neighbors (for the most part), LOTS of space and natural light, nice laundry room in the basement, always felt safe, good working elevator building
Cons:
The commute from the train was ARDUOUS, I was always nervous ordering high value packages, management not the best at being responsive to maintenance requests

Bare Minimum Landlord
Former Tenant
Pros:
Good people in the building. Good sized apartments.
Cons:
Roaches. Trash situation outside is always crazy. Landlord isn’t responsive and fixes in apartments are not well done

Overall decent place to live
Former Tenant
Pros:
Rent stabilized
Unusual layouts, every unit is different
Friendly building staff
Good community of neighbors
Cons:
Serially connected heat. If you get a crazy hot apartment, you can't adjust the baseboards because your neighbors will lose their heat.
Management/staff can be slow to respond, unequal in how they treat tenants
Building is old and a little crusty, air quality issues

ok building, bad management
Former Tenant
Pros:
mostly quiet building, you don't really hear what's going on in other people's places
Cons:
This building has a nasty rat problem, and the way they handle the garbage doesn't help. Cheap and unresponsive realty company too.

Have loved living here
Former Tenant
Pros:
It's super quiet - have barely ever heard my neighbors.
Cons:
Super can be slow to respond to requests but is very friendly and will be there for you if there is an emergency. Many tenants have had issues getting our in-wall AC/heat units replaced.
Advice to owner:
Address the AC unit issue

Affordable, Decent Building
Former Tenant
Pros:
The building is very well priced and neighbors are friendly. It's a great location, the apartments are a bit outdated, but you get what you pay for!
Cons:
It's close to the above ground Shuttle train, which is loud.

Average maintenance, great location and price
Former Tenant
Pros:
Outdoor space for pretty much all units, decently spacious units, good light. Low prices for the location and views
Cons:
Super is stretched very thin for such a big building. More maintenance staff is needed!
Advice to owner:
Hire more staff!!

Falling apart, old building.
Former Tenant
Pros:
I’ve lived in the building for 15 years, it’s mostly been good.
Cons:
Packages regularly stolen, cooking gas has been off for over a month. They are VERY slow and unresponsive to fix things in the building. Leaks and broken intercom go unaddressed for months with regular messaging to management. I’ve been stuck in the elevator twice
Advice to owner:
Prioritize regular maintenance

Great building, highly recommend
Former Tenant
Pros:
The building is safe and well-maintained. Super was very helpful and attentive in case there were issues.
Cons:
I was on the first floor, and it was noisy at times.

A Mix of Good and Bad
Former Tenant
Pros:
Almost all neighbors are quiet and very nice. There's great community amongst all the buildings in the complex. People look after each other. The location is wonderful. Most units have a spacious balcony or other outside space. The high floors have skyline views.
Cons:
The apartments are average size and nothing that special without the location and balconies. No laundry in the building but it's across the street and unfortunately not maintained well. The absolute worst part is trying to get anything in my unit fixed in a timely manner. The super is constantly overwhelmed and flaky. I have to ask him 10 times to get him to do anything unless it's an absolute emergency. I can't blame him that much though. Many things in the buildings are falling apart - especially the AC units. He's stretched so thin already - good luck getting that fixed when it inevitably breaks!
Advice to owner:
You have to hire more maintenance staff. Service the AC units. Stop giving us excuses about that. Also, improve the laundry.

Great building, Nice neighbors
Former Tenant
Pros:
Nice building, nice neighbors. Laundry in the basement
Cons:
Water leaks management fixes it but it’s really old Piping
9 months ago
Declining steadily for 10 years
Former Tenant
Pros:
Elevator and laundry in the basement, heat and hot water have been mostly consistent.
Cons:
Neighbors are constantly breaking the front door entrance or leaving it open which allows vagrants to come in and camp out in the main stairwell, shooting up. Elevator breaks down or gets stuck at least once a month. Rats bigger than Yorkies hang out in the garbage area and sometimes surprise you in the laundry room. The super has become less and less responsive over the past few years to the point where I’ve given up on trying to get things fixed in my home. The price of the laundry machines has continued to go up without notice. Neighbors steal packages if they’re left in the lobby and the building management won’t do anything about it.
Advice to owner:
Fix the front door and try to press charges against anyone who breaks it.

Well maintained for NYC
Former Tenant
Pros:
Affordable and well-maintained unit. Generously apportioned bathroom and bare bones but not too tacky kitchen design.
Cons:
Window leaked during storms and was never fixed. Some large bugs never fully eradicated in basement of unit (it was a first floor duplex). Inadequate soundproofing / loud tiles in hallway made noise an issue between units as well as between lobby and units.

quiet but run down building
Former Tenant
Pros:
quiet area, spacious for the rent price
Cons:
cockroach issues, noisy lobby area, not updated building
Advice to owner:
control pests better coming in from the ground floor
