Okay Building But Experiences Vary (Other Tenants Unhappy)

Pros:
Personally, I had a reasonably good time in this apartment building (I was on the second floor). I didn't have to deal with pests, but the building did have garbage management issues that took a while to be addressed.
Cons:
There are several tenants who are displeased with the management of the building because they are plagued by pests and the current solutions aren't adequate.
Advice to owner:
You need to be more aggressive on pest control!

I love my apartment, its cozy, bright, and I keep it clean.
Cons:
Building management is extremely negligent, if repairs are made they are done as cheaply as possible. The elevator is constantly broken.
Advice to owner:
Install a new elevator, install a new boiler.

Great location right by the train, great neighborhood, pretty good amount of space for the cost, friendly neighbors (tenants' union), pretty quiet in the evening, pet friendly. A good place to be for a couple lease terms if you can ignore enough of the issues
Cons:
Unresponsive super/management, poor pest control (and poor garbage management leading to exacerbated pest problems), elevators break down almost weekly, frequent package theft (no resolution despite cameras being installed). Heat is ON when it's on but also inconsistent, and radiators leak heavily (super never responds to our multiple asks to fix). Laundry in basement is rarely usable—facilities are rarely cleaned or overseen for pests, machines break often, super usually keeps large dogs down there too or just outside so expect to be barked at. Back courtyard area and basement has slowly turned into a dog kennel, lots of waste left uncleaned. Sometimes building ownership does not pay the gas bill so we all get warnings from National Grid about shut-offs
Advice to owner:
Clean the building more often (the whole building, not just the lobby). Respond to tenant complaints. Pay the building's National Grid bill on time so all of us tenants can stop getting shut-off warnings.

Rats on rats on rats

Big and nice rooms with great neighbors
Cons:
Don't live here, the rat problem was so bad they ate through the walls. They woke me up most nights running in the ceiling and fighting. Low key have rat PTSD from here. Also, the building trash system was horrible and we got bedbugs and flies. Management did nothing.

Listen to your tenants

Beautiful building but

Very close to express subway stop, very easy to get into city as long as the F is running, really beautiful building, the unit I lived in had parquet wood floors , plaster details and lots of closet space
Cons:
At some point the whole front area of building became a dog run, any vegetation out front was wiped out by dog waste, sometimes you would have to step over it in entryway
Advice to owner:
Crack down on the the people who are letting their dogs crap all over this beautiful building

Great location in terms of subway. Just renovated the laundry room. Some neighbors are great.
Cons:
The laundry room is in the basement in the same room as the garbage. Packages get stolen. Security cameras not working. Not very helpful with noisy neighbors.

Big apartments, high ceilings, rent stabilized. Rent is decent for the space you get.
Cons:
Roaches, ants, hot water is not regulated. Meaning, the water is piping hot in the winter when the heater is on. And the flow can change to piping hot water with no warning. Floors are squeaky and have holes in them from separating. Management is very unresponsive. Super is lazy. People loitering outside every day and make noise. Elevators are old and break down often. Heaters leak. Walls are thin and noise and smells travel. Front of building is dirty with poop and piss on the “lawn”. No ramp to get into the building. Laundry room is scary and the machines don’t wash well and overcharge.
Advice to owner:
Be more responsive. Get rid of the pests. Fix the hot water problem. Redo the floors. Fix the front lawn and control your problem tenants. Buy washers and dryers that aren’t cheap.

Unresponsive to water leakage which resulted in bathroom ceiling collapse

Quiet neighbors, and neighborhood is relatively safe & quiet.
Cons:
My bathroom ceiling completely collapsing after reported water damage. Recent theft of tenants packages throughout the building. Also no security cameras which has allowed theft to prevail. Building is easily accessible to anyone.
Advice to owner:
You need to fully come up to date with repairs, speediness to address tenant & apartment issues. Also there needs to be a more secure way to received packages. Theft is wildly happening to everyone.

The apartments are roach and rat infested there’s also bad mold in the walls that’s not being treated properly.
Advice to owner:
Maybe it’s time for a new super intendant, the one we currently have Mr. FRANK, is very rude and nonchalant when it comes to the issues in the apartments. Many times I’ve had to call 311 due to the roach and rat infestation. You can barely sleep at night due to the Rats in beams of the walls. It literally sounds as if there’s someone breaking into your apartment very traumatizing n embarrassing.

Advice to owner:
Address the bed bugs, address the roaches, address the history of mice and rats, treat your tenants like humans and show serious commitment to the hundreds of people that live here.

Beautiful refurbished apartments, really spacious, washer and dryer IN UNIT, beautiful hardwood floors.
Cons:
Horrible management - we’ve been having noise issues with our neighbors downstairs and they have been unresponsive. Super is not very responsive either. But otherwise neighbors are generally very nice. Common areas are not very clean. The building has a fly problem.
Advice to owner:
Become more responsive to tenant complaints Get a new super - is super unresponsive and not very helpful There is a fly problem in this building , stemming from the ground floor garbage room
