Too many roach roommates

Pros:
Pet friendly and small. We had no issues with neighbors. We’re pretty sure many units are illegal airbnbs though and some guests were really loud.
Cons:
The apartment was dark and roach infested. Not a good combo at all. It got way worse when the unit upstairs moved out. I assume they bombed it for roaches. Also they never repaired one of the bathrooms after the ceiling caved in.
Advice to owner:
Cut the grass and exterminate.

Pros:
It is hard to find a pro.
Cons:
This building is unsanitary. Dirty floors with dead cockroaches. The garbage disposal area is always open, has holes in it and tenants stack garbage on top of each other because the garbage cans are too small for everyone living there. The garbage disposal area is infested with FIVE huge rats on a nightly basis.
Advice to owner:
Clean up your property & garbage disposal area. Invest in a bigger steel garbage disposal area so that tenants do not leave it open for rats to create holes in the garbage cans and infest them.
