Price, rent stabilized
Cons:
Pest management (cockroaches and mice), people congregating in alleyways and throwing trash out there, bad garbage management, severe maintenance issues. For example, the bathroom ceiling collapsed, leaving a 3-foot hole, and was leaking water.
Advice to owner:
Get a better super

Cons:
Crappy management, unprofessional and incompetent super, terrible building conditions including persistent leaks and vermin.
Advice to owner:
Stop hiring incompetent, cheap labor and take care of building issues the right way. Don’t keep ignoring tenant complaints. Get a professional super who actually knows how to make repairs and isn’t a rude and disrespectful jerk to tenants. Change management companies because this one is trash. Stop retaliating whenever a tenant makes a complaint and actually do your job.
