Questionable but lovely

Pros:
Location is lovely and neighbors are friendly. Quiet (for the most part).
Cons:
The walls of the building are torn down and falling apart at the entrance and also a huge part of the wall is torn down going up to the roof. No fire extinguishers in the halls, no peep holes on the doors. The front door doesn’t really close so it’s a bit risky if anyone wants to come in.
Advice to owner:
This is a historical building, please treat it better also treat your tenants with more respect. Try to learn and follow NYC laws.

Quiet building, landlord takes forever

Pros:
Building has only 5 units so it’s pretty quiet, the block as a whole also doesn’t have a lot of noise. The super keeps the lobby clean enough. While the landlord does take forever to respond to fixes, they did fully replace things that were broken. Pests weren’t a major problem— just a few roaches over the 3 years I was there. Also having a laundromat literally downstairs was a god send.
Cons:
Landlord takes such a long time to get things taken care of— had to send multiple texts to get anything done. Also was told I had to send a bank certified check for rent every month, so paid an extra $8 every time I made the check. Security was also an issue— there’s no cameras so even if a package got left inside the locked door, there wasn’t a guarantee it would be there when I got home from work.
Advice to owner:
Be more responsive and timely with repairs/requests. Also add cameras to the front doors and lobby.
