Beautiful apartment, proactive maintenance, but AC has been iffy

Pros:
Very nice views of the private garden. Huge bedrooms. For example, the 2bd 2ba i’m in, one room is about 15x12.
The doormen have been employed for a while, so they get to know everybody and have deep connections to the residents. Service has also been pretty good about getting to issues quickly, or offering suitable replacements.
Cons:
My AC unit broke and has been leaking. It’s been broken since around late summer and it hasn’t been fixed yet.
Additionally, sometimes the circuit to the AC shortcircuits and we need someone to fix that.

Pros:
A little oasis in the middle of Manhattan. Apartments have tons of natural light. Everyone on staff very kind and attentive. The building itself was secure, well-lit, and has access to a private park/courtyard with lots of space for both kids and adults. Never had a problem with the package room or laundry room. The gym requires an additional annual fee but machines were always available, clean, and up to date.
Cons:
Rent is landlord dependent (good) but current rents are $$$. Had a few leaks but all quickly addressed. Some units are more recently updated than others so it depends on where you rent. I have heard various complaints about the north tower but can’t speak to those.

Incredible Kips Bay Condos

This building is an incredible oasis in Kips Bay. The park is ~3 acres and is an incredibly unique public building space for NYC. Having lived in two apartments in the 300 and 330 buildings, respectively, both were virtually sound-proof from neighbors, and even within the apartments the walls are so solid that sound doesn't transmit unless you want it to. The doormen all manage to know all of the tenants and are incredibly kind. The apartments are all designed with a ton of window exposure and light which makes their already large size feel even larger. Could not recommend this building more
Cons:
The location is farther from subway stops and that is slightly inconvenient for getting around to the rest of the city (but this is true regarding most of Kips Bay). Also, it get conflated with the crowds of Murray Hill which may not be for all.

Lived here briefly before moving in with my boyfriend and the staff is so hard working. The residents have been there forever and you can tell so much love goes into this place. Highly recommend
Cons:
No flashy amenities like a rooftop, although the courtyard is amazing! The gym requires an annual fee and the package room keeps specific hours. All super minor though!

Managing company could be more responsive, if you want a dog it's possible but kind of a hassle

DO NOT LIVE HERE if you need quiet during the day

There is a lovely courtyard (that is frequently closed) and a laundry room (although the machines are often dirty). The doormen are the nicest bunch of people around, though.
Cons:
The building management allows any and all construction noise to happen from 9 am - 4:30 pm all day, every day, with no consideration for people who might have small children who need to nap or if you sleep during the day because of night shifts. The exterior of the building is under construction for the majority of the year every two years or so. The package room loses at least one package a month. I've seen enormous bugs in the hallways.
Advice to owner:
Either space out the construction that is allowed (giving weeks or months between construction in the same area) or only allow noisy construction to happen during specific months of the year, weeks of the month, or even hours of the day, instead of literally all the time, any time.

In the winter the pipes sometimes leak due to the cold - the building is very good at handling it but it still happens.

24 hour doormen, private courtyard, laundry, gym, block from Trader Joe’s and fairway, close walk to 6 train, attentive and friendly staff.
Cons:
Management makes everything difficult, lots of old people and families, not dog friendly
