Great location, small but mighty apartment

Location was very convenient, laundry in building always a plus

Best bang for your buck in the area

Pros:
For what we paid - the location was amazing. Never any rodent problems. Responsive super. Good neighbors.
Cons:
Laundry room is shared between two buildings. Not very clean. Water heater hanging in our hallway. One bedroom has a hissing noise due to a heating device in the winter months.

Hostile Landlords toward rent stabilised tenants

Run by a management company so they are pretty quick with responding to small repairs.

Management is extremely hostile to rent stabilised tenants
I had a gas leak in my apartment for 3 months when I moved in. I was told from the previous tenant that the stove was supposed to be replaced before I moved in, when I followed up with management they acted like they. didn't know what I was talking about. I smelled gas and called them and they sent a plumber who said nothing was wrong. A few months later I really smelled gas and got scared so I called Con ED. There was a gas leak from the stove. Management and my super were both upset with me and kept asking why I didn't call them first and asked me to pay for the stove to be replaced. My gas bill went down. $30 after that. There was $30 worth of gas leaking into my apartment for 3 months and management was mad at me. They also sent a letter trying to scare me into vacating the apartment due to small sublet fees they had been charging without notifying us. The super was constantly watching me and trying to find ways to get me kicked out. They really wanted to renovate and raise the rent.
Advice to owner:
Have basic compassion for your tenants

Location is amazing. Few pest issues for such an old building - lived here 4 years and had a handful of cockroaches. Super is nice.
Cons:
Elevator shut down for 3 months with only a week’s notice and management not nice about it. Small bedrooms

This building is so awesome and the management company is phenomenal. I am so sad to move.

It smells like smoke and the graffiti in the entrance is heinous.

Overall Good NYC Apartment

- pretty responsive staff
- overall clean building (no mice, few cockroach sightings)
- all new appliances
Cons:
- some cockroach sightings in my apartment (3) and many in the laundry room
- smell of gas sometimes
- elevator was replaced and had to live in 7th-floor walk-up for 3 months with no warning
- sometimes water or heat would shut off with no warning

The neighborhood is really nice
For the most part, the management company is responsive
Neighbors are great
Cons:
We had a cockroach problem for a while
The elevator went out of service for 2+ months with little notice
They raise the rent a lot each year with no added amenities

Cons:
Property management does not care about tenants in this building at all. nobody answers your calls and nobody gets back to you. they raise the rent incredibly, knowing that they’d make the elevator out of service for 3 months and gave us 2 days notice

Act like you care even a little about the tenants

Management could be a bit slow to respond, package system is not very good so you need to monitor and track packages

Cons:
have had a rat and a cockroach but they sent people quickly and never an issue again.
They did really weird renovations like graffiti

Pros:
Common stairwells were cleaned often and plumbing issues usually only took 1-2 days to fix. Soundproofing between rooms was quite good.
Cons:
It is an old building so there were occasionally strange issues like water coming through the ceiling. Plus it's a busy neighborhood so a ton of construction noise, garbage left on the stoop, and things like that but there's not much that could have been done.
