Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants of buildings managed by NEERA RAJ RAJ commonly report significant management issues, including poor responsiveness, neglect of essential maintenance such as heating and security upgrades, and frequent package theft without adequate resolution. While some appreciate the building’s location, spacious units, friendly neighbors, and occasional updates, many describe management as inattentive, slow, and unprofessional. Problems with laundry facilities, outdated appliances, and inconsistent cleanliness also persist. Rent stabilization status is often mentioned, yet tenants feel lease terms and increases are sometimes improperly applied. Overall, renters should expect a challenging management experience with minimal proactive support for tenant concerns or building upkeep.

Move Here At Your Own Risk

Pros

- New washer/dryers are great - Hardwood floors - Good location (close to multiple L stops/Cooper Park) - Tenant Association is pretty active, and neighbors do look out for each other

Cons

- Tenants have organized and withheld rent each of the last 2 years due to management negligence. Other tenants experienced issues such as bad heat in the winter, illegal subletting, no smoke detectors, no ventilation, repeated package theft. It is up to the tenant to make sure their apartment is up to code. - Management does not maintain roofdeck, it has great potential though. - Rotating cast of maintenance workers/supers, hard to know who does what - No operational security cameras in lobby/entrance Management is very hands-off with this building. Move here for the location, because there isn't much else.

Advice to the owners

Care about your tenants and their units a bit more actively, or they will keep organizing

Lots of room but bad management

Pros

Large floor plans and huge terraces for a pretty reasonable price. Location is good for commuting to Manhattan via the L, and there's also some cute bars and restaurants nearby. Neighbours are very friendly and helpful.

Cons

The elevator has broken down countless times during this summer. Amazon packages are stolen on the regular. Building management is scammy, oftentimes leading to tenants to seek legal action against them.

Advice to the owners
