Review Summary for Pristine Property Solutions, LLC
Summarized from anonymous rental reviews on openigloo.
Recent tenant feedback for PRISTINE PROPERTY SOLUTIONS, LLC reveals a mixed management reputation. Many appreciate responsive and friendly supers, good location, and well-maintained common areas in several buildings, especially prewar apartments with quiet neighbors and classic architecture. However, multiple reports highlight persistent pest infestations, especially cockroaches and rodents, with varying success in eradication efforts. Some buildings show cleanliness and maintenance deficiencies, delayed repairs, and slow or inconsistent owner responsiveness. Serious concerns include building security issues and safety lapses in certain properties. While some renters approve and recommend the landlord, others caution potential tenants due to management's slow or inadequate action on critical issues.

Former Tenant
Pros:

Cons:
- Super can be slow to respond
- Lots of stairs, no laundry, but that's the tradeoff of cheaper rent

This building is a few small steps above a NYCHA building
Former Tenant
Pros:
The area is relatively safe and quiet compared to other areas. Decently close to flushing main st.
Cons:
Where do I even begin....

Building is right in front of a bus stop and a traffic light so if you're facing that direction, it gets noisy. The lobby and hallways are disgusting: trash and food are thrown on the floor and not picked up for days. The floors are rarely cleaned. The stairs do not feel sturdy. The elevator breaks quite often. It is also small and with the amount of tenants we have, honestly we need two elevators. It gets so much action, sometimes there's a line of people waiting. The laundry room has been closed for at least 4 years and rumor has it is due to a bed bug problem in the building. I guess they haven't fixed the issue because the laundry room is still closed.

I've seen mice running in the hallways. The roach problem is fucking ridiculous. There is an exterminator who kind of doesnt help. The only way to truly fix the rodent problem is to seal up the baseboards which will come out of your pocket. There are tons of cracks in the walls where sometimes it looks like the apartment is falling apart. The cracks also act as special shortcuts for bugs to go in and out of as they please. The shower needs caulking and there is mold growing on top of it so whoever did it last time obviously didnt clean the shower before caulking. The floors are absolute shit and have holes and gaps in them. There was a leak in one of our bedrooms where the space between the ceiling and window had a crack. Its been two years and no one has come to fix it. They rarely give heat. The electric wiring in this building must need improvement because we are constantly replacing lightbulbs only to discover that lights will occasionally go off and on on their own. The exhaust fan in the bathroom doesnt work but instead seems to be a nice home for bugs. Dont live here unless youre desperate.

Just set the place on fire

Good location and responses
Former Tenant
Pros:
Building management does respond and do their best to fix things quickly it seems like sometimes they get stopped though. The apartments are huge and the location is great close to subways and in a populated area.
Cons:
Nothing it’s good
Advice to owner:
Please use a soap and not water when mopping the hallway it ends up smelling like just dirty water

Horrible Roach Problem
Former Tenant
Pros:
Great location. Good lighting in apartment.
Cons:
Apt 1C has a terrible roach problem and management did very little to get to the source of the issue. We would see around 15+ roaches a day and ended up moving because of it.
Advice to owner:
Extermination in the apartment is not enough. Get the source of the infestation in the basement.

Major Roach Infestation
Former Tenant
Pros:
Any positives about the building are eclipsed by the significant roach infestation.
Cons:
Ownership has a serious infestation problem and will not do anything to fix it. We're talking like 20+ roaches a day. Babies roaches, adult roaches. It's disgusting.
Advice to owner:
Fumigate

Great Village location
Former Tenant
Pros:
Fantastic location. Small but well laid out apartments. Washer/dryer in some apartments plus laundry in basement. Excellent super (Pedro).
Cons:
Occasional package theft from lobby, but nothing else major after change in previously inept and minimally responsive building management as well as noisy courtyard tenants having apparently moved out in past year.
