Avoid This Building at All Costs – A Tenant’s Horrible Experience

Location. No rodents, yet.
Cons:
There are so many issues with this building that it’s hard to know where to start, but here’s the truth every prospective tenant deserves to hear:

1. A Murder Was Covered Up
A tenant was brutally murdered inside their apartment, and management deliberately hid this from current and potential renters. We only found out through other means—no notice, no transparency.

2. Persistent Pest Problems
After a year of living here, we had a bed bug infestation. It took forever for management to send an exterminator, who then claimed the pests were likely "bird fleas" from pigeons nesting on the balconies. Despite this, the building refuses to install proper screens, leaving units exposed to mold risks and pests.

3. Negligent & Cheap "Repairs"
Instead of replacing a broken doorknob, maintenance "fixed" it four or more times by just tightening it. Management cuts corners at every turn and blames tenants to avoid sending help.

4. No Super, No Accountability
They fired the building superintendent without warning, leaving us with no reliable maintenance support. When asked who the replacement super is (supposedly from a nearby building), they couldn’t even provide an answer.

5. Missing Basic Amenities
While other buildings have compost bins, ours doesn’t. The owner’s brother owns the neighboring building, which recently got washers, dryers, and an Amazon Hub—meanwhile, our front door is broken and traps people inside, yet they won’t fix it.

6. Predatory Leasing Practices
The leasing office bullies tenants and raised our rent by $350 last year with no justification. They prioritize profit over people, ignoring violations and pushing legal limits to exploit renters.

Final Verdict: Stay Far Away
This building is a nightmare of neglect, secrecy, and greed. Save yourself the stress and danger—look elsewhere.

Nice quiet street. Safe. Decent sized space for NYC. Pleasant living experience. Relatively responsive management. No rodents.

Pros:
I liked the price of the apartment for what I received. I had a true 1 bedroom beginning at $2,395 in May 2022. The building increased rent at a steady rate annually of $100 which I appreciated considering other rental buildings have been increasing by WAY more than that. I've heard some horror stories.
Cons:
Packages can easily get stolen, there is no security. They do have security cameras, but I had lost packages and they said legally they weren't allowed to check the cameras and to call the police to report it. So I did just that, filed a report w/ the cops, and still nothing happened. Total BS that they have cameras and can't help you find out who stole your stuff.

Also, no amenities in the building was a downside.
Advice to owner:
Take more responsibility for packages being stolen.

Pros:
450 is in a great location! I appreciated the quote halls and the amazing willingness of its staff members. The management is always on it!
Cons:
The trash is indoors, which sometimes can cause a bit of a smell. The super is always on it tho!
Advice to owner:
Move trash management outside of the building.
