miserable building management - generally insane and all over the place with rent increases and fixing anything

Generally clean, renovated apartment, management somewhat responsive and would come fix anything quickly
Cons:
Stolen packages, cockroach issue in the summer but was addressed. Wanted to raise our rent during peak of Covid. Noise was fine but I was on the top Floor

The worst management imaginable

The building is in a great location and that's about it.
Cons:
The management is so incompetent my roommate thought she was getting a phishing scam email. This particularly pertains to RUTH. She is unresponsive and when she does, she emails in broken sentences, will address you with the wrong name, and then complain you are ruining her day (by her doing her job). Try emailing her and you will see what I mean. We are not resigning due to her alone because we are sketched out by the management. OUR RENT CHECKS WERE STOLEN. And this happened to many others in the building, it's very shady. Now they gave us the option to wire the money with a fee. There has been construction so loud for 4+ months that we have been worried the ceiling will fall through. But maybe more concerning than that is that our water has been black filled with dirt from the construction above. Even the city had to come out and do inspections and offer warnings. There has been dust that has fallen from our ceiling through a hole because of this. Safety is a huge concern because the door to the street does not lock and the second door stays open for a full 10 seconds after you unlock it. Guys it really doesn't get worse than this. Don't fall for the location, you WILL pay for it.
Advice to owner:
FIRE the management company. Hire a real company with real employees with brains.

management was responsive. fridge broke and management pulled one from an empty unit and replaced ours within a few hours of calling. Hallways and stairs cleaned weekly.

The management is full of con artists who will steal your brokers fee and have their lawyers contact you if you have any issues

We did not have heat for 3 months We did not have hot water for 5 months We did not have cooking gas for the entire 12 month lease There were rodents in the trash room which is in the lobby

Pretty good building, but don’t know if I’d renew!

Clean building with relatively responsive management.
Cons:
Homeless people are often on the stoop and packages are always getting stolen. Lots of little bugs pop up from time to time.
Advice to owner:
A better way to deal with package delivery and offering a camera/virtual doorman.

- Terrible landlords. Raised rent by 50% after 1 year and refused to negotiate. Had a lawyer call and berate me instead - Incredibly thin walls. I could hear my neighbor cough and toilets flushing from two different apartments - Very cheap finishes that'd always break - Foundations of the building were old and in constant need of repairs. A major leak sprung from my ceiling, my heat stopped working in the winter, a pipe had to be replaced in my bathroom - Landlord simply does not care about the tenants

need to drop off a check for rent which is not as ideal, little counter space, no closets increased rent in march 2020 during pandemic

Scaffolding up with no sign of construction

Pros:
Pretty clean within the building, garbage management is good. Regular maintenance work down on inside of building.
Cons:
There are roaches and mice, packages have been getting stolen. They put up scaffolding about a year ago an its still up, covering the whole building. The has been zero construction done, I'm guessing this is just to bypass the law of making sure the facade of the building is safe. Landlord probably trying to save money by using scaffolding instead of fixing the issues. This causes lack of sunlight coming into the building and bars forming nest on the scaffolding and bird shit all over.
Advice to owner:
Stop being cheap. Fix the main issues in this building. Not the small ones where it makes you look like you're doing something when you're actually not

No bug or rat problems. Clean building with newly renovated apartments
Cons:
No online rent payment. The hot water and heat did shut off a couple of times in the winter but management was responsive and usually came and fixed within the hour. The live in super cannot really help with much so getting repairs does take some time.
Advice to owner:
Be prepared to get packages as soon as they arrive as there has been some theft issues!

the location, building, and neighbors were lovely. and despite a weirdly sized kitchen and no closets, it was a great place to land.
Cons:
The management company lost our rent check on multiple occasions and didn't alert us till the end of the month and acted like we didn't pay. additionally they never fixed the leaking radiator in my room all winter and started to ghost me after several calls.
Advice to owner:
please fix things in a timely manor

Amazing neighborhood, clean apartment on move-in, lots of natural light on the upper floors
Cons:
William Gottlieb is a massive management company that doesn’t care at all about individual tenants. They’re incentivized to do the bare minimum, and in a neighborhood like the WV there are tenants willing to pay astronomical rates so they don’t care if you’re disappointed. Our rent went up by over 50% after the first year—we knew it was a COVID deal that wouldn’t last but didn’t expect to pay over $1,500 more per month for the second year. Enjoy it while you have it!

Be more humane with rent raises

Great location and access to subways, responsive management. Relatively spacious and updated for the west village.
Cons:
Scaffolding up for two years, no dishwasher or microwave.
Advice to owner:
Lived here for 2 years during Covid. Wondering why rent spiked 50%. We tried to negotiate and management wouldn’t budge because they insisted they could get the rent they wanted in the current market. We moved out and the unit sat empty from august til December 2022. When the unit was finally posted on street easy, it was rented for the price we asked to pay which they refused. Makes no sense given they could have kept us as tenants and the unit wouldn’t have sat empty for 4 months

Clean building

Trash was taken care of consistently, and the hallways and stairwells were also sanitized regularly.
Cons:
The heating system is whack - you can't turn it off or control it (MGMT sent letters with rent saying you CANNOT turn the heat gauge down on the heaters), so in the dead of winter with the window open and a fan blowing you're still sweating like you're in a sauna.
Advice to owner:
Figure out how to keep your renters from sweating every day.

Packages Will Get Stolen

Building management keeps it in check mostly, like the large windows and it’s location, the unit we got is open concept which we like
Cons:
Roommates and I have each had multiple packages stolen and building management just tells to submit police reports (which I did and never heard back), bedrooms are very cramped, radiators are prehistoric and stupid loud

With all the cameras owner has installed, please monitor who gets access to the building and steals from your tenants.

Terrible Management - no gas

Good size and light filled apartment
Cons:
Gas was turned off for extended time. Building management had no rush to give back heat and hot water in winter. It was over a year with the gas off so no cooking ability either. Management basically said to suck it up. City officers turned up multiple times. Mice in stairwells. Rent not to the value of size and management service.

management is pretty rude, they rescinded a renewal offer and forced us to leave, this was super disappointing after our tenure as tennants wtih no explanation have had some water pipe issues

Sweatiest year of my life

Building was pretty clean and the trash was managed by the on site guy who was really nice and chill. Never saw any pests in our place, but we were on the top floor. Our neighbors were friendly, and it was a mix of young folks like us and a few older folks. We met some of the young folks early on and even hung out once or twice. One time I met the nice older lady downstairs who let me borrow her ladder, and she barely spoke English but she went out of her way to help me.
Cons:
Lived on the top floor, which we knew going into it the stairs would be a pain. But what we didn't account for was that the heat from the whole building would rise up to our level all fall and winter, and it felt like we were baking in there. Our radiators were on wayyy too much and we took things into our own hands and manually turned off the radiators in our rooms to reduce the constant sweating. Big windows were nice but not so much when in the summer they let in tons of sun and the place was basically a sauna. Bathroom got to like 90 degrees pretty much every day in the summer. We'd leave all the lights off and windows open all night with fans, and it got a little buggy. The place drove me crazy- lower floors are probably better, but less light. Also, the buzzer for the front door broke constantly, which sucked because we had to go down 6 flights to let someone in. Not the most secure building. We had a whole TV stolen within 5 minutes of it being delivered from our mail area. People left random stuff under the stairs near the mail boxes a lot. Hall sometimes smelled like cat piss.
Advice to owner:
The long time tenants here are so nice and make the building feel safer. Keep them around.

Great location! Their maintenance stuff is great, if something breaks they usually have someone around to send on a short notice.
Cons:
Management is NOT tenant friendly. Most of the people in the building don’t renew the lease. Non existent customer service, rude! Beware they raise rent 10% each year.

Treat your tenants with respect.

Building management is incredibly rude and unaccommodating; unit was priced at over $3k a month for a 1.5 bed & bath (second bedroom can accommodate a full bed only, no furniture). Rent was raised 20% after 1 year with no explanation or room for negotiation. Pre-pandemic the bar below (Tropical 128) was very loud Thurs-Saturday nights (music & talking can be heard in rooms facing the street or the bar).
