Reviews

Unique building, No Complaints

Former Tenant
Pros:
The restaurant downstairs is quite charming, sometimes they have weddings on the second floor but it was never too loud. I also never saw a pest while living there. I loved the location and the space, it also has an interesting history.
Cons:
The electricity bills were unusually high. The unit itself was also difficult to air-condition and ventilate because of its unusual layout.
Advice to owner:
I never spoke to the landlord because my roommate handled all of the communications. Thank you landlord, I loved that apartment.

Decent apt

Former Tenant
Pros:
Quiet street, laundromat downstairs
Cons:
Garbage left out, dirty building

DO NOT RENT!!!!!!

Former Tenant
Pros:
The superintendent, Isaiah is great.
Cons:
Management, roaches, no heat, 350 rent raise, management. The leasing agency and management are co-owners. They make you put down the first month rent and security deposit before giving you a lease. As soon as they have your money they are awful. They wouldn’t let me move into the apartment until the 15th and refuse to acknowledge that the lease is up on the 15th not the 31st. There is no actual recycling. They put it all in black bags. My apartment was freezing and they refused to fix my heat or subsidize the cost of the space heating bill. They are rude and the WORST I have dealt with in my 20 years in NYC
Advice to owner:
They don’t care.

Live in Nolita?

Former Tenant
Pros:
Location is good in that you are near nolita and soho and LES.
Cons:
Owners are unresponsive even after a break in and burglary of 2 of their units
Advice to owner:
Be more responsive

Don’t do it

Former Tenant
Pros:
Nice location except now there are a lot of incidents happening in the area especially on this street
Cons:
The owner/landlord NEVER answers calls and emails to help with any issues including refusing working with the police to hand over security footage after 2x apartments were burglarized. There is garbage all over the entrance way - they neglect a lot of cleaning. It’s a nice apt but the stress is not worth it
Advice to owner:
Care about your tenants safety, respond back to them

Decent building, great value

Former Tenant
Pros:
Beautiful westward views from the top; great roof deck; friendly doorpeople
Cons:
Wish the roof deck were open year roun
Report

Not the best

Former Tenant
Pros:
Very quiet street, quiet neighbors, no rodents
Cons:
Dirty building, heater is too hot in the winter, sketchy block, no maintenance team(you have to replace your own lights, deducted from security deposit for minor nail holes(from wall art)
Advice to owner:
Get a maintenance person

Lived there 2 years

Former Tenant
Pros:
Big apartments with high ceilings. Security will bring packages to your door, sometimes…
Cons:
Landlords are horrible to speak with, no negotiation on anything, hallways are fairly grubby and when the floors are cleaned it’s a bare minimum in cleaning with the stench of disinfectant. Last year the apartment was barely warm enough, I think they turned the heat down in winter as the building was fairly empty due to covid. There are tree plots outside the building that could enhance the look of the apartment block from the outside, but they are left to grow weeds and store rubbish, not nice to look at.

Don’t expect your security deposit back

Former Tenant
Pros:
Rent stabilized apartments, good location.
Cons:
Horrible management. Don’t ever expect to get your security deposit back they are thieves. Disgusting building with trash everywhere and lots of rats and roaches.
Advice to owner:
Clean the building properly. Be better at your jobs.

Warm and cozy

Former Tenant
Pros:
It’s quite well kept, nice and quiet. Definitely clean for the most parts no
Cons:
Somehow have a lot of pests like cockroaches, ants, spiders. Expected for an old building though.

Not Too Bad At All

Former Tenant
Pros:
The apartments are great. The high ceilings are lovely and they are super spacious. The trash rooms, elevator, and laundry are great to have but are not always in working order
Cons:
The super is great and reaponsive but building management is not. Hard to reach and rude/dismissive. A lot of the amenities (like the roof and laundry room) exist but are not really usable
Advice to owner:
Care more for the tenants

Fine apartment, not great building

Former Tenant
Pros:
Apartments are a decent size for the neighborhood; management always answers the phone or responds to messages; the super is nice!
Cons:
The halls are dirty, there’s often big piles of trash bags in the lobby, and once every every 12-18 months there’s a big roach infestation. In the interim you see giant water bug carcasses in the halls here and there. Thankfully I’ve only had a few enter my apartment over the years.

Quality of walls

Former Tenant
Pros:
Very safe neighborhood, everything is close by. Clean apartment building overall neighbors were sweet but favors elderly.
Cons:
The walls are shit! You can hear absolutely everything from the people across you and definitely the people above you. Quarantine has been an absolute nightmare. Being forced to be home all day everyday.
Advice to owner:
Be mindful of the people you screen for apartments if they have children they shouldn’t live above people. Possible better insulation for the ceilings of the apartments.

Dont rent here

Former Tenant
Pros:
High ceilings and good light
Cons:
Where to start. Whether it be the most unpleasant management I’ve had to deal with, the dirty building, being lied to about amenities, the cockroaches, the cheap materials or poor plumbing. This building has no pros. For what they charge find something worth the money and save yourself the headache.
Advice to owner:
None they should be ashamed of their lies and how they treat tenants.
Report

Awful Management

Former Tenant
Pros:
Apartments are big (though overpriced) with high ceilings and lots of light.
Cons:
Amenities are a joke. “Courtyard” is .... just an empty plot and has been closed for ages because a tree fell during a storm and was never repaired. Laundry room was out of order for almost a year because a pipe was never fixed. No hot water or water pressure for over a month because of the same problem. There is an elevator but it’s frequently broken. The security guards are pretty much sleepwalking, sometimes even asleep. Roof closed well before COVID. Managaement is hard to reach, rude, awful.
Advice to owner:
They don’t give a sh*t about tenants, so no advice will help.
Report

Don’t believe the hype

Former Tenant
Pros:
The building staff are lovely people.
Cons:
The owners/mgmt company is awful. The courtyard and roof deck have been closed for years, well before the pandemic. The laundry room is unkempt and the washer/dryers are not maintained. The heat in the winter is terrible and the windows are very drafty. Any repairs that are made are done using poor materials. This used to be a great building but over the years it’s fallen apart without proper care or upkeep.
Advice to owner:
They are beyond advice. They should turn it into condos and let the residents who want to buy in, do that.

Liars who don’t care if you leave or stay

Former Tenant
Pros:
None they don’t car if you leave or stay here. All they do is lie. They insist they have to take away amenities due to Covid but they don’t clean the hallways or elevator any more than they used to.
Cons:
They won’t fix anything and then lie about why it’s broken. Dryers off for nine months and blamed the company that supplies them, then con Ed and then finally admitted that they needed to hire a plumber when complaints got too much. Con Ed told them from the beginning that they needed work done. They closed the roof deck for Covid and won’t reopen even though every other building has its roof deck open. They claim that the city won’t let them when it’s to lower insurance premiums. After a bad snowstorm there was a tree in the courtyard that was damaged. Rather than getting it cut down they closed the courtyard. That was two years ago and it’s still closed.
Advice to owner:
Stop lying to people and get these things fixed. It’s not a cheap place here, you are getting decent rents.

Great starter place for us

Former Tenant
Pros:
Quiet, super is very responsive, landlord is also responsive. They regularly do pest control.
Cons:
Neighbors keep leaving their recycling inside on the ground floor instead of taking it outside. Sometimes the recycling isn't even washed so there's food and the risk of attracting pets is higher.
Advice to owner:
Enforce stricter rules and make the other tenants bring the recycling outside.
