Carry pepper spray and get good ear plugs

Pros:
It's across the park which makes walking our dog super easy. The property manager is also pretty responsive.
Cons:
Noise. The noise is so bad. I can normally tolerate neighborly noise but the neighbor on the first floor is super problematic and loves to BLAST Bon Jovi and other shitty dad rock late into the night. Apparently this has been an ongoing problem. We've had to call 911 multiple times in the last year because of violence, and have made countless reports to 311. Police have been involved multiple times

This neighborhood is full of violent people and domestic abusers. All the super problematic people, catcallers, creeps, and assholes in the neighborhood are friends and constantly hang out outside repairing cars and revving modified vehicles..

The fireworks in the summer are abysmally bad too. If you have a dog or little kid, you will never sleep. Assholes set off dynamite sized fireworks from all sides, in the park, and directly outside the apartment. We get constant citizen notifications because they stab each other or overdose and die.

The area is surrounded by homeless people and creeps. We love the park but don't like being catcalled. One of them once followed us into the apartment.

Laundry literally never works. We ended up using one of the local laundromats. They charge nearly $5 per load, only take quarters, and leave your clothes sopping wet and smelling of mildew.

Railroad style apartment is incredibly uncomfortable to live in. Living rooms is only about 7 feet wide. There is a long narrow corridor that makes it super awkward to enter the apartment with other people.
Advice to owner:
Kick the asshole neighbor out, he's caused at least two other tenants to leave their apartments

Lovely apartments by the Park, Terrible Property Management

Pros:
Firstly- The rooftop has amazing view of city! There is close proximity to several train lines, and the building is located right in front of Maria Hernandez Park. Located very close to supermarket, and generally in the midst of a bustling and vibrant neighborhood with lots of restaurants, shops and coffees shops. The building also has an amazing super who runs a tight ship, makes sure all the trash and recycling, etc is always in good shape. The apartments have a great layout where the bedrooms are located far from each other, so great for roommate situations.
Cons:
Terrible property management. Reluctant to fix things that are broken, and adopt a passive aggressiveness and non-responsiveness to very simple requests like fixing a downstairs door lock that is clearly broken or repairing ceiling that was destroyed due to leak in roof. A lot of gaslighting as well. The washer and dryer are terrible (which they sell you on but you end up using the neighborhood laundromat instead). Interactions with them sometimes leaves a bad taste in your mouth and make you go "huh?", and this is what multiple tenants current and past have definitely concurred.
Advice to owner:
Read the cons and figure it out.

Great if you love noise

Pros:
Super is really great and cleans the hallways frequently. Theres also a monthly exterminator who is very nice and helpful. Location is great in terms of its proximity to things, but the street noise is very loud. Basement storage unit options available. Roof view is really nice. Most of the neighbors are friendly. The landlord is responsive about certain problems but not for everything
Cons:
The walls are paper thin so noise from anywhere in the building, the street, and the backyard. Fireworks in the summer sound like bombs, and are frequently set off in the street and park immediately outside. There are no closets and the majority of the square footage is a useless narrow and long hallway. The entire building is crooked and the floors arent even, furniture sits at an angle and can easily tip over. The hot water is terrible in the shower, it takes 20 minutes to heat up and then once you are in the shower it switches to be scalding hot. In the winter, sometimes it doesnt work at all. The mailboxes are constantly broken and falling off the wall, and the key gets stuck in them. The buzzers are insanely loud and break often because people smash them, and subsequently they never turn off. You can also hear everyone elses buzzer due to the paper thin walls. One of the tenants blasts insanely loud music late into the night, so loud it makes the walls and floor shake. They only have optimum for the building and because optimum is a monopoly in brooklyn they provide the worst service ever and overcharge for internet that constantly cuts out and is extremely unreliable. The heat is electric which is as expensive as air conditioning in the summer and is not an included utility. There is a washer and dryer in the basement but they are very small, often break, only take quarters (and there are no banks nearby and there is a national coin shortage) and the landlord keep hiking the price. You end up needing to go to the laundromat instead. We wanted to like this apartment because of its location, the neighborhood has so much to offer and the transportation nearby is great, but there were too many problems to stay.
Advice to owner:
Install verizon fios, fix the hot water, get a better washing machine and allow credit card payments (or even paper cash would be better), get better buzzers installed, put some insulation in the walls and get windows that arent cheap and broken, invest in a better mailbox so you dont need to keep replacing it
