Summarized from anonymous rental reviews on openigloo.
Tenant reviews for 44TH STREET MIDTOWN HOLDINGS LLC reveal a mixed experience. Residents appreciate the building's prime location, friendly doormen, and generally prompt maintenance response. Amenities like gym and rooftopare valued, though gym equipment often breaks and remains unrepaired. First year good. Second year not so much.
Former Tenant
Pros:
Nice roof and central location.
Cons:
Elevators not working regularly. Noise from pipes in the walls in middle of the night. Lack of care from management after leaks in the ceiling. Treadmills not in service for most of my time here. Management removed weights from gym. Dryers not drying clothes.
Advice to owner:
Do something about the elevators. Stop being cheap when your rent is not.
Units are small. I have heard of people having pest issues

2020 up to 2022
Former Tenant
Pros:
24 hour doorman, laundry in the building, roof
Cons:
Elevator was consistently broken, neighbors had mice twice, people were squatting on one of the floors which brought sketchy people into the building, gym was dirty and gym equipment was broken.
Advice to owner:
Spend the money to permanently solve the elevator issues

Good Place To Live
Former Tenant
Pros:
There is nothing about the building that will blow you away, but there are no major negatives, which is saying a lot for an apartment building in NYC.
Cons:
The elevators are down frequently and it's been 6 months since the gym was last open (they're supposedly fixing it)

Perfect 1st Stop in the City
Former Tenant
Pros:
Great location. Friendly doormen. Nice gym. High-end kitchen appliances.
Cons:
Apartments are very small. While the renovation is great, they clearly chop the apartments up. So all rooms are tiny.

Really Nice Place
Former Tenant
Pros:
Building was well maintained and the doorman are friendly and helpful. The gym and laundry in building are nice perks as well. Anytime something was broken it was fixed promptly.
Cons:
The ONE issue we had while we lived there was with mice. We had a mouse when we first moved in in September 2020, and several mice in April 2021. Each time management was helpful in getting the holes patched and providing traps but the garbage is stored in the basement which causes the mice issue.
Advice to owner:
Garbage needs to be taken out more frequently and possibly not stored in the basement.

Roof is small, gym machinery is always down, elevator goes down all the time
Former Tenant
Pros:
The doormen are great.
Cons:
Gym machines break and never are fixed. Roof is tiny.
Not luxury but no major complaints in a NYC context
Former Tenant
Pros:
Good insulation, very rare to hear neighbors. Updated finishes. Nice doormen. Trash and laundry are managed well. Maintenance, pest control, package room, gym are included at no extra cost.
Cons:
Management can be slow to resolve issues when they pop up (AC was main issue with this) Elevators are slow and break fairly often. Roof deck hasn’t been touched in over a year and could use some love. Windows are grimy and never cleaned.
