Cute neighborhood, subpar management

The location is great, close to the 1 train and lots of shops, proximity to the parks
Cons:
We had roaches, for a while building management was not responsive. We literally had an issue with hot water and it wasn’t fixed for five days. Also just generally small and cramped.

Stay Away From This Building

Cons:
- Always dirty - mice and roaches running around the apartment - rats running around in the backyard because neighbours throw their trash out the window and there isn't a porter who cleans or throw out trash often - management and the super is unresponsive to repair requests - the building is always dirty - there are kids most times smoking weed in the stairway blocking you from walking the stairs - Anyone can open the front door by pulling the building door which almost everyone seems to know as they enter the building - The mailboxes are unlabeled and some are damaged - Packages are usually stolen at a high rate
Advice to owner:
Sell the building, this isn't your calling.

This building has a really nasty horrendous rat infestation right in the doorstep of the building and probably also inside the building. I was scared for my life every time I entered and existed the vuolding because there would be gangs of rats. There’s also mice in the building and roaches. The laundry room downstairs had plenty of roaches and was absolutely disgusting. The rent is also extremely overpriced. They ended up massively raising my rent just to get me out. Disgusting behavior. Really one of the most awful experiences of my life

Unresponsive Management-BED BUGS TWICE 2021-2022

Spacious bedrooms, kind live-in super and area for garbage responsive for pest control
Cons:
-bed bugs twice- fumigated then the bed bugs came back -roaches everywhere even with pest control coming EVERY WEEK -my boyfriend fell through the stairs and the company said "sorry" then took 4 weeks to replace the step -water would get turned off without notice -new management take over and no-one let the tenets know -package thief!!! group of drug addicts would find their way in and steal everything

My Worst NYC Unit Ever

- very close to C/1 trains - supermarkets, discount stores, restaurants nearby - library nearby
Cons:
- courtyard is filthy (garbage and dead pigeons decomposing for the entire lease) - most mice and cockroaches I have ever had in an apartment - building management took 3 months to respond to a domestic violence concern - absolutely freezing in the winter, you will need alternative heat - master bedroom has one outlet, very few outlets, you will need extension cords everywhere - the outlets will blow due to the excessive extension cords and management took over a week to resolve that - lights have been stuck in the on position - everything will break - worst apartment I’ve ever lived in out of 5 NYC living situations
Advice to owner:
Find a field of work that you are capable in? You need more responsive management and cleaner buildings.

Convenient but Dingy

Good location, close to the train and right off broadway.
Cons:
Filthy inner courtyard that encouraged more bugs in our first floor apartment. Little to no pest control- and this place is big city. We have learned to live with the bugs, it’s impossible to get rid of them. When trying to contact the management company for anything, they took weekend to respond and were of little help. Our superintendent was great, however he is overloaded by management and does not recurve the proper resources to take care of the building.
Advice to owner:
Better responsiveness, cleanliness, and get more supers.

Location and room size are great
Cons:
Everything but location and room size is pretty bad. The building has roaches and rats and nothing is ever fixed correctly. The boiler is constantly needing to be fixed and the laundry only works half the time.
Advice to owner:
Stop increasing rent on your tenants when you don’t even work to upkeep your buildings

Apartment floor is tile which is literally not adhere floor. Outside garbage collection area is not sufficient for amount of refuse needed as evidenced by garbage bags on ground and amount of rats.
Advice to owner:
Please provide additional or upgraded refuse collection bins, or increase frequency of garbage pick up and also install rat control devices like neighboring buildings have. This is the only building on the street with an obvious rat infestation problem. The City has this as a violation since 2019 and yet no solution.

High bathroom:room ratio. Close to Central Park. Elevator. Super is trying his best. Retains heat well in winter.
Cons:
Creepy garbage man. Leaks from multiple washer/dryers in, below, and above apartment spilling through floors. No security deposit refund when it was left much better than found. Overpriced. Tiny rooms (~65 sqft). Mail often stolen within minutes. Apartment was broken into, easy to access building without being a current tenant. Charged for all (included) furnishings including full price and rental fees. Management unresponsive. Large cockroaches. Interior courtyard echoes very loudly. It is bad would never live there again and should’ve broken lease.

Trying to stay in my home but...

The neighborhood is a nice one to live.
Cons:
Rent being raised above the legal limit. The random people who are renting air bnb in the building. It creates an environment of unsafety. I know that some 'tenants' rent their apartments out for visits. But the landlord themselves, but on a number pad on one of the apartments to generate income. The mailbox has been broke since I moved in. Rather than fix it, management made the matters worst by putting on combination locks on two of the mailboxes without USPS permission. It is federal property!!! Although they received notice 6/28/22 and came by the building, nothing has changed. When the garbage is excessive outside, you will see many rats running around.
Advice to owner:
None because the only thing they hear is money unfortunately.

Clean, super great super, community minded neighbors

Many building tenants have lived the for years and are quick to help each other out and advocate for the building when needed. Super and his family are nice and always keeping the building as clean as possible. Christmas decor in the lobby at holiday time.
Cons:
Elevator was sometimes broken while I lived there and the doorbell was connected to your cellphone which was odd and inconvenient

Make it easier to contact management. No more elevator or hot water issues

Several case of stole packages The timing of turning on and off heating during winter time was not ideal (turn on way into the winter season; turnoff mid may)

Please listen to tenants on apt, majority of tenants are elderly people who need help.

It’s a beautiful street lined with trees, near the subway and many local shops and food spots and the apartment was spacious. The super and porter are truly so kind and do the best they can!
Cons:
There is a huge pest issue that they do not manage well. The trash in the hallway does not help the issue. Major plumbing issues that cause leakages and management does nothing about it. The management does not pick up calls or respond to emails. They treat the porter and super just as badly as they treat the tenants.

Property Management Lies

Decent water pressure. Some renovations.
Cons:
They promised for 6+ months to fix a major problem in the apartment and failed to do it. They don't follow their contracts. There's a big rat problem in the building. I have seen rat poop behind my fridge on several occasions and the building has lots of leaks and basement flooding. Lots of rats in ground floor at least from what I've seen.
Advice to owner:
Respond to repairs. Get rid of leaks and rats.

The neighbors in the building were amazing. The place was new with a washer and dryer.
Cons:
Dangerous area. Non-responsive management - even when the situation was dangerous (mold). We filed 5 different complaints with the city about flooding/mold and finally left because they weren’t responding or helping. Super high electric bill - hundreds of dollars a month. Getting management to fix something was a full time job. Run as fast as you can from this apartment.
Advice to owner:
Treat your tenants better and they won’t have to come together, hire a lawyer, and reach out to a bunch of local politicians and reporters.

Almost 2 years heat water problems

Gas leak 2 years ago. Heat and hot water go out constantly. They removed individual ConEd meters. All tenants have been paying estimated bills for almost 2 years- many were gone during the pandemic. They locked the basement so ConEd cannot get in. Recently removed the heat thermostat. Constant construction w/o permits. All calls and emails go unanswered.

This building was well run before you purchased it.

Street noise isn’t too terrible from the top floor. Really only hear music in the summertime, otherwise it’s quiet. Beautiful, big sunny apartment. Lots of families in the building. The super is kind.
Cons:
The trash disposal area is a hazard. You have to go down some very old rickety steps that are often littered with garbage to access the bins. Lots of rats in the alley. The stairwell inside the building hardly ever gets properly cleaned. The street noise is considerable, especially for apartments that are lower and street facing. Building management is unresponsive. My apartment had leaks that never got fixed despite multiple requests.

Looks Nice at First Glance

Spacious living room and master bedroom
Cons:
Our apartment alone had multiple issues with leaks, broken window frames, doors falling off hinges, blocked vents, and more all within less than six months of being here. Have to ask the super multiple times to get things fixed. Heat doesn't come up unless you ask the super to turn it on. Water constantly changes temperature within just 5 mins of being in the shower. Very unclean laundy room. Constant water bugs and trash all over the floors. At one point a laundry machine was constantly flooding the laundry room and landlords refused to fix for over a month. Haven't seen an exterminator since I've been here.
Advice to owner:
Don't even know where to begin. Please just look into your building and apartments... Especially with the amount you charge for rent....

Overworked staff, infested building, no efforts for improvement

Really nice porter and super. Chris and Hernan were the best part of the building. Genuinely interested in helping however they could with the abhorrent resources they were given. Laundry in the building was nice too.
Cons:
The building, especially my apartment was infested with roaches and bugs from the moment we moved in. No matter how often the exterminator came, the bugs never went away. Management did absolutely nothing to fix it, IF we could get a hold of them. In the two years I lived there, I saw the building manager Eli once. He never answered a single email and lied to our faces about his knowledge of the leaks happening in our ceiling. They took our money and did nothing to improve the condition of the property. All tenants efforts to beautify the place were met with skepticism and indifference.
Advice to owner:
Clean the property, pay your staff a living wage, and give them the proper resources to do their jobs right. They’re overworked, underpaid, and they take the brunt of your negligence. Take some pride in the building and make sure you’re not renting out hazardous units.

Non Responsive Landlord

The apartment sizes are very reasonable as well as the price.
Cons:
My roommates and I could not get in contact with the property management/landlord for 4 months. The phone number on the monthly bill us basically useless if you don’t have your building’s extension which no one ever gave us. The website on the bill to pay your rent is not the correct website. When you request for things in your apartment to be fixed, they are not.
Advice to owner:
Be more accessible and responsive to your tenets.

There’s only a total of 6 units in the building which is nice when it comes to noise. The bedrooms are very big and the actual size of the unit wasn’t bad. It’s close to the 6 train which is convenient. The management isn’t great but not horrible.
Cons:
These units need major upgrading. The walls grew mold on them because they weren’t properly insulated. There’s 10 coats of paint on the wall. The bathroom had holes and cracks in the wall which led to a cockroach issue in the summer. The layout of the apartment is super long with almost no windows which makes it unbearably hot in the summer with limited AC options. It’s also on 3rd Ave which gets very loud, especially in the morning when tractor trailers are coming into the city.
Advice to owner:
With some upgrades, this building could be great!

The super is very helpful and responsive. Laundry in building. Wonderful area! Everything is within walking distance.
Cons:
Rats, lots of them on the block. Heat is not wonderful as it is baseboard heat.
Advice to owner:
Keep it clean. I could definitely see it getting buggy on the first floor.

Unreliable Super, do not do repairs as promised, try to introduce additional fees/taxes on things without consulting the tenant.
Advice to owner:
Stop being so dishonest. Our ceiling continues to leak, it is NOT being fixed contrary to your promises. We still have electrical sockets not covered that was promised to be fixed. We have been here for three years and still not fixed. You have hired a super who is slick,assigns parking spots for those who pay HIM an additional “processing and findersfee” and the payment is in money orders so he can then claim it never happened. You are all so dishonest!!!

Bare bones tenement building with railroad apartments

Not bad value, some units have tons of light and look down on lovely community garden, management generally won't bother you. Super is nice and tries to be helpful. Neighbors are laissez faire and no one is crazy loud, lots of grad students and creative types. Cab drivers get food and coffee at the delis downstairs so cabs are always available.
Cons:
Not sure if it's structurally sound, wildly crooked floors and walls that shift significantly and there doesn't seem to be adequate support for the center of the building in the basement. Renovations are done on the cheap, completely inadequate heating and have to use space heaters all winter. Impossible to reach management and owner is an anonymous shell corporation with address at a new jersey law firm. If you need anything beyond super simple repairs you are SOL. Tons of cigar smokers hang out downstairs day and night. Columbus Ave has loud traffic with trucks going by all night.
Advice to owner:
Have building assessed by an engineer before it falls down.
