Great condo building

Have loved living here and am sad to leave. It’s an older but very well maintained building, the super is gruff and a bit strict but works hard and keeps the building in great order.
Cons:
I had a couple cockroaches in the hottest days of summer, but the building took care of them quickly and were very responsive so overall not bad.

You have to BEG the super to respond to your service requests, which can at times take months for completion due to just how unresponsive the man is and how he promises to follow up when he "orders necessary parts", or whatever excuse he has cooked up, and of course never follows up. We have had leaky toilets, leaky sinks, and broken door service requests go unanswered for 3-4 months at a time, even with persistent following up and essentially begging. Not to mention, the super is wildly inappropriate and ask me to join him for wine on his "private section of the roof" the day my roommates and I moved in. Is that the cause for his inability to respond to my service requests? Or is it general incompetence? Couldn't tell you, either are terrible options. My roommate went without heat for over 6 months in the dead of winter and had to fight management for simple status updates each week or so, since management refused to respond to her service requests and numerous emails. The price you pay for this poorly maintained building is ridiculous. The location is not worth this mess.

Get a new super and actually listen to and respond to your tenants

I have never had worse property management. It will take dozens of emails and phone calls to get in contact with property management over extremely urgent maintenance issues. So unresponsive, they never pick up their phones, and never respond to voicemails.

Nice new appliances, washer/dryer and dishwasher in the unit was a huge plus. Generally pretty quiet, nice neighbors.
Cons:
Maintenance requests take forever and are frequently marked complete before the issue is resolved. Heat is prewar and it can get very hot and dry inside in the winter, to the point that we ran AC almost all year to stop the apartment getting above 75.

Respond to maintenance requests more quickly.

Amazing location on top of the 23rd St ACE line, and same block as Whole Foods. Corridors and gym are nicely air conditioned. A couple of the door staff are friendly and competent.
Cons:
I'm moving out because the internal walls are so thin, I can hear my roommate putting a spoon down on a plate in the kitchen from my bedroom. Just 1 elevator for a reasonably sized building, which they put out of service during move ins and move outs without any signage. Insufficient furniture on the roof, such as no shade / umbrellas.

My experience with this building manager (MD Squared) has been so poor that I created an OpenIgloo just to review them. I’ve lived in NYC for almost a decade and I have never had a building manager or super this unresponsive. Would love to know what they do all day considering they are absolutely not managing their building. There is no clear way to get things fixed here. Submit a request on the app? No response. Text the super? No response. Text management? Maybe a response, but no fix. We have had a broken heater, two leaky sinks, and a broken doorknob since moving in and haven’t been able to get any of them fixed. Just a blatant lack of care or professionalism. Issue with package theft for over a year. When we moved in the package room and mailboxes didn’t lock. Mail is strewn everywhere in the package room and no one has ever cleaned it up. Allegedly they are fixing but it has been 4 months since we moved in and we are still experiencing package theft. Garbage is not emptied nearly enough, garbage room on each floor is usually overflowing halfway through the week. No proper separation of trash from recyclables. Considering how much they charge for rent, I would expect a much better maintained building.

Please figure out repairs, packages and garbage. This building is so poorly maintained for the average rent price here.

Modern building with beautiful rooftop, high full-glass ceilings, and clean common areas.
Cons:
The building staff is very difficult to work with on any apartment repairs. They are generally unhelpful and/or unable to fix even small repairs in the apartment. This can cause a lot of disruption as seeking an outside contractor, organizing a Certificate of Insurance, and finally scheduling an appointment can take a lot of time.

Really great front desk, doormen and workmen, clean, well managed. Leasing office was very hard to get ahold of when I first moved in, but the rest of the building team are great. Otherwise clean and very well managed. Right next to gantry park landing. Very convenient access to the 7 train.
Cons:
The south facing units are right next to another building, so the curtains/blinds need to be down for the most of the day. While the unit is still bright being south facing, it can feel a bit suffocating. The other units are north facing .

$$$. Not only will the mortgage payments most likely be substantial, but the maintenance fees are around $3,000 a month (and will likely continue to rise a certain % every year). So even if the place if fully paid off, you still have a substantial monthly payment.

The location at 300 East 55th st. is convenient and the lobby is maintained nicely.
Cons:
The is an increase of infestation of water bugs and mold that are growing within the building walls. The building maintenance is not maintained thoroughly throughout the building and at least one of the elevators breaks down every couple of months for long periods of times creating lines to get up to your apartment.
Advice to owner:
The issues should be addressed and the apartments should be priced accordingly to it’s dated style. The Milan, which is once one of the nicest places to live on the east side is now falling apart.

- Pretty new and renovated finishes and appliances (including in-unit washer/dryers) - Lots of kitchen counter space - Reasonable rent when split with roommates - Convenient location near park and subway
Cons:
- Small living/common areas, probably because the apartments were split into more bedrooms than originally constructed - Poor trash management (shared with neighboring building) that is often overflowing and unclearly labeled between recycling and trash. Attracts a lot of rats at night, and rats have even gotten into the walls/building. - Unresponsive maintenance and management. Very delayed providing move-in information, the (off-site) super can be hard to reach, maintenance problems reported on the portal take a long time to get a response until you make a city complaint - and then they will bother you to close the complaint before they even address it. Though our building's manager changed recently so I hope this will improve.
Advice to owner:
Would be a good apartment if the management was just on top of things. I heard that the super lives downtown and has multiple buildings to take care of so they could start by hiring more maintenance to make sure issues are resolved more quickly and thoroughly.

Park Terrace Gardens (which 65 Park Terrace East is a part of) is a lovely area surrounded by greenery and parks and has wonderful tenants. It is a co-op so each unit is rented from an individual owner but my landlord has been amazing and the building is responsive whenever help in necessary.
Cons:
The building is very clean but I lived on the first floor right next to the trash compactor so I had roaches and mice at different times. Everything was kept as clean as possible in the common areas and trash was always promptly dealt with so it felt like there wasn’t much to be done to avoid it. I had cats so I never asked for an exterminator.

An incredible apartment, have never had one bug issue. Beautiful windows (floor to ceiling). Staff are so beyond kind, lovely neighbors, good location - can't say enough good things about this building. Wish I didn't have to move out!

Some issues with the stove/oven and freezer, but small in comparison to what's out there in the city. Noisy from the nearby hospitals, so lots of sirens. Also noisy in the morning from the tunnel.

Fine But Not Great

The location is convenient. Midtown may be touristy but you get everywhere really quickly. Most staff are nice and really helpful. The building is dated but upkeep is good for the most part. Super responded quickly to issues being reported. Large laundry room with plenty of machines.
Cons:
Incredibly complicated management, e.g. finding moving in and out dates was really difficult, and there was a lot of back and forth on furniture deliveries. Building does not allow food deliveries to the apartment (drop off in the lobby only). In two years, three of my packages went missing and nothing could be done. There are roaches. No matter how often the exterminator treats, they come back. Heat is not controlled in each unit and temperatures reached about 85 degrees in the apartment throughout winter. Laundry is expensive ($3.50 and up per cycle). The “gym” has old and very basic equipment, some of which has been out of order since 2022. Some of the staff make borderline creepy comments (“I miss seeing you in the gym”).
Advice to owner:
Invest in maintaining the communal spaces, sensitivity training for staff, and let the food deliveries come upstairs. You are not a luxury building by nyc standards so stop charging like one.

I like the fact that there's a security desk with personnel from 8a-12midnight, but honestly 12midnight-8am is when it's needed the most.

Brighton bought this building after my first year here and it has been an unimaginable nightmare. Consistently no heat, no hot water, and several of the apartments are under construction. The contractors have ruined the building, created tons of dust, and are here at all hours of the day and night including weekends. The super keeps changing, management doesn't have a valid phone number half the time. The noise from the construction is so loud and the lack of hot water are literally making me feel crazy. If you see Brighton anywhere near your lease- run in the other direction.

The tenants that have been there for more than 5 years are all amazing people. Despite some obvious issues, the super across the street is a really nice guy who tries his best.
Cons:
Hallways were dirty, building unkempt, and requests neglected. Doors are always broken and malfunctioning. All the homes have a mouse problem. Management does not care about anything besides their bottom line, and does not feel the need to treat this building like it is: a home. They practically begged us to move in in late 2020. The following year when the market improved, they more than TRIPLED our rent. They gave the court required 30 day notice and then said so long. Miss the neighbors and the neighborhood but I do not miss this building.

There was an owner who set fire to his apartment in the next building, and I don’t know if he’s still around. It smells of smoke near the mailroom. Some damage from Ida still has not been repaired. There’s a NO SMOKING in common spaces AND on the terrace rule, because somehow the individual balconies are considered Common Space, which is puzzling, because you pay more for an apartment w/ a balcony. However, the building allows smoking in apartments, but stipulates IN THE BYLAWS that the owner of the apartment bears the responsibility of mitigating smoke entering common spaces or other units. THEY DO NOT ENFORCE THIS. I have an issue with a neighbor who chain smokes cigarettes, and then abundantly sprays Febreze. It’s nauseating.
Advice to owner:
Enforce smoking bylaws, and put the onus on the smoker to prevent smoke escaping. This is a health issue. Force smokers to fed air scrubbers or purifiers. I shouldn’t have to run up my electric bill with an air purifier be a my next door neighbor smokes. Change to NON SMOKING completely.

The bathroom is very old and disgusting. You aren't given proper front door keys and have to rely on a call box. The "amenities" that are advertised, tenants are never given access to. (The basement/courtyard area.) The stretch the super too thin, he's in charge of way too many properties to be effective, Serious rent hikes at the end of your lease term. Additionally, They have clearly divided the unit from the original floorpan, (to accommodate more tenants) resulting in a somewhat bizarre floorpan.
Advice to owner:
Offer tenants access to the amenities they were initially promised, and don't raise the rent so drastically with out following it up with an increase in quality.

The Super (Vasel) and entire building staff are wonderful - responsive, kind, keep the building clean and organized. For the couple of maintenance issues I have had in my apartment, I have never waited more than 24 hours to have them fixed, and most of the time well before that. Also love that laundry is on the first floor as opposed to a basement. THERE ARE SO MANY CLOSETS IN EVERY UNIT. I can't believe I have storage like this in Manhattan. I have two deep nearly walk in closets, a shelved closet, and kitchen pantry closet, a sink vanity, and 3-door medicine cabinet. I've looked at the other floor plans and 3D models in case I ever want to go into a 1-bedroom, and the storage is consistent across different units.
Cons:
Not much - mainly that the gym has been closed "due to Covid" for almost the full year I've been year; at the time they said they were just waiting for the city to lift restrictions, then even when the city lifted restrictions it didn't open. It's been used as a large package room (they have a sep package room but it's small), so I think they were hesitant to give that system up. But the gym is finally re opening soon! They're taking a small corner of the gym and building a small package room (in addition to the original room) and shifting the equipment over, and it's set to open soon. Other than that, laundry is pretty $$, but I think that's par for the course in NYC.
Advice to owner:
Make sure Vasel stays - he's the best. All the doormen and porters are also great - Manny in particular! Other than that, the kitchens in particular are a bit outdated - totally functional, just a bit dated. So given the rents right now, maybe start considering some updates. Otherwise - love it here.

Cons:
The super’s boss (property manager) needs to respond to emails in a timely manner.

There is a Board of Directors. They should publish a periodic newsletter or blog (at least monthly).

I’ve been reprimanded by managers for the annoying noise in the background of zoom meetings and it’s hard to focus with unending drilling noises that sound like they’re 2 feet from your ear, even though it might be anywhere on the building. -Gym has been closed for 2 years now. It’s being used as a package room. I’ve heard they might be reopening it now, but I can almost guarantee it’s just for show since they tend to list units over the summer, and then they’re going to go right back to using it as a package room. -The staff was threatening to go on strike, which was concerning on the doorman front -Rooftop is almost never open… not sure how this can be considered a luxury building when there’s basically no rooftop, gym, or common use rooms -Kitchen is pretty cramped.. very small relative to size of the apartment with little storage and nonexistent counter space. Don’t live here if you love cooking. -Smoke alarm always goes off even with the tiniest amount of steam/smoke -There were cockroaches in the AC unit in the beginning. What a nice welcoming gift. -This is just my experience, but most of my white friends were able to just walk right in without being stopped by the doorman, which kind of defeats the purpose of the doorman -Homeless people like loitering on the street corner and in the little park space right by the building (the little park is, big surprise, closed at the moment though…) -The apartment is so so hot over the winter— we literally kept the windows open all winter to make it bearable. Heat is central so can’t be controlled -Rent went up 35% after 1 year to 7.3k for a 3BR. At that price there are many many better options with the actual amenities of a luxury building.

Great and friendly staff that are always willing to help. The building is kept very clean at all times, no pests during my time living there. The other tenants are very respectful and you can barely hear any noise. The property manager is excellent, very responsive and available.
Cons:
No cons during my time. One of the elevators broke down 1-2 times when I lived there, but the second elevator worked fine so it was never an inconvenience. Take into account that this is a condo building with a lot of house rules that all tenants must follow.

The building is well run. Staff are professional and helpful. People lives here are mature, and you have great neighbors respect others.

The apartment gets hot in the summer! Numerous power outages in the summer. 2 ACs for 2 bedrooms were too much for our electricity to handle. Had to wait for the super to come turn the power on. Our windows don’t stay open without being propped up and can easily fall out of the frame. Reported to super (who is not consistently responsive) multiple times and still not fixed. Residents don’t have access to the basement or outdoor space as advertised. The fridge has drainage issues.

Advice to owner:
Most windows are broken. Not all heat radiators work appropriately. Electrical wiring is outdated and often leads to power outages, especially during heat waves where more than one a/c unit needs to be used for a 1+ bedroom apt.

This place is a disgusting shithole to live in. The superintendent is racist, and management in the building is as discriminatory as can be. Half of the building, despite it being “new,” has MAJOR leaking problems that management refuses to address as they are not yet swimming pools in the units. From not providing key fobs, to the bedrooms not having lights, to the garbage being cleaned once in a blue moon, to dryers in the units being absolute garbabe, this place is hell on earth. I would stay far away from this place if peace of mind is what you care about.
Advice to owner:
I advise you to come check out the building once to see how many cigarette breaks the superintendent takes throughout 30 minute block, while half of your building is a swimming pool that he refuses to fix. I advise you change management before half of this building collapses and the other half takes you to court for racism, discrimination and absolute shit show of a building.

Access to the subway, coffee shops, and grocery stores. Good sound deadening between apartments. The lobby had a memorable atmosphere. The staff and building manager were responsive. It was nice to be able to take a walk in the area and have the riverside right there to visit. The following could be either a pro or a con, but the building seemed to have a niche appeal for dog owners since some of the apartments had yards for them, and lots of people in the building owned dogs. I’m not a dog person, but thought I might as well mention that point in this section.
Cons:
Was drafty - the windows were hard to close all the way. The HVAC system sometimes had reliability issues. I accidentally turned the gas stove on by bumping it twice, which wouldn’t have happened if it was in a better location. (It was however a nice stove.) The amenity spaces like the game room were always empty and sterile-feeling, but I think that’s typical for these kinds of buildings. I would have preferred to pay less for fewer irrelevant amenities. Communication around showing my apartment to new prospective renters and moving out could have been better. The bathroom was too large relative to the rest of the apartment, creating an inefficient use of space. The laundry room was annoying to access, requiring traveling on a roundabout journey to get there.
Advice to owner:
See if there’s some way to improve the building circulation, like by creating another location to do laundry or improving the rules around use of the building’s back and side hallways.

There is one doorman who is such a jerk (Jason), you’ll wish you never moved in! The developer cut every possible corner. There are major electrical and plumbing issues throughout the building. The developers PH caught on fire due to faulty wiring (Karma). The finishes look nice, however they are incredibly cheap and constantly breaking. The Resident Manager used to be the handyman and was excellent at it. He is a horrible Resident Manager, completely unable to handle the simplest managerial tasks. The “King” of the building lives in apartment 4F and has been the president of the homeowners association since the building was built. He truly gets off on the power of the job. He makes various rules in the building on a “Willy Nilly” basis. He requires the doormen to reserve a parking spot for him in front of the building, which makes it difficult to enter and leave. If you have a dog, stay away! They claim to be a dog friendly building however they frequently limit the rights of dog owners. Additionally, the developers nephew lives on the 7th floor and frequently has hooker & drug parties (even during COVID). The worthless resident manager and board refuse to do anything about it. Many tenants have vacated due to his shenanigans in the building.
Advice to owner:
The resident manager, handyman, and Jason the doorman need to be replaced. The gym equipment needs to be replaced (it’s 16-years old). The HOA Board needs to invoke term limits! The board has the power to evict the PH and Apt. 7B/C and should do it for the betterment of the building.

Maintenance is very responsive. My speed oven broke one night, and I had a new one the very next day. The building is clean and well kept. The staff is amazing. They really make the place feel like home. The apartments themselves are also very thoughtfully designed and are spacious enough. The water pressure is the best I’ve ever experienced in New York City.

I’ve lived here for a year now, and the building management is slowly wearing down on me. They’re so arcane about their silly little rules, and they will actually watch you on the cameras to make sure you’re following the rules. It feels intrusive, and also, who has the time? They’re really just looking for reasons to fine you. If you’re actually trying to just live your life, don’t do it here. You’ll just get fined for every little thing. Also, I feel like they’re specifically targeting people who got apartments during their pandemic deals, trying to push those people out. My neighbor got fined because he had a lot of people in an amenity space that no one else was using at the time. They charged him a pro-rated space rental fee, which ended up being around $350.

Stop stalking people and finding reasons to fine them. Like sorry you lost money during the pandemic, but if you keep being this way, no one will want to live in your building.

As the title says, this is the worst building I have ever lived in. I've lived in several NYC apartments, and this one takes that title. The neighbors are the worst (loud music late at night, stomping, screaming, smoking weed ALL day, etc.), the management is awful, super is unresponsive. Pests run rampant, nothing is built to withstand; name an issue and you'll probably find it here. I was lied to about there being no pests in this building when I moved in. Day two, there are mice skittering through my kitchen. If I could walk out this moment and move into even a sixth floor walkup beside a decent family of six, I would in a heartbeat.

Honestly, just do better. You wouldn't even want to live here.
