Review Summary for Kinsey Equities LLC
Summarized from anonymous rental reviews on openigloo.
Tenant reviews for KINSEY EQUITIES LLC properties reveal a mixed management experience. Many buildings are praised for their responsive supers and decent upkeep in prime locations. Cleanliness and pest control are adequate in some buildings but poor in others, with persistent issues in certain Brooklyn locations. Communication from management varies, with complaints of slow response and unprofessionalism. Heating and water pressure are generally functional, though some units experience overheating or inadequate hot water. Noise levels and neighbors range widely depending on the building. Overall, expect attentive on-site staff in some locations but inconsistent management quality and maintenance across properties.

Well kept walkup in a great location
Former Tenant
Pros:
The building is well-maintained, super is responsive to fix things
Cons:
A little noisy given the location and creaky floors but nothing crazy

Nice building, poor management
Former Tenant
Pros:
LOCATION is amazing, units are decent size, and rent isn’t ridiculous given the prime location. Appliances are pretty new, and in unit laundry is great.
Cons:
Building management takes forever to respond and is also very rude and unclear in their communications. Communal areas like the stairwell and hallway are not cleaned. There was a pest issue in the past, seems to have been taken care of for now.
Advice to owner:
Better communication.

2 years in building
Former Tenant
Pros:
Overall great cleanliness and management. Trash kept up with, great location, felt very safe.
Cons:
Some of the mailboxes and mail area would be in disarray walking in. Also the elevator isn’t big enough for a queen mattress or box spring.

Good affordable option
Former Tenant
Pros:
The super is great. Management cleans the common area at least once a week. Pest control is available once a month if needed but we’ve had minimal issues (a few roaches over the span of multiple years but nothing crazy). The back of the building is super quiet but I imagine units on the front get much more noise (the street is especially busy on the weekends in the summer as there are a ton of restaurants/bars with outdoor seating). Rent increases are very reasonable and the management company is willing to negotiate if you’re a good tenant. The building is mostly young post grads so some neighbors can be noisey but it’s usually just on weekends and never so bad that I can’t sleep.
Cons:
Tenants can’t control the heat so some units do end up over heated.

Nice NYC Apartment
Former Tenant
Pros:
Great location, nice neighbors, responsive super, and decent space
Cons:
Could get really hot in both winter and summer. Had some ground in dirt from years and years ago, hard to keep apartment looking clean. Overall, older NYC apartment with some of the same issues as other ones

Worst Apartment I've Ever Lived In + Nightmare Management
Former Tenant
Pros:
there is nothing to like about this building.
Cons:
When we moved in, they had gutted the place. Nothing was like when we viewed it. They had removed dry wall, left holes in the floor boards and removed the doors. It was as if they had paid cheap renovators who never finished the job. What's worse is that when we contacted the management about the issue, they said that since our stuff was inside, we had "moved in". A few weeks into living there water began leaking through the ceiling and inside a lighting fixture. It took a 311 inspection for them to fix it.
Advice to owner:
Fire Kinsey Equities, LLC.

Flooding
Former Tenant
Pros:
The square footage, kitchen and backyard are amazing amenities.
Cons:
The basement floods with inches of sewage if it rains heavily. The shower, toilet and sink flood every time it rains. The management can be slow to respond, they don’t follow flooding safety protocol and ignore leaks and mold.
Advice to owner:
Listen when a mold expert reports that their is mold. Hire actual contractors to do work not friends of friends.

Solid place for what it costs but bad block

Cons:
The block is awful. Rats everywhere but never seen them in the building

THE BEST APT EVER
Former Tenant
Pros:
I've lived in this building for four years and never want to leave. I live on the sixth floor and the walk-up is seriously the only con to the building. James, the live-in super, is quite literally the best "amenity" of the apartment. He is SO nice and super responsive; whatever issue we've had (very minimal - lose toilet seat, for ex) has been resolved within 24 hrs, but honestly usually within an hour. The neighbors in the building are so sweet and so is the management. The unit is small, but the kitchen is up to date and we have washer/dryer.
Cons:
It's a sixth-floor walk-up, but honestly, it's so worth it for the great light we get in the building.
Advice to owner:
None.

Nice building & responsive management
Former Tenant
Pros:
Building is clean and well maintained. Pest control comes to each door once a month and I’ve never seen a bug.
Cons:
Maintenance will come quickly, but then have follow up things he needs to leave for. Then won’t ever return. Also will shut off hot water to fix radiator without warning and be without hot water for more than 6 hours

Infested with Roaches
Former Tenant
Pros:
Great area for anyone who works in Manhattan.
Cons:
Roaches, mice, loud neighbors.
Advice to owner:
Exterminate.

Solid East Village Apartment
Former Tenant
Pros:
The building was clean and quiet. Neighbors were normal. The location was great for anything in East Village - also right next to the 1st Ave L Train stop so could go anywhere quickly. Landlord responded to requests quickly.
Cons:
It was a 5-floor walkup. I had to walk by the trash to get to my side of the building. Nonexistent living rooms in the apartments.

Great building, awful block
Former Tenant
Pros:
The super cares deeply about trash and pet maintenance
Cons:
The supers of the building around it do NOT
Advice to owner:
Work with the other owners on the block to address the pest issue
