Pros:
Management was responsive and resolved our issues. Location is close to trains, grocery store, bars/restaurants/shopping. Maintenance came by often to take out trash and clean the hallways.
Cons:
Very noisy street - there are always people sitting on the steps of the building and the noise is even worse on the weekends as the building is right above a club (lots of fights break out and I witnessed someone die from an overdose on the front steps). Building is not secure - there is only one door at the entrance, which is unnerving. I had multiple instances of packages being stolen out of the building. Management installed a locked package room under the stairs which has helped reduce the thefts but it is still scary that people can get into the building so easily. Pests - I saw multiple rats in the first-floor hallway where management told us to put our trash. We also had cockroaches in our third-floor unit - baby ones that will likely become a bigger problem. Leaks/appliance issues - I moved in at a time when my unit and those around me were in the process of being renovated or had just been finished, so there were many kinks to work out (hot water in bathroom didn't work, radiator leak, leak through the ceiling from the unit being renovated above, stove not working, internet cables not ready for use). The management company was very responsive when these issues arose and took off some money from our rent, but it was very inconvenient and uncomfortable.

Keep being responsive and look into long term solutions for building security and pests

Cons:
Building is a little old and could be renovated. For some reason, the dishwasher was removed from my unit right before I moved in. The intersection near the building is also sometimes noisy around rush hour.

Cons:
Fuck AJ real estate. There is a special place in hell for Angela Cronk. She is completely useless and when she does respond she only uses one word and does not answer the question you asked. It is almost impossible to get in touch with her. She just leaves you in the air. Hot water was a constant issue but eventually it was resolved.

-Building under new ownership and the new owner has clearly run out of funds to maintain this building -Horribly maintained- extremely rude management company. They either unresponsive or does not help -constant leaks from mis-handled construction and patchy repairs -crumbling walls due to haphazard repairs after a 2017 fire that displaced tenants -repairs take almost a year to be addressed -things break daily -super is unable to do repairs because of owner doesn't want to pay -mice, cockroaches, bed bug infestation -ongoing construction that doesn't end because contractors keep changing -filthy halls and common spaces -High percentage rent raises -constant attempt to destabilize stabilized or rent controlled units- makes those tenants as uncomfortable as possible -Owner purposely not renting out stabilized units and using them as storage and keeping one for himself that is not his primary residence -Tenants move out because of mismanagement and the state of the building and the units sit vacant for years.
Advice to owner:
Sell to someone better equipped to handle the property. This building used to be a gem on the Upper East Side and now is a disgusting place to live.

- Horrible management that won’t help with anything serious - Ceiling collapsed multiple times (after we told them multiple times we had safety concerns regarding the ceiling and they continually ignored us) - There was a bed bug issue that lasted 3+ months because they did the bare minimum and barely bothered to help (even though they were aware of it being a problem in other units/buildings next door before it reached us and did not do anything to prevent it from spreading). We had to schedule pest control ourselves because they continually dropped the ball on making sure it was handled properly - Front door to the building randomly stops locking properly and they refuse to fix it even after a break in occurred

HAZARDOUS LIVING CONDITIONS

1. Building had very extreme fire (2 deaths) last year and little to nothing was done to accommodate / assist tenants at the time or after - for ex., 1 day after fire we were lied to and told that it was completely safe to return (zero inspections had been done) and were still forced to pay rent, over 1 year later we still do not have working gas in the building, zero fire alarms went off during the fire and over 1 year later we still have not received confirmation that the fire alarms are now working, horrendous smoke smell that will not go away, constant construction 2. Not safe - ongoing construction means strangers coming in the building constantly, front door is wide open all day every day, packages stolen all the time, loud noises at all hours, and ongoing hazards from the fire that are just not being dealt with (see above) 3. Careless owner - management company is somewhat helpful in that at least they respond to our emails, however owner lies / does nothing to help fix anything wrong in the building / is completely unresponsive to complaints or requests - only cares about getting his money and not the safety of his tenants 4. Horrible pest infestation and NOTHING has been done about it - mice everywhere (halls, garbage shoot, apartments), roaches everywhere (I kill multiple roaches per week at this point) - the "exterminator" that the building provided did absolutely nothing and we had to hire our own which has been the only thing to help with even a slight improvement 5. smoking inside the building - listings will advertise that there is "central AC" however you cannot use this AC because whenever you turn it on, horrible cigarette smoke & smells come through the vents because other tenants are smoking in their apartment with no repercussions (have reported this to Owner multiple times - nothing being done) 6. Other advertised amenities / required necessities do not work - i.e. "in building laundry" always broken, "central AC" does not work, heater makes outlandishly loud noises WHEN it is even working (which is not all the time), had multiple weeks with no hot water I could go on and on about the cons of this building. DO NOT be fooled by the great location and somewhat cheap rent - it is not worth it.
Advice to owner:
Please have some consideration for your tenants who have stood by this building and paid rent and tried to be helpful through a tragic event and very difficult time. Your lack of concern or caring is unbelievably upsetting and quite frankly extremely dangerous.

The street noise is minimal especially if your apartment is north facing. Neighbors are nice and polite. Dog friendly.
Cons:
Super is awful with the garbage maintenance. Pests have strewn garbage all over the ground, I've seen rats, cockroaches, and especially in the summer, there are tons of huge flies all around the stairs.

They are not responsive at all. I have had a mice problem for the entire 2+ years in my unit. The only fix they provided was the sticky traps (which do not work). I had to pull out the stove & fridge myself to clean the enormous amount of mice poop & cover multiple holes because management refused to do so / were unresponsive.

Great location, neglected building

Amazing location that allows you easy access to most train lines and easily walk to Flatiron, West Village, etc. It's a small building so it's rare that you're fighting for a laundry machine. The neighbors are all really nice. People bring each others packages up and are generally looking out for each other.
Cons:
You are right off of 7th ave and above a bar (Cafeteria) so it is always loud, especially when the bar has a party (Halloween, Pride, etc). Also if you run into any issues the Super, Harry, is pretty slow to respond/get a resolution. When I moved in there were a ton of roaches and the laundry room & garbage room have been "under construction" for over a year so you're stuck with a temporary space for both. Everything in this building is from at least 30 years ago.
Advice to owner:
Invest back into this building and get a Super that actually acts on the tenants needs.

pest control every month, no rats/very minimal bugs. hallway is kept clean and I usually can't hear my building neighbors unless i'm in the hallway. never had a problem with heat or electricity.

the building is old and apartments show that. plumbing isn't the best and can cause water damage from time to time. the super acts friendly at first but is cold and will take a while to help (if at all). if you have a unit facing the back - i would recommend you DO NOT take it. the backyard unit's dog barks 24/7 when they're not home and there's a seperate man who yells outside for hours (not kidding, hours) at a time from a different building's backyard on 25th. if your unit faces 24th - you'll be fine.

Super lacks general knowledge, building staff complain all the time, building isn't professionally run, repairs are NEVER completed in rental units, Management is unresponsive, All repairs are done by one person/company so you never get it done in time - they will start a repair and then never finish it, or better yet they will never repair anything until the walls are falling down and you file complaints with the city, then they will let you know they want to fix it, but then never will. The boiler is quite old, but the BOD is TOO CHEAP to buy a new one, so they asked the super how long it could last, which is why each year there is a leak being fixed because it's about 10 years past its useful life and should have already been replaced. That's why there's always water shutoffs - and boy, don't you love that brown rust from the pipes coming through our water lines all the time? It's great to shower in.

Find a new management company, and not your friend from HighSchool who's doing everything they can to save a buck.

The neighborhood is not safe and some tenants reflected this. One tenant was screaming in the hallway and shattered the front window. Another tenant stood in the hallway with a loud speaker daily and when asked to move, would swear and become agressive. A homeless person once fell asleep in the trash area and wasn’t found until 9 am the next morning.

Laundry in building needs to be managed better and tenants need to be held accountable for actions

-property management is just okay -occasional pest issues (had bed bugs once, roaches a few times), but management did respond to the problem and we haven’t seen bugs in a while. Honestly nothing any different from any building you’ll live in in NYC. -old building - apartments can be hot just open the windows, bad paint jobs, etc anything you’d expect from a pre-war building. I am not bothered by these things. Just don’t expect an Instagram ready apartment.

I am begging that no one rent in this building!!! It is a major safety hazard. In May 2023 there was a devastating fire with casualties in the building and no fire alarms went off. The next day the building management simply told us it was "safe to return and most tenants went back to their apartments" despite the fact that the city had vacate orders all over the doors - this place is a major major health and safety hazard!! There is also a major roach and mice issue that management does not care about.

The rent is very cheap for Manhattan studios. And the super is - as others have said - one of the nicest and friendliest people in NYC. The garbage system is pretty good, and the water pressure in the building is surprisingly robust.
Cons:
The owner (AJ Clarke) and the property manager (Angela Cronk) are pretty hands off. The building has lots of German cockroaches. You can try everything - baits, traps, sprays, etc. but it doesn’t help. The building has an exterminator who comes twice a month who sprays a residual pesticide, which helps a little, but only temporarily. No laundry in the building. The 38th and 2nd intersection is also always a mess, and there’s constant honking that you can hear no matter what.
Advice to owner:
Give the super (Peter) a huge raise, and find a way to fumigate the entire building to try to sort out the roach problem.

There is a club next door (The Stranger) that causes my apartment to vibrate on Friday and Saturday nights. The elevator and buzzers constantly break. Repairs to apartment take forever. We went 2 years without cooking gas. Packages get stolen constantly. The radiators make a hell of a lot of noise.

The rooms are actually spacious, some apartments have closets inside rooms, others have them outside in the hallway. For the reasonable prices that is rent, everyone has told me they’re big rooms (queen/full sizes beds + space for desks or tv stands or an extra accent couch etc) and you still have space to move around.

Rooms facing north just have a small window facing the inside of the building so there isn’t much natural lighting.

Quiet neighbors, generally friendly people, got to know a few of them. Never had a noise issue, no parties, etc. Super lives next door and is THE BEST person I've ever met. He is an angel who made living here tolerable. He works really hard. I miss him.
Cons:
Building is basically falling apart from the inside. Some units are much worse than others. Random half-day water shutoffs (like literally no running water) every 3-ish months for emergency repairs. Hallway smells really bad, partly because of how old it is, and also because a hoarder lives here and her apartment radiates a foul odor. The entire building is infested with cockroaches and you WILL see them everywhere in your apartment, no matter what floor, even though the exterminator comes twice per month. I can't stress this enough; they come from every direction. Floors are impossible to make look nice no matter how much you try. However if you need a repair or have a leak the super is ON IT.

Give the super a massive raise, he's the only reason this building is still standing.

Finally, when we first moved in the apartment was covered in a lot of dust and had clearly not been cleaned for at least 6 months.

Amazing amazing amazing location and there is (illegal) roof access, generally a very quiet building. People in building are great and very friendly young professionals in 20s and 30s. On top of the best flower shop in the UWS and a good bodega. No mice, very few cockroaches.

- stoop is the hangout spot for food delivery workers and passerby who will heckle you and leave trash and smoke and block doorways. - soup kitchen at church across the street sometimes has homeless people that will yell a lot - management is atrocious and so rude. The worst I’ve ever encountered. Lights in hallways constantly go out. Violations from the city every week. We have received notifications from ConEd twice that the management has not been paying their bills and they will cut off power to our building. Hallways only began to be cleaned this past year. - super only works and responds M-F 9-5. If your apartment floods on the weekend or your only toilet breaks, or your carbon monoxide detectors start going off in the middle of the night, or your fire alarms start going off, they will not help you. All of the above have happened to me. - they do not ice steps during snowstorms, many people have fallen and gotten hurt - front door often breaks and you can’t get in or out - took 6 months to get a working door buzzer - raise rents high ($500-$700 annually)

Very well-maintained. Super / Landlord / Property management responded quickly to issues with clogged sinks, oven / stove issues, etc. The landlord even replaced the whole oven and stove unit.
Cons:
This building faces the Gershwin, which means a big green light. South-facing apartments will need to put up blackout curtains in your bedrooms to sleep at night. There's also a lot of noise, but that's to be expected so close to the theater district.

There are also bugs everywhere. We had to caulk and seal it all ourselves and that didn’t stop them either. Stolen packages are also an issue and when we asked the management for the video footage to submit a police report, they never responded. The elevator gets stuck at least once a week, often with people in it. The buzzer system in the building hasn’t worked for months. No one can buzz up and you can’t let anyone in. Lastly, we had to beg the management company just to send over lease renewal options and when they did they had increased our rent by $1500/month and we were not on a Covid priced lease. Don’t move here, they don’t care about the residents.

I should have seen the red flags by how poorly maintained the hallway was, but the apartment itself seemed great. Within days of moving in, the roaches started appearing. After exterminator treatments and DIY pest control, the condition was no better. I then ran into my neighbor, who said he has the same issue, and also mice. He showed me his apartment and I realized he was the source of the problem. He is a HOARDER. I have never seen anything like it. Floor to ceiling boxes and garbage, with room for nothing else outside a twin bed. That is when I knew the problem would never truly be solved and I had to move out. I had a nightmarish process breaking my lease although the company found someone to move in within a day - clearly they did not even try to remedy the issue before sending someone else to live in this hellhole. Avoid AJ Clarke Management at all costs. The receptionist Angela and the broker Peter Rohani are horrible people. I ended up having to hire a lawyer and sue them because they withheld my security. Thanks to my diligent documentation of the issue, I won in court. Spread the word and stay away.

Overpriced. The appliances (only a fridge and an oven are provided) are miniature and barely function. Walls are thin, floors are creaky, and the units are visibly “lived in.” But nothing is worse than the pests. In the summer we saw at least one roach per week, and in the winter mice would come in to the apartment through the heating vents. They have an “exterminator” come once a month but you don’t know what time he’ll be stopping by and if you’re not home you just don’t get services for the month.

Apartment needs updates and immediate pest control, or at least a hefty drop in price.

The heat is WAY, way too hot, to the point where it’s uncomfortable. Also, some of the features are pretty standard and not optimized for use. I.e. bathroom and kitchen faucet knobs can’t be turned on/off with wrists which is frustrating when you have soapy hands. Also, the faucet in the kitchen sink is so short which makes it hard to wash big pots or pans.
Advice to owner:
Change the carpeting in the hallways/stairs to linoleum or tile! The carpeting absorbs and retains every scent from whatever tenants cook to whenever someone forgets to take out their trash until it’s too late and starts to smell up the hallway.

In 2021, the gas didn't work for three months, and people moved in without knowing. In December 2022, the elevator broke, and the timing was not clear on when the elevator would work again, and NO rent $$ was taken off. The elevator was installed a few years ago, and it's already having issues. Also, the water would randomly turn off here and there without notice. Overall, management does not care about the residents or up keep the place. When you live here, you will have a problem.

Ensure someone is up keeping the building. And be a human and help and be transparent with the residents if there's an issue.

-there are roaches EVERYWHERE and there was a mice problem in this building because this building has holes EVERYWHERE in the walls and on the floors and even a giant gap in the ceiling that cockroaches climb through and other pests -there have been so many issues with this property that I have repeatedly informed the property manager and maintenance director of and they have not done anything to help me for the year and a half that I have lived here -the dishwasher does not work and looks about 15 years old and was full of mold and the previous residents dishes when I moved in -the hot water NEVER works and the bath tub is literally duck taped together -the bathroom floor looked like it hadn’t been cleaned in 10 years when we moved in and even after repeated bleaching the floor has severe staining and has gunk between the tiles -the mirror in the bathroom has broken shelves in it so you can’t use it for storage -there is NO ventilation nor any fans in the kitchen or the bathroom -there is severe water damage and the building is generally structurally unsound and the property manager will do nothing to repair the water damage I am genuinely worried my upstairs neighbor might fall through the ceiling on us one day -although our neighbors are generally nice there is one extremely homophobic woman living in the building and she is very intolerant to any sound -the oven doesn’t really get hot and only one out of the four stove tops work -the apartment clearly hadn’t been cleaned after the residents who lived there before us moved out: the heater was literally falling off the wall as was the toilet paper and towel rod was off the wall and there was cat hair everywhere and dirty dishes in the dishwasher and old cleaning supplies behind the fridge and food stains in the fridge -they also did not inform us that there would be a huge construction project on the building before pressuring us to sign the lease -the landlord has no soul and he increased rent $500 after one year even though the building is disgusting and is falling apart and clearly just wanted to pay for the construction project that is a hazard to all residents health and mental well being ( do NOT move here if you are planning to work from home) -the hallways have peeling ugly wallpaper with many holes in the wall and water damage that were clearly attempted to be covered up and the hallways smell like piss and mold

Gorgeous building with stable, responsible and quiet tenants. Great super and the owner of the building is heavily involved in the day to day. Great natural light in all units. Quiet street with great shops right downstairs. Right around the corner from a grocery and pharmacy. Laundry on every other floor.
Cons:
Only offered studios and small one bedrooms, so once we wanted to increase the size of our space we had no options in the building. No central AC and the layout of the one bedrooms made it hard to efficiently install window units. Very long, railroad style space making shopping for furniture tough.
Advice to owner:
Wonderful building that I miss dearly — Wish we were still comfortable in that smaller space. Keep doing what you’re doing!

The quality of the apt when we moved in made me cry. The fridge, stove, and bathroom would be perfect for an aspiring biologist to put in a petri dish or under a slide… then alert the health dept. Cockroaches are an ongoing problem. The management company are unresponsive to the point it’s comical. I’m shocked when they pick up since I’ve gotten so used to their voicemails.
Advice to owner:
Ensure your apartments are clean, up to code, and up to date with all services. Put back up the exterminator sign up sheet, it hasn’t been up for a few months…

If you like cockroaches, mold, mice, windows that fall off the wall, holes in the floor, zero ventilation, an unresponsive and arrogant super, and rude doormen (except for one guy who was super nice!), then fine, I guess this building could be for you.

There is now a small charge to process a rent payment. No hot water in shower for 3 weeks. Ceiling fell in bathroom; cleaned quickly.

Have the drains snaked regularly.

The location is unbeatable, as are the neighbors.
Cons:
Sadly, the building is horribly maintained: inconsistent water and heat alongside a lack of building and delivered package safety. There are also MAJOR structural issues with the pipes, causing individual apartment and building-wide emergencies. Outside of a garbage basement with many rats, the laundry room is insufficient for the amount of tenants and the machines themselves are filthy. (those machines were also inoperable for almost a year due to the water pipe issues!)
Advice to owner:
The landlord, Robert Gilardian, is dismissive at best. Had the building been properly maintained, it could have been a premier destination. Instead, tenants live from an at least bi-weekly issues and overall impending doom (breaking water pipes, leaks, crumbling walls and ceilings). The scaffolding - which has been up for nearly 15 years - is itself an emblem of the disregard.

You have to nag them in order to get anything fixed. -The owner will raise the rent on you 50% at the end of your lease. -There are cockroaches in the lobby and stairs every week. Like, more than I’ve seen anywhere else in New York. 311 won’t do anything about it. They thankfully ARE NOT in the apartments. I’ve seen a mouse or two in unit but there are few and far between

Our appliances are reasonably updated, and the bathroom is fairly nice. Really good location for EV. Mud coffee is right there, along with other vintage stores. Convenient to subway line.
Cons:
After about ~24 hours in the apt we realized we had a mice infestation. Landlord refused to bring in an exterminator, only gave us sticky traps. We killed/trapped 7 mice over the course of 3 days. And there were many more. Eventually we reached prop management and they sent someone over to fill in cracks (as we initially requested months earlier). All sorted now but took 3 months and felt like hell living in a place with that severe of a rodent problem. Should be fine living here now, but mice will likely eat through the foam sealant eventually.
Advice to owner:
Take renters concerns seriously.

The super Robert is kind helpful, and quick to respond. The building is clean and well maintained, never seen a sign of bugs or mice. There is always hot water and the heat works well. Rent is paid securely and automatically through a portal every month.
Cons:
The unit is pretty pricey for the size- it was smaller than I expected. If youre in a unit facing the back, don’t expect much sunlight- it’s right up against another building.

Super convenient train wise: 4,5,6, N,R,Q,W and F trains are all within two blocks. You are walking distance from a Whole Foods and trader joes as well as Central Park which is amazing to have. Not to mention the proximity to so many shopping centers. The size of 2/3 rooms is pretty great, 3rd room is small but doable. Large space for NYC apparently.
Cons:
It is a large and great space but there are some issues that get annoying over time such as the fact that the cabinets dont fit together in the kitchen, poor circulation in the bathroom, no natural light in the living room, and pretty noisy facing the street. There are fruit flies that come up from the drain in the summer as well.
Advice to owner:
Be more responsive to the people that live here when they reach out about an issue. Property owner does not respond to text messages and doesn't address issues unless you call, to which he doesn't frequently answer. We had an issue with the front door to the building that all three apartments notified him about and he figured some glue would fix the fact that a metal door wasn't fully closing. As a result an intruder entered the apartment building and it was a very scary experience for all that were living here, some were even home at the time.

A great amount of space and an easy walkup. Great location as well. A closet for storage and a full-sized kitchen. The space was great for entertaining.

A TERRIBLE MOUSE PROBLEM. we had around 20 mice in the span of a 12-month lease. We spent thousands of dollars on exterminators and tried hundreds of different methods of getting them out. We eventually had to just surround our rooms with traps so that we could sleep through the night without mice crawling on our beds. It was awful and we moved out as soon as we possibly could without losing a lot of money. A lot of homeless people sleep on the stoop as well, but they were all nice, just a bit alarming. Two construction sites right next door. One of the rooms is barely a room, it has no windows. By the end of living there we were drained and all of us were so so depressed.

The garbage containers on the ground floor do not have covers at all. People put in trash that is not tied shut. There are cockroaches EVERYWHERE. Building is above a "bodega," coffee shop and dumpling shop. Not sure when / how often the hallways get cleaned (not often). Stairs are rickety at best.

The law says that ALL garbage containers MUST HAVE COVERS.

The people who have lived in this building for years are wonderful neighbors and the super who looks after the place is amazing but he’s fighting a losing battle. Also, the Indian restaurant at the bottom of the building is delicious
Cons:
The owner doesn’t care about making improvements (or even maintaining) the building. The laundry is so old it barely works, it’s expensive, still uses quarters, and most of the units have mold. The heat comes from a steam pipe the runs the building. During the winter, dirt etc from the roof falls into your apartment from the gaps where the pipe runs. The elevator breaks about once a month. The theatre opposite put in a new facade that glows green 24/7, so if you face south, you’ll need full black out (the agent didn’t mention they were building this when I moved in). The appliances are ancient and won’t be replaced unless they break, and even then. The front door isn’t secure and packages get stolen. The restaurants either side of the lobby use the lobby as storage.
Advice to owner:
At minimum. Fix the laundry room. Deep clean the entire building. Seal the pipe that drops dirt into peoples bedrooms.

Super close to WV and Chelsea, ridiculous amount of room, and living room with a ton of natural light. Super is a great guy. Central to pretty much anywhere you want to go in NYC it is near so many subways.
Cons:
Garbage piles up and it was a mess when we moved in. There were very bad problems with roaches when we first moved in and after a month or two were able to sort it out. Can get loud I got used to it after a couple weeks but bothers some people. VERY busy street corner.

Less defensive with complaints, better turnover pretty lazy even though it’s otherwise a beautiful place.

The neighbors here are all really nice. This building has all the basics amenities you could hope for - new appliances in some apartments, washer dryer in building, an elevator and a doorman who’s here 1/2 the week. I love how dog / pet friendly this building is too with no pet fees. Ali the superintendent is also very reliable & friendly. Utilities are all a fixed cost every month, so essentially water & electricity are unlimited. Close by to a lot of different trains.
Cons:
Terrible water pressure on the upper floors, I’m on the 9th floor and sometimes it feels like a trickle. Elevator is a little sketchy, it breaks down at least once every couple of months. Automatic heater system works but isn’t that great - turns on randomly and not always when you need it. It’s pretty loud in the building if you’re facing 51st st.
Advice to owner:
Upgrade the elevator & water pressure on upper levels please!

Our super is very responsive and always sticks to his word. Garbage and recycling is taken care of almost hourly. I never see them overflowing. Exterminator comes two times a month and we have never had roaches or rats.
Cons:
NOISY neighbors. Management contacted the neighbors per our request and they did settle down. More a neighborhood problem than management.

Everything, genuinely. We had mice the entire time, management basically shrugged and said they’d have to take out the kitchen to find the entry point. So we moved out. I affectionately recall a mouse running under the television at one point. It was horrible. The apartment adjacent to ours had the same problem. It’s just an old, poorly maintained property. The rent is cheap, you get what you pay for. I don’t think every unit had the pest problem.

I like the super, there are nice wide stairs that make moving in easy, and the 1 bedroom I am in is surprisingly spacious for NYC. I also have not seen a cockroach or other pest in nearly 10 months of living here!
Cons:
When moving in, my apartment was a mess. There was pee around the toilet floor, a blown bulb in the tub (that I still haven't replaced), and duct tape around the sink. Also heard they are spiking rent but haven't heard about my rent renewal yet. A neighbor in a 2bed said they had a 50% hike. Also, my apartment faces the inside of the building so I get next to no natural light.
Advice to owner:
I would say make sure you clean your apartments better and rent stabilization goes a long way. Also, your entrance is pretty nice and I think a couple plants or a cheap chandelier can go a long way!

Management team was severely unresponsive. They changed location of the laundry room without notice and changed all the machines to new cards systems so any money you had on the card was forfeited. Saw a few roaches but nothing crazy. The front door to the building never closes behind you, and there were multiple break ins. In one case a homeless woman was living in an electrical closet on a floor for a few weeks, and packages were regularly stolen when people could walk through the front with no issue.

Cons:
I had both a mouse and roach problem for a few months. First I spotted roaches in my kitchen and mini roaches in other rooms of the house. Then I saw a mouse in the space under the bedroom radiator and again in the cracks by the living room window.

Large (appx 400 sf), countertop space, radiator is mostly quiet and works well as do heating rods, nice neighbor, really nice super, close to 6 & Q, 92y, asphalt green, etc
Cons:
Bldg stays infested with roaches; it's just up to them when they want to enter your apt. No matter how clean you are, you will have them. Floor is slanted in my unit (don't expect your yoga ball to stay in one place), countertops have stains and knife marks ok them from previous tenant, radiator has decades of dust piled up as well as above kitchen windows (tried to clean, but I got sick from it). Had to install my own weatherstrip for the front door. One of the streetfacing windows doesn't close entirely, which is more of a problem in the summer. Third Ave Ale House can be really loud and blast their music in the summer months (sometimes have to call and ask them to turn it down).
Advice to owner:
Invest in the building with the proper repairs and renovations. Find a way to put trash outside so the bldg is not constantly infested. Build a ledge in the lobby so packages can be dropped off there and not the ground where people walk. Mop the stairwell and lobby.

Loud parties and cockroaches

Great location, great light for the rear facing apartments.
Cons:
Real party atmosphere with lots of loud parties in the building. Lots of families in the building too so it was really disrespectful. Also we had endless cockroaches no matter how clean we kept our apartment. There's a once a month exterminator, but he didn't always come. Management unresponsive.
Advice to owner:
Clamp down on parties and tackle the bugs.

Pros:
This apartment is almost the perfect, it has that old UES charm. The building has fairly large affordable studios with a decent sized kitchen. Heat and hot water are included and work well.
Cons:
There is a severe pest issue that was not disclosed when me and many of the other tenants signed the lease. Almost immediately upon moving in, I had a roach issue that management assured me would go away when they sent in the exterminator. It did not. The super had the gall to say that this is just New York and roaches happen. Roaches do not happen with proper insulation and generally cleanliness in the building. Now I am killing 10 roaches plus a day and my fellow tenants are facing similar issues. The property manager does not reply promptly and the exterminator hired by the owner does not work. The roaches kept coming back and it has made living here a living hell. I barely sleep nowadays and I fear for my health.
Advice to owner:
Fix your problems. Hire an effective pest management solution and promptly respond to your tenants and fix the problem instead of making us think we’re going crazy.

Pros:
Everyone is so nice, very quiet environment, great neighbors, love having laundry so accessible. Only moved in here this past year but so far it is way better than our old place!
Cons:
The super is very responsive but forgetful - we asked them to come fix something & they answered in 30 seconds but forgot to show up to do it, but we are also not great at reminding them to do it, so don’t want to fully blame them. Place was also not very clean when we moved in but this seems to be a common issue in apartments
Advice to owner:
Clean your apartments more thoroughly between tenants, but really no other major complaints

Lovely Building with great Management

Pros:
I loved how often the trash was taken out, the elevator, and the helpfulness of my super. Everything was always taken care of and I truly felt home here
Cons:
Sometimes there was roaches in the lobby but never in my unit
Advice to owner:
Better pest control in common areas of building. And also lighten up the hallways with a brighter paint color

Pros:
The building is clean and the super is very responsive when you are having issues.
Cons:
There is always something wrong with the elevator. It is always out of order at least once a month. You need the elevator to get to the basement where the laundry and the garbage disposal are. There is no way to get there without the elevator.
Advice to owner:
Find someone else to fix the elevator as the person who always comes to fix it doesn’t know what they’re doing.

Simple but cheap, great location

Pros:
You can’t really beat the location. One block from Central Park and lots of restaurants and stores nearby, while the street itself is actually very quiet. Great access to subway. Never had any major issues.
Cons:
It’s certainly an old building with no frills. Could do with some paint outside and the hallway was a bit dark and dingy. The apartment had a tiny kitchen but did have a stove and oven and (small) fridge/freezer
Advice to owner:
A little upkeep would make a huge difference.
