Lovely neighborhood in LES

Pros:
low rise building, only three apartments in this building - location is great and quiet, close to subway and groceries / chinatown
Cons:
only con is the walk up, but it’s not that terrible either - heating is central heating so it gets too hot and you can’t control it in the winter

Our unit is very clean and new. Stainless steel appliances and beautiful floors. Our landlords were amazing and very responsive. Great location, great price.
Cons:
The building is gross. It smells bad, very dirty, had a dead rat in the lobby for a week until I had to remove it. Advertised as laundry in the building... the dryer takes a minimum of four hours to dry. Two washers and one dryer... both are usually busy on the weekends. I usually do laundry at the laundry mat around the corner. We had a bunch of tiny roaches in our kitchen when we moved in. Had to seal our unit. Still get the occasion visitor in the kitchen. We had mice but got an exterminator to come in and seal holes. Dead roaches in the lobby often.
Advice to owner:
Get someone to mop and clean weekly. Seal lobby from unwanted critters.

Nice little complex, mostly owners

Most people own their units, so care for the place and each other Rent from an actual person! Very very quiet Optional monthly exterminator visits Private courtyard Steps from East River
Cons:
Heat is terrible - have to use space heaters all winter so it's not really accurate that HHW is included - coned bills are high. PM company never gave me back my move in deposit despite the LL asking repeatedly Condo board won't allow renters into the parking lottery Intercom system always broken

Fix the heat :)

Building has brickwork problems for last 25 years with two assessments and maintenance increases.

Co ops always have problems board does not know what to do or is corrupted

perfect location right near tons of restaurants and subways, grocery store 2 blocks away, virtual doorman, clean street, responsive landlord, quiet neighbors
Cons:
small apartment, walk-up, had packages stolen several times, right next door to planned parenthood so frequent protestors outside, occasional roaches, small one-way road so honking was an annoyance if someone stopped to unload

Pros:
super is attentive and answers quickly to issues. There is garage parking and a security attendant present at night. In Inuit washer dryer and a balcony is a plus.
Cons:
I would have hoped the building would have been more updated. The elevators are new, however the floor hallways look old. Also there is a pigeon problem on the balconies, makes it difficult to enjoy it sometimes.

Occasional rats and cat lady on the fifth floor who takes to long to dispose of bags and bags of litter making the whole floor stink!

Please take care of this as promised more than two years ago

The unit was super clean, great kitchen and appliances- fully equipped. Building is clean, and in the one month I was there, there was an exterminator visit. When I had a problem the landlord Tatyana was super responsive!
Cons:
Heating system is old and makes a lot of noise. It is controlled by an indoor thermostat, which is nice, but it’s either too cold or too hot. Hot water pressure was almost unbearable. You can here the neighbors coming up and down the stairs.
Advice to owner:
Fix the noise of the heat system, and the water pressure. Otherwise-it’s great.

Pros:
The buildings immediate staff is friendly but if your a renter there only so much they can help you with. The building is a co op currently at war with a management company that purchased units as rentals.
Cons:
Renters have seperate landlords from actual buyers. That being said The property manager Angelo is always heard of but never seen. Any problems from noise, mice, or any damage Complaints will never go noticed. Unless you go over his head. Then you'll get a half ass job done by his workers. Pretty much anything that needs to get done you'll have to do it yourself. Noise you'll never get any help with that. The scent of weed coming from certain apartments, the elevator constantly breaking, water shut offs every few weeks, not to mention the roaches and mice. If you see any property that is managed by Salon Realty run from it. Don't believe anyone saying any different from what was stated. You've been warned.
Advice to owner:
Listen to your tenants and be more proactive. Our rent and mortgages pay your salary. You get out what you put in. If you had private sanitation pick up the garbage there would be less vermin. Instead they let the city pick up the trash twice a week for a building this size.

It’s an old building, historic landmark. The facade is getting redone. Windows were replaced a couple years ago. Super is nice and minds his own business

Issue with packages being stolen. Not enough pest control

Nice quiet area. Parking and storage on site. Close to two train stations.
Cons:
Neighbors, management company, lack of ventilation. Smell of weed on some floors. No video intercom for residents.
Advice to owner:
Please work on improving the list above to improve the quality of life for everyone.
