Pros:
Common areas are maintained better than most buildings. Landlord is responsive to maintenance issues for the most part.
Cons:
Landlord only accepts checks for rent payments and you have to call the office for maintenance requests. They never email you; you’ll find out about things like water shut downs from a sign in the lobby.

Your packages will get stolen. Neighbors don’t care and will let random people in the building. Also, you will hear everything your upstairs neighbors do, at all times of the day and night.

Pest control is monthly, however if you’re not home on the third Saturday of the month and you don’t get your apartment treated, all of the massive cockroaches will come greet you personally the following Sunday morning!! Lovely.

Very quiet, the building has charm and the location is amazing. Management are responsive and take care of the building.
Cons:
No laundry in the building or nearby. Had a few pest issues over a number of years.
Advice to owner:
Better pest control, and add laundry to the building.

UWS Retro Gem

Pros:
The building is old but well maintained. I love the retro hardware in the apartment and the wallpaper in the halls. They are good sized apartments and are more reasonably priced than most on the UWS that aren’t rent stabilized. They have been pretty responsive to me especially if there was a pressing issue. I have loved living here!
Cons:
There are some roaches, but it’s to be expected in any NYC building. The exterminator comes once a month to spray the apartment. The only time I saw them in my unit was right when I first moved in because I overlapped with my old place and I wasn’t using the water. The landlord responded quickly with getting the issue fixed though.

Well Maintained Retro Building

Cleaner comes regularly, they stay on top of pest control. Garbage management is consistent. Tenants are all very nice and quiet (only 1 apartment smells like cigarettes). Bathroom and kitchen are older, but clean and well-maintained. Retro feel with exposed brick in some units. Very basic building (no elevator, no laundry), but you get the necessities at a fair price. Laundromat across the street. Subway one block away (no express train).
Cons:
The only con would be if you’re an animal person, there are no pets allowed.

Really Good Apartment If You're Young and Have No Kids

Kitchen is a bit small and appliances were a bit dated, a 4th floor walkup can be tricky
Advice to owner:
Keep renovating appliances to keep up with the competition, otherwise keep up the great work

Great area and they keep the common areas clean. Landlord is responsive.
Cons:
Trash bins do not do anything for the rats. Roaches in the summer are really bad since there isn’t much lighting outside. It’s an old building in nyc, you’ll see bugs.

Pros:
The building is well-maintained and the landlord is responsive. We weren't in need of many repairs because the building is well-maintained, but the landlord was friendly and responsive to any issues we did encounter. The staff was also respectful and neat when making repairs. Our landlord was also proactive in lowering our rent during the pandemic without us having to ask (then normalized when the market rebounded to a very reasonable rent).
Cons:
The water pressure is somewhat low, but not so low that showers, etc weren't enjoyable/effective. Any other issues were fully transparent in the lease, such as not being allowed to install a dishwasher.
The office only works by phone calls rather than email. Because of how responsive the landlord was to phone calls it didn't impact us negatively, but email can make things more efficient sometimes.
Last thing: there is no smoking allowed in common areas, but there is smoking allowed in individual apartments, and the smell did travel into ours, and into the hallways.
Advice to owner:
None - we were pleased with them.

Overall, a good NYC apartment

Responsive landlord, and well maintained building. Units aren’t the most updated but they are clean.
Occasional pest issues but never major, they were always taken care of and responded to promptly.
Cons:
I hate paying my rent via check. I understand the reasoning, sort of, but it’s inconvienient for sure.

Also, you can hear a lot in the building, and will definitely hear your neighbors.

They also don’t even email. All communication is done by flyer in the building.
Advice to owner:
Update more units, have regular pest control in the lobby.
