Great apartment water is bad

Pros:
The apartment is spacious, relatively new, things are working properly and the doormen are nice. Management is responsive and easy to get a hold of.
Cons:
Gym is falling apart and water temperature is terrible

Pros:
The front desk workers really do work well. Never lose any packages.
Cons:
The building entrance doesn’t have fob key and if the front desk person is away, anybody could come in which happened more than a few times . It is not very safe building to live.
Advice to owner:
Please re activate fob key for the entrance

Cons:
- Common areas need upkeeping. No response from fixing maintenance in common areas.
- Increase in rent and reduction in amenities.
- Unresponsive property manager and ownership.
Advice to owner:
Property owners need to actively listen to their tenants' concerns and feedback and take the necessary steps to address them in a timely manner.

Going down hill

Pros:
Tenants are extremely nice and most of the door staff is helpful and friendly. It’s a smaller building so there is a sense of community. Super does the best he can with cheap unresponsive ownership.
Cons:
Relatively new to the building but in the short time we have been here it seems like they don’t take care of common areas. The rooftop lounge is run down and there are weird sun stained fake flowers on the patio that look like they’ve been there for ages. The kids playroom is dirty. There’s an outdoor pool in the summer but the hours are very limited, used to open at 7am and this summer they won’t open it until 3pm.
Advice to owner:
Take better care of the building especially if you are going to raise rent.

Terrible management ruin an otherwise great building

Pros:
Nice sense of community among residents. Units are relatively large. Building staff (super, maintenance team, door staff) are great and do the best they can while answering to terrible management. The building amenities USED TO BE really nice.
Cons:
Have lived here many years and it was great until ownership changed a few years ago. Management is rude, unresponsive and greedy. In prior years, lease renewal negotiations were reasonable and fair. Now, they raise rent by the maximum legal amount (building is rent stabilized) without any conversation about building condition, rising crime in the neighborhood, and market comparisons. They are even building the building next door and blocking some residents' windows yet raising the rent on those units.

Amenities are in disrepair - splintered flooring in rooftop lounge, missing chairs around table (they broke and were never repaired/replaced?), tvs in lounge and fitness room have been broken for years. The main draw to the building has always been the outdoor pool in summer which was open 7am-9pm M-F and 10-10 S/S, but this year they are closing it between 11am-4pm Monday-Friday. That doesn't even make sense?! Those are peak pool hours. So they keep charging us more, but taking things away.

The heat/hot water broke multiple times this winter, including one of the coldest nights of the year - there are lots of small children in the building so this was actually a hazard and not just an inconvenience.

There are also frequent leaks and floods and some units have issues with brown water at times. The fixtures/appliances are cheap - the cabinets won't stay open, refrigerators/dishwashers/washer/dryers break often and they play musical appliances by switching them out with vacant apartments rather than buying new ones.

Staff at the management office is incompetent and often rude and/or unresponsive. They send the same condescending cut and paste messages to all the residents as if we don't talk to one another. I have seen one instance of them actually blackmailing one of the residents who posted a review of the building, threatening to jeopardize their application to a new apartment.
Advice to owner:
It's not that hard. Engage in good faith with your residents. If you charge more, provide more. If you cut amenities, be prepared to reduce rent.

Management doesn’t listen to tenants

Building is not too big. Summed is great with the pool. Has basic luxury building amenities
Cons:
Building management doesn’t listen to tenants concerns. Recently they arbitrarily reduced pool hours for summer 2023 to half of time that we had in previous years. While increasing rent without any problem.
Very disappointing. Seems like they are trying to save a buck on lifeguards? No idea. But hopefully they come to their senses and open the pool like always so it can be enjoyed throughout the summer. And not cut in half

Renovation needed!!!

- Friendly stuff that works in the building (not management)
- All apartment requests fixing fast
- Close location to the city
Cons:
Tenants have no rights at this location. The lease and the attractive building are merely formalities on paper and in photographs. The management engages in numerous illegal activities here, including blackmailing tenants, easily suing them, and revoking basic amenities of the building.

The building is in dire need of major renovations, as evidenced by:

- Yellow water emanating from the bathroom due to an old boiler
- Furniture falling apart and floors rotting on the rooftop deck
- A children's room that poses a hazard, filled with old donated toys, dirty carpet that already smells,
- A business lounge with misshapen furniture from the past and roaches
- A gym with broken equipment that has caused numerous injuries
- Limited access to the summer pool starting at 3 pm.
Advice to owner:
The management is a rude, unprofessional monopolist that takes advantage of tenants without improving any services, making it a poor value each year. Management blackmail tenants.

Pros:
This is a modern, comfortable apartment building near Queens Plaza in LIC. It has large apartments, a pool, a gym, and a good level of service. While the neighborhood has some drawbacks (see below) it's at least a convenient transit hub with multiple subway lines converging near the Queensboro Bridge.
Cons:
Queens Plaza isn't much of a neighborhood (it's fairly industrial, it's loud and has a ton of traffic, and the food and entertainment options aren't great). Also, the elevated subway trains make a horrendous amount of noise -- it's only barely audible from inside the building if your windows are closed, but can be unpleasant from balconies or open windows.
Advice to owner:
You're doing fine - you can't change the neighborhood, after all.
