1 - Cute neighborhood with plenty of nearby restaurants and shops. 2 - Access to public transportation is decent, making it easy to get around the city.
Cons:
1 - The landlord is completely incompetent, rude, and dismissive, showing no regard for tenants’ well-being. 2 - For over 7 months, unbearable noise from a neighbor made it impossible to work remotely or sleep, and the landlord did nothing despite receiving endless evidence and witnessing the noise firsthand. 3 - Instead of solving the issue, they made snide, inappropriate comments about the neighbor, mocking their behavior in an attempt to appear sympathetic. This unprofessional and malicious attitude is beyond unacceptable. 4 - The management’s refusal to act on tenant concerns demonstrates a total disregard for their responsibilities and a lack of basic human decency.
Overall, Eberhart Bros has by far been the worst landlord I’ve dealt with in NYC. If you value your peace of mind and quality of life, avoid their properties at all costs.

Management is very responsive, have had issues with stove and dishwasher and they replaced them both immediately.

Garbage is on street for a while and a lot of times is overflowing.

Totally expected pre-war building. well maintained and regularly cleaned public areas (just an old building so cleaning can only do so much). Responsive property management (Eberhart Bros.) overall positive experience living here in this NYC shoebox!
Cons:
Old single pane glass windows that are not energy efficient - get stuck shut in summertime and you can hear everything outside. Apartment had old wood floors and a red brick kitchen floor, and standard 1990s white laminate cabinets.

Your packages WILL get stolen! The building is always broken into and packages are torn up and taken. This is an ongoing issue with no resolution!!
PIGEON PROBLEM. They are everywhere!! Cooing at all hours in the alleys, especially at 5AM.
Advice to owner:
Do something about all the pigeons. Improve building security!

No real space for a bed imo so it’s more of a studio than 1 bed. Mini fridge, trash was always full,
Advice to owner:
Upgrade basics like a regular sized fridge, video intercom would be safer, laundry access would be ideal.

I live in this neighborhood because I want peace and a reasonable amount of quiet. I’ve never lived in a building with more irresponsible management when it comes to tenant behavior. Several tenants (mostly ground floor) treat this building like it’s their personal fraternity house/club, terrorizing entire blocks with their insanely loud music and beer pong tournaments. Don’t live here. Quality of life and sleep doesn’t exist.
