Good building overall. Tucked in location and very responsive team.
Cons:
Some properties were AirBnB and could get loud based on who was staying there. Mainly weekends.
Advice to owner:
Don’t allow short term rentals in the building.

An all rounder

Nothing is great about this building, but very little is terrible. Everything feels very solid, the walls are thick and don't hear neighbors or people in other rooms. The bathrooms are nicely renovated.
Cons:
One of the bathrooms had a significant amount of mold, and the issue was only partially resolved. There's a constant supply of bugs. One of the rooms has a very weird layout with a partial column and closet that makes it difficult to use the space effectively. Additionally, the windows facing 2nd Ave are exposed to a lot of noise.

Old school elevator that's pretty slow, but glad to have an elevator at all.
Advice to owner:
Upgrade the elevator, fix the bug issue, and have a super that can come same-day

Our unit was newly renovated, had updated appliances such as refrigerator, dishwasher and kitchen hardware and had a new gut renovated bathroom.
Cons:
We had a few mice issues and the elevator was constantly broken

Wayne, the super at the time I lived there was so sweet and hard working. My neighbors were also really nice and welcoming!
Cons:
dark brown dirty water 99% of the time…. I went through so many filters and emailed management countless times and they didn’t do anything about it. also i had a mouse in my unit that the super helped with but management didn’t have an exterminator come after. there were also several mice in the laundry room. they doubled my rent so i didn’t resign.

Great location super close to transit. Apartments are small, but cute
Cons:
The property management in this building is horrible. It’s far away the worst property management experience I’ve ever had and I’ve rented over seven properties in my life. There are often insane parties on the roof that spill out into the halls. In my time there it wasn’t unusual to have glass bottles shattered in the hallways for multiple days and NYU students out of their mind roaming in and out. At one point one tried to start a fight with me. The noise the upper levels of the building is unbearable during these parties. The property management company never made an effort to assist, in fact, they typically turned the issue back onto us. They always try to raise the rent every year, a substantial amount and we’re downright rude on multiple occasions. If you get packages delivered here, get them immediately otherwise they’re guaranteed to be stolen.

Just do better

Responsive management and super. Updated appliances, nice wood floors, great garbage management. I was in a 3-bed and each year rent was raised $150 per month ($50 each person)
Cons:
The elevator is extremely small and slow but never had issues with it being down. Over my 3 years in the unit on the 5th floor, we did have two leaks but both times they were caused by someone on a higher floor leaving a faucet on. The units aren't large by any means so when the heat was on in the winter the apartment got very HOT. We used our window A/C units all year round.

Nice Building, Somewhat Annoying Neighbors (Specifically 4B)

Super is very responsive. Icon management team was also very responsive.
Cons:
Neighbor in apartment 4B is not great, very very sensitive to noise and I think has some mental issues. He also seems to live in a rent controlled apartment, so he's been there for a while.

Pros:
The building is great, both location and our unit. It is decent for the neighborhood
Cons:
management company tried to send a broker three times (a did a tour once without permission) to list our apartment while we had a lease and right after we signed a new year-long lease. One of the brokers they contracted called us after the fact to let us know this company did stuff like this all the time so to be careful. They also raise the rent every year and are not receptive to any negotiating.

Other renters are relatively quiet and respectful
Cons:
Landlord is completely unresponsive
Water flooded through my ceiling and they did nothing for two weeks
They will raise the rent above market price
Bathroom floors are coming apart a few years after renovation
Halls and stairs are never cleaned
