low rise building, only three apartments in this building - location is great and quiet, close to subway and groceries / chinatown
Cons:
only con is the walk up, but it’s not that terrible either - heating is central heating so it gets too hot and you can’t control it in the winter

Love the laundry room, double door security system, amazing super on site.
Cons:
The building is dealing with a mice issue that has been persistent. Some of the people in the building are very nice, but I've dealt with several strange occasions, like one woman verbally accosting me and getting physically in my space for being 10 minutes late to pick up laundry and another asking me personal questions about the dog I was with and what apartment I'm in.

Apartments facing 7th ave can get a bit loud, but the windows are quite thick.

Rent at your own peril

The building is tucked away in a quiet corner of Midtown East. The parks are very nice and the many bodegas within Tudor City are convenient. It's a slice of (cheaper) Gramercy in the middle of Manhattan.
Cons:
The building is old and in need of serious upgrades/repairs. I can't even count the number of times I found a live roach in my bathroom. I also saw multiple mice in my apartment. On top of that, management is absolutely awful and they nickel and dime you on everything. I ended up moving out because the unit above me would not stop banging on the floor at all hours of the day and night and also smoked incessantly. This is supposed to be a non-smoking building.

Small, charming and quiet

This building is charming, well maintained and incredibly quiet. It is one of the few pre war boutique buildings with an elevator which is a big plus. The street is purely residential except for the wine bar on the corner so there’s no noise at night. Neighbors were all quiet and respectful. Pet friendly and a great neighborhood for dogs. Location absolutely cannot be beat
Cons:
Units are small so very little closet space and storage. 1 bedroom too small for more than single occupancy. I did have a couple packages go missing in the mail room

Better mail organization and upkeep of the rooftop deck

Garbage building feels like the Projects

You got 1 good doorman in the day and 1 good cleaner everything else un acceptable

I can't believe my eyes they have one person doing everything the super never around always have other people doing his work then trying to charge us for things that are free from the building not acceptable.

Convenient studio for midtown commute

Only saw water bugs twice in one year. Had rodent chew through the floor- took several days to get pest control out.

Most people own their units, so care for the place and each other Rent from an actual person! Very very quiet Optional monthly exterminator visits Private courtyard Steps from East River
Cons:
Heat is terrible - have to use space heaters all winter so it's not really accurate that HHW is included - coned bills are high. PM company never gave me back my move in deposit despite the LL asking repeatedly Condo board won't allow renters into the parking lottery Intercom system always broken

Fix the heat :)

old. water is occasionally shut down for maintenance, and the building has mice/roaches that will try to get in. greedy landlord.

Great exterior and neat architectural features inside.
Cons:
The management company is horrendous and won't assist with resolving any issues. This is problematic since walls are thin and neighbors are noisy (many parents crammed into a studio with a kid, or otherwise noisy younger couples).
Advice to owner:
Find more courteous/respectful tenants for the building.

Affordable Full Service Building

Pros:
The building is over 100 years old. Solid plaster walls so sound doesn’t travel. Doorman are attentive to residents 24 hrs a day. Rents are fair for the area and building.
Cons:
Management can be hard to get a hold of at times. They are sometimes slow to attend to requests if not urgent. Due to the building’s age, there tends to be a lot of emergency fixes. Heat isn’t super powerful in the winter.

Staff is phenomenal, everyone is hardworking and caring and glad to know them. Larger prewar units a plus but each unit is owned separately.
Cons:
Boiler is constantly on the fritz, meaning heat and hot water frequently go out. Communication could be better about this, usually no warning or time frame on repairs

Nice neighborhood with dedicated drive way and parks, no through traffic. Close to Grand Central.
Cons:
Old building, some units has old flimsy windows. Some buildings rules are obsolete. Some maintenance staff is very rude and show their attitude when you try to make any request regarding your unit maintenance or building amenities.

This building was well kept. Usually quiet. Laundry room was always open and cleaned. Recycling program was easy. We never had any issues with noise or our neighbors. I was honestly sad to move out of the apartment.
Cons:
Had packages stolen on 2 occasions, but coop helped respond to the problem. Pipes were leaking in our unit which required maintenance several times. Coop had a lot of strict rules and fees.

Update plumbing in building

Roaches everywhere. In the lobby and hallways. I see them alive and dead and they are huge. My apartment was over run, had to move out

I moved in the end of last year. First of all, there are lots of outdated rules. I don’t like their move-in restrictions. There are move in and move out fee they collect with money order. Who use money order these days. Can’t move in ANY furniture in certain time and weekend. Not even a box. Second, the doorman is not flexible at all. (Not all of them. Some guys are very kind and nice) Some guys are very rude. Plus the package room is closed a lot of time even if in the operation hours. If you order lots from Amazon, this problem bothers you. Lastly, the building is old. Thin walls, water quality, frequent water/laundry-room fix. I use Brita to filter water, and sometimes I taste strange.. I haven’t had this problem with other NYC buildings. Probably old pipes. There were days that they stopped water and fix something for almost whole day(9-6). I’ve been here only few months and had the fix at least 3 times. Yes this is a co-op and old building, and also the price dropped. But if I knew those from first, I wouldn’t have moved in.

Need to work on the issues above.
