Location is amazing

Beware Mice and Rodents
Former Tenant
Pros:
Great location - close to Trader Joe's and the L and Target.
Cons:
MICE. We had an exterminator come on 3 separate occasions and they never were able to remedy the problem. We must have killed over a dozen mice and then they rose our rent! The street can be dangerous at night. Multiple stabbings and gun shots have happened on the corner. We've been verbally assaulted right outside the building. Some units overlook the trash side of the building which is overrun with rats at night. The staircase can be precarious, especially in the winter or after it has rained. We never went at night.
Advice to owner:
Fix the pest problem.

Solid building in EV
Former Tenant
Pros:
Building is cleaned regularly, super lives in the building and is responsive as possible, pest control offered regularly.
Cons:
Speaking of pest control, I did see a roach or two in the lobby but that might be an inevitable thing in NYC. No roaches in apt though, so the pest control management is good. We've had some package issues, packages were disappearing and there wasn't anything that could be done about it.
Advice to owner:
Quicker responsiveness and look into the package issue.

Quiet neighborhood and clean apartment
Former Tenant
Pros:
- Quiet neighborhood, very little street noise at night except for the occasional car playing loud music driving to the clubs on the other end of the block - Responsive super who fixed things quickly - Clean and finished apartment and building - Washer and dryer in unit
Cons:
- Neighbors were sometimes loud with playing music and slamming doors but not too bad - Heating units on the wall were hard to use and didn't distribute heat around apartment
10 months ago
Nice small building but an odd street
Former Tenant
Pros:
The maintenance is good and they maintain the hallwaya and entry way. Other tenants in the building are nice. Units have washers and dryers which is nice. Near a lot of subway lines.
Cons:
The street is odd, there is a weird bar next door and lots of vacant retail space. Space is tight in the apartment. Packages get left in the hallways so you have to be careful. Mail gets lost because the address is confusing.
Advice to owner:
More responsive management.

Cons:
A few roaches / insects, thin windows

Murder, burglary and owing on the dancefloor
Former Tenant
Pros:
Left this place before I was murdered
Cons:
My apartment was burglarized. The apartment next door was also burglarized. The police were constantly in our building and told us scary things about the neighbors. Basically, I paid $5000 monthly to live in a homeless shelter. Plus, after one month since I moved, they haven't returned my security deposit. I could spend hours writing about the issues that I had, but these two are serious enough to be highlighted here.
Advice to owner:
PAY BACK MY SECURITY DEPOSIT

fairly nice place, but paying too much for what we get
Former Tenant
Pros:
nice apartment, zero pest problems despite being above a restaurant
Cons:
landlord barely responds, super is slow, packages occasionally stolen

Great area horrible management company
Former Tenant
Pros:
Great location with lots to do. I was in a unit on the top floor and had access to the private roof. The apartment itself is fine although a bit old and did leak occasionally.
Cons:
Management company was completely useless. We had an ongoing leak for months. It took a legal notice to get them to fix it. We had a broken dishwasher for half the year and eventually gave up on getting it fixed. It only got fixed when they started I showing the apartment to new potential tenants. The super was incredibly rude and yelled at my mom on the phone when she complained about the apartment being filthy when we moved in. I am currently battling to get my security deposit back and I’ve been moved out for over a month at this point.

Too small and bad management
Former Tenant

Pros:

Small and Overpriced
Former Tenant
Pros:
The area is pretty quiet
Cons:
The super never responded and it took months for him to fix big issues such as water leakage and lights that went out. The location is quiet but there are people shooting up right by the apartment, the price does not make up for the location. You can get a bigger apartment in a better location for the same price.
Advice to owner:
Be better and stop over charging.
Decent first apartment but on the pricier side
Former Tenant
Pros:
Nice space and the apartment itself was small but nice. The rooftop was nice as well.
Cons:
We didn't have hot water for months on end, we have had cockroaches, the super is incompetent, and we literally did not have an oven for 3 months.
Advice to owner:
Get a better super

Nice location, ok apartment. Landlord is unresponsive
Former Tenant
Pros:
Location of the building is in a nice part of Alphabet City. Sound doesn’t carry very well so the apartment is quite, even room to room. Having a washer / dryer in unit is also nice.
Cons:
The apartment isn’t very large, especially the kitchen (which is essentially a hallway to the bathroom). There’s a mouse problem that the landlord hasn’t been responsive with.

Building is falling apart, packages constantly stolen
Former Tenant
Pros:
Quiet street and building, good location.
Cons:
Packages are usually stolen within hours (thief neighbor possibly?). Management / super are both unresponsive to issues unless you press them hard and it'll still take a while. Building is literally falling apart: walls, floors, and ceilings often break/disintegrate. Apartment came dirty with broken fixtures and appliances.
Advice to owner:
Get a camera for the lobby so packages aren't stolen. Respond to maintenance requests.

Fun Apartment in EV, and all that comes with it
Former Tenant
Pros:
I loved the location, the exposed brick, and the newer appliances and nice shower.
Cons:
However, get used to all your packages being stolen and the homeless people on the block. It's a blast Friday-Sunday but during the week it can wear on you. Great apartment for your early 20s, but some cons.
Advice to owner:
Please install a video camera in the building!!! So many stolen packages.
Avoid at all costs
Former Tenant
Pros:
good lighting in bedroom
Cons:
- Trash lives in the middle of the building - Holes and cracks throughout the entire apartment - Constant roach issues in bathroom and kitchen as well as throughout the building - Laundry room is tiny, and constant bugs
Advice to owner:
Spend the money to update and renovate your apartments and take the time to improve the rodent/ trash situation

A Must Read
Former Tenant
Pros:
Very pretty interior, renovated, good lighting.
Cons:
SO MANY MICE!! Management did little to help the EXTREME rodent problem for about 3 months, then I paid for an exterminator myself. Packages are constantly stolen with nothing being done by management.
Advice to owner:
Fix the rodent issue.

89 Clinton Street LES
Former Tenant
Pros:
Garbage taken out readily, lived on 4th FL so no pests but ground and 1st did have problem, Eliot (landlord) was always responsive.
Cons:
The owners of the building are terrible. They scam you by not offering your deposit, are inflexible, and we had a MASSIVE leak in our bathroom. The roof was wide open and there was a tarp for 6+ weeks. Mgmt did nothing in regards to rent compensation. Mold was an issue bc of this.
Advice to owner:
No one ever renews their lease for a reason.

Live in the East Village, they said. It’ll be fun, they said.
Former Tenant
Pros:
Nice and responsive super. Good location. Modern touches. New cleaning guy is doing a great job.
Cons:
Packages CONSTANTLY stolen. Building manager impossible to get a response from (although she does like to complain about tenants in blasts via the rent portal) Neighbors noisy and inconsiderate to others who aren’t students. Homeless like to camp in doorway of building. Garbage disposal area slightly terrifying.
Advice to owner:
Get a building manager who will actually do their job. Figure out a more secure system for mail. Fix up the garbage pit.

Nice Walk Up
Former Tenant
Pros:
The design of the entry and staircase is nicer than a lot of walk ups, The location is prime, Located on a quiet block with good shops and places to eat, Super is very helpful and responsive.
Cons:
Virtual doorman goes down quite a bit, Stairs are extremely steep and dangerous because they are marble. They mop them daily but leave them very wet and slippery as there’s no traction pads on the stairs, It’s miserable going up or down with a suitcase/packages but that’s any walk up, There’s always rats out front of the building at night but again it’s nyc..

Pros:

Cons:

No Heat or Hot water for months…
Former Tenant
Pros:
Nice looking apartment on top floor. Used to have roof access
Cons:

RUN FOR YOUR LIFE
Former Tenant
Pros:
location location location
Cons:
When i moved in the this semi-lux (has appliances and is newly renovated) with a covid lease in dec 2020 i thought id hit the jackpot. wrong. I didnt have heat, in Dec. they provided space heaters- and that has been the case since. NO HEAT. But thats not even the worst part- not even close. Obviously my coned bill was insane- maybe $300-$700 for a 450 sq ft apt- it took them over 6 months to work out any concession with me. This company will SCREW YOU- look them up, Centennial. It gets worse. Weve lost water and power several times, no f's given by management. In August the gas was shut off. We havent had stoves/ovens since. Yesterday they finally finished the putting in new electric stoves which they had to put HUGE holes all over the walls to wire. I cant even imagine what utilities are going to cost now. The super is fantastic but he works for a company that doesnt give him the ability to do much. Oh and there has been no recourse on rent for MONTHS without the ability to cook. Nothing. because they 'dropped off hot plates'. I love this area but this building will push you to your breaking point. ALSO the neighbors steal all your packages. ive been in NY 15 years and ive seen a lot of shitty buildings this one is the worst of the worst- just comes in pretty packaging. DONT BE FOOLED. Last, they raised rent 91% this year and ive been here 2 years.
Advice to owner:
Literally fix anything!! and offer a concession for the rent you completely fucked us on for having no way to make hot food.

Great location, some units with nice renovations
Former Tenant
Pros:
Units are bright and renovated, building is relatively clean and well maintained, quiet neighbors
Cons:
Some issues with trash management on the first floor, leading to rats and smells. Rarely seen any vermin in the apartment though
Advice to owner:
Take out trash regularly

Great Apartment, Terrible Property Management
Former Tenant
Pros:
- Good layout, spacious - In unit Washer & Dryer - Dishwasher - Convenient location
Cons:
- Poor property management (ie. The building had issues with heat for two months in the winter, issues with hot water, rodent issues - management was not proactive or helpful in responding)
Advice to owner:
Be accommodating to your tenants, speak to them with respect and be proactive in fixing issues.

Pros:

Cons:

Advice to owner:

slice of heaven
Former Tenant
Pros:
The location was PERFECT, laundry in unit, management responded pretty quickly when in need of assistance
Cons:
if you live on the 2nd floor you will be able to hear people on the street, even if they are whispering. the coffee shop downstairs has a bar that plays music super loud, no central AC, very expensive for the size
Advice to owner:
soundproof windows, lower the price (an apartment that size really should not be more than 3.5k)
Super is rude and unhelpful
Former Tenant
Pros:
Decent appliances, super convenient location
Cons:
Super doesn’t do shit and isn’t very responsive. Packages get stolen all the fk time. There’s a nightclub right below the building so good luck falling asleep On weekends past midnight

2.5 years here
Former Tenant
Pros:
Extremely clean building, friendly staff. Very responsive to maintenance requests. Lived here for 2.5 years and have loved it.
Cons:
The trash area is pretty nasty despite the buildings best efforts to keep it clean. No one wants to go down the nasty stairs. Packages are constantly getting stolen. There is now a package room but the delivery people barely use it.
Terrible management, beautiful finishings
Former Tenant
Pros:
Apartment was recently renovated.
Cons:
Management was absolutely terrible. Were not responsive. We didn’t have heat for a long time and they didn’t really provide any support even though we shouldn’t have had to pay.
Advice to owner:
Take care of your tenants.
Could be worse
Former Tenant
Pros:
Nice renovations Great super Only 2 units per floor Video intercom Washer/dryer
Cons:
Rats in outdoor garbage area at night so I can only take out garbage during day light Management company is HORRIBLE Repairs take forever if they have to hire a specialist They will harass to show your apartment the last 3 months of your lease Small bugs come in from balcony door Next to a park and fire department so it can get noisy No cameras in lobby, packages are often stolen
Advice to owner:
Showing an apartment someone lives in 3 months before they move out is egregious. I can understand a month before, but not 3. The apartment is for rent not sale. Also threatening my security deposit if I don’t show my apartment is illegal.

Scamagent
Former Tenant
Pros:
Good location building is refurbished nicely
Cons:
Heat was broken for months and they lied and said they fixed when they didn’t, wasn’t until I boycotted paying rent that they came to fix that and everything else in my apartment that was broken. Hot water and water pressure constantly off, also terrible response times from them. Roaches were a problem easily, exterminator came once a month but not at consistent times so we missed him often. Dead mice left in the lobby, heard my neighbors screaming about mice and rats in their apartment but never had a problem myself. Also neighborhood on north side of the building complained about noise from the bar below us every night, but I never personally had this issue as I wasn’t directly above it. Never received security back from them either but at this point I’m just happy to be out of there.

Best neighborhood, Old building
Former Tenant
Pros:
Incredible neighborhood Private outdoor spaces (roof, patios) High ceilings
Cons:
Old building means: - bad heat - AC units - a decent amount of pests with little done about it
Advice to owner:
Be more responsive to building issues/more proactive
Over 2 years ago
Ok first apartment as a newbie in the city.
Former Tenant
Pros:
Location! Hell's kitchen can be busy and overwhelming but thankfully it is close to almost all train lines and moving around is very easy. Central park is also a 20min walk from home and that made things a lot better. The apartment is spacious and the bathrooms are in great condtion.
Cons:
The fridge is fairly small and on hotter days it does not keep things cold. The super is hard to reach and sometimes takes weeks to come fix a lightbulb. The building is owned by a large management company and they care very little about the issues that arise during your lease.

Bad Management Here
Former Tenant
Pros:
Affordable prices and clean hallways
Cons:
The super doesn’t want to fix anything. We have reached out to the super of this building several times but they usually take weeks to respond.
Advice to owner:
Make sure everything is cleaned and is properly working before renting it out to other people.

Do not live in the rear building
Former Tenant
Pros:
Washer/dryer in unit and a dishwasher
Cons:
There's a mouse infestation in the courtyard that they aren't doing anything about- it's not even habitable on the lower floors. The rear building doesn't have real heat. They give you the "opportunity" for heat by having electricity and providing wall mounted space heaters. The winter month heat bills cost $300-$400-$500-$400-$300 from November to March. And that's with the apartment still being cold!
Advice to owner:
Install real heat in the building and make a real effort to solve the mouse problem.

Bad managing company
Former Tenant
Pros:
Close to grocery stores, restaurants, and subway lines. Overall safe neighborhood. Amazing live-in supers who are responsive and always willing to help.
Cons:
There was an on-going cockroach problem coming into the building and the units. The stove would constantly break and management would take a long time to respond to our messages to try and fix the issue. The neighbors downstairs were loud and would watch tv early in the morning with the volume up. The heat would also be on really high; our windows were open during the winter. No exhaust in the kitchen so our apartment would smoke up and have the fire alarm go off often.
Advice to owner:
Add vents to the kitchen and bathroom. Address tenant issues quickly.

Home for Mice
Former Tenant
Pros:
The trash is taken out regularly and the stairs and hallways are well maintained and clean.
Cons:
The place is invested with mice. Apparently there’s nothing they can do about it. If they put poison in the walls the dead bodies will pile and the place will start to smell. The radiator makes the loudest clicking sound that shakes the whole apartment and will cause you to wake up most nights in the winter. I think it’s due to trapped air in the pipes. The sounds is concerning and it sounds like the pipe will burst
Advice to owner:
Please fix the rodent issue and the pipes

TERRIBLE PROPERTY MANAGEMENT
Former Tenant
Pros:
I liked the location
Cons:
If I could give this company a negative rating, I absolutely would. The service was sub-par at best, and they are horrible at communicating. But to top it off - in dealing with a terrible person in bookkeeping, he told me over the phone that I'm a difficult woman and that I must be single because a man would never deal with a woman like me. And then he hung up on me. I originally thought he was strategically avoiding answering my questions, but it's clear now that ignorance was the bigger factor here.
Advice to owner:
While everyone at your property management company seems to be miserable, it's no excuse to treat the tenants like garbage. Being "too busy" to respond unless they need something from the tenant or ignoring people because they made a mistake is unacceptable.

Pros:

Cons:

It's like fine but do better
Former Tenant
Pros:
Good location to the L and Trader Joe's
Cons:
Packages get stolen, then never respond to maintance requests. They installed a package room and hoard packages in there and won't give anyone access
Advice to owner:
Literally do better

Move here if you want your packages stolen
Former Tenant
Pros:
Close to Trader Joe’s and train
Cons:
*DID NOT RETURN MY SECURITY DEPOSIT AS THE CHECK BOUNCED* Landlord is useless, doesn’t respond. You can be left for weeks/months with something broken in your apartment Packages constantly stolen. You can’t leave anything in the lobby for as little as an hour They increased rent by 40% after covid
Advice to owner:
Stop being tramps

Good pest control, shady management
Former Tenant
Pros:
amazing live in super, pest control is monthly and decent, in unit washer and dryers, balconies in certain units, clean hallways, good location
Cons:
Tenants received multiple letters that the management was in default of their mortgage and didn’t explain to the tenants what that meant for them, extreme rent increases at renewal, people go door to door to protest landlord and ask for tenant support as landlord has been in prison for tenant related offenses and finance issues, when it rains the roof leaks
Advice to owner:
Respect tenants, fix roofing issues

Do not rent here
Former Tenant
Pros:
Hopefully nothing goes wrong/breaks and you should be fine.
Cons:
Water flooded my apartment through. Management does not respond to you. I had terrible experience.
Advice to owner:
Be a better person.

214 East 25th
Former Tenant
Pros:
Cheap, great live-in super, great location, clean hallways, mailboxes, etc.
Cons:
Bad garbage management leads to a ton of mice running around the back alley and the front of the building.
Advice to owner:
Better system for trash management

Ehhhh look elsewhere
Former Tenant
Pros:
Close to the bank and a few bars
Cons:
Too Close to the bridge People frequently urinate in the stairwell the elevator breaks down frequently tenant smoke in the building management refuses to do anything about the odor sometimes you can hear loud music being played gives me real flashbacks of the projects
Advice to owner:
Response when you get a phone call and don’t send them in circles with a game of I’m gunna transfer you to the wrong Extension On purpose and keep doing it

Terrible management company
Former Tenant
Pros:
Good location. Big windows with lots of light.
Cons:
Terrible management company. Impossible to contact and if you do get a hold of them, they hang up on you. Broken appliances for months before being fixed. Stolen packages daily with nothing being done to even attempt to address the problem.
Advice to owner:
Listen to tenants and be available to contact. Be even a little bit responsive.

Decent Amenities, Less Space
Former Tenant
Pros:
Units are renovated/maintained, with relatively new fixtures and appliances. Bathroom is spacious, with a good shower. In-unit w/d is nice, though they are SMALL and the dryer isn’t the best.
Cons:
UPDATE 2023: look up Steve Croman and Centennial Properties before signing ANYTHING. This company is embroiled in law suits. Tenants have been sending their rent to a law firm since August 2022 because the company is engaged in illegal business practices. The super scams new tenants out of $130 by uninstalling padlocks prior to move-in (leaving an open hole in the front door), then insisting that new tenants pay cash under the table to have a “new” padlock installed (he reinstalls the one he removed between tenants). Definitely not paying for space, as the bedroom is cramped and there isn’t much counter space in the kitchen(ette) area. Also, in-unit w/d sounds nice in theory, but the washer is super small, and the dryer is either so hot it shrinks everything, or so mild that it doesn’t fully dry. Also the super is only responsive when you submit a ticket through the property management site. Don’t let him bully you into working with him directly, he is shady as noted above, plus pretends to be responsive then never actually solves issues (unless there’s documentation with the property management company).
Advice to owner:
Tell the super to stop trying to cut property management out of tenant interactions. He routinely bullies tenants into working with him directly, and it’s not great.

Terrible Management and withholding Security Deposits
Former Tenant
Pros:
Location was convenient.
Cons:
Centennial Property Management refuses to return our security deposits. We were assured these would be returned and they have delayed this process for 3 months.
Advice to owner:
Give your tenants who have paid on time and upheld the cleanliness their security deposit back. Your communication is off.

West Village Gem
Former Tenant
Pros:
Location, clean hallways and stairwells, crown molding in all rooms of apartment, laundry, very responsive and helpful super
Cons:
There is rotting garbage in the lightwell between 52 and 54 Barrow. Management refused to do anything about it, claiming it was the responsibility of 54 Barrow
Advice to owner:
Clean up the garbage in the lightwell, or work with 54 Barrow or the city to get it cleaned up

Great first apartment
Former Tenant
Pros:
Super was great and very responsive to any issues. Building was kept clean and neighbors were nice. They did have an exterminator come once a month. Great location - quiet at night, but close to anything you want / need.
Cons:
I was on the first floor (not ground floor) and killed 4-5 cockroaches in my 1.5 years there. Bugs on ground floor when I took recycling down.

$800/mo winter electric bill
Former Tenant
Pros:
Incredible location in Chelsea
Cons:
he apartment cleaned before move in, there is no heating (only electric heaters which lead to a $500+ /mo electric bill in the winter), the super is very friendly but vastly under resourced.
Advice to owner:
Get real heaters!

Rats, Roaches and Reading Your Lease
Former Tenant
Pros:
The spot was well located and our super was incredibly responsive and easy to work with.
Cons:
Extremely overpriced for what you get and the building management company will never negotiate. There were so many rats in our yard and on the streets that we couldn’t use our outdoor space - neighboring buildings would put out poison and the creatures would come to our yard to die. We also had a lot of roaches for a newly renovated apartment. In the winter, the heat - which is provided by long water pipes in specific rooms - is mediocre at best and we spent a ton on extra blankets and heaters in the winter. In addition, the property management company was and remains a nightmare to work with. While the super and admins are fantastic, management was difficult to work with and inflexible. Read your lease in full with these guys!!

Great building with old building issues
Former Tenant
Pros:
Location, the super is awesome, clean, (some) good neighbors
Cons:
Landlord is not responsive,, lots of people move every year so some disruptions. Too many college kids. Water pressure is not good, super warm in the wintertime
Advice to owner:
Be more responsive to inquiries

Keep away! Don’t live here
Former Tenant
Pros:
The neighborhood is nice, East 5th street is a quiet street.
Cons:
Mice, Roches, dust from ongoing construction, bad management. Cheap cabinets and materials used for construction. Heat is terrible during the winter, the heat is on and off, only 30% to 50% of the time is on.
Advice to owner:
Better communication, be responsible for the noise, dust, pest, and notice your tenet ahead.

Avoid 9300/Centennial/whatever they rebrand themselves as next
Former Tenant
Pros:
Location. Package room. Location, location...
Cons:
We had a leaking roof (multiple times), for weeks before any shotty repairs were done. They will not respond to any of your requests, especially when you’re trying to leave and an application needs a landlord referral. Constant construction for adding cheap “nice looking” features so they can jack up prices. Do not rent in any buildings this company owns.
Advice to owner:
They’re too far gone and need to go out of business. Just Google Steve Croman

9300 aka Centennial properties
Former Tenant
Pros:
building was niceish
Cons:
rents non legal bedrooms as actual bedrooms awful management no safeguard of personal information via management does not fix problems in reasonable times management group formerly known as 9300 and formerly a different name even before centennial properties involved in numerous lawsuits
Advice to owner:
sell this property to a company who can handle managing property.

Stressful experience
Former Tenant
Pros:
Exterior looks nice and the location is great. Not many bars on clinton street so it’s pretty quiet for LES.
Cons:
Terrible building management- left us with no heat and hot water for a week in December and wouldn’t do anything about it. Had to go everyday to their office in order for them to help. Rats everywhere.
Advice to owner:
Quality of the building needs improvement! And please hire people who are experienced and understand the importance of being responsive when a tenant is experiencing issues. Issues like rat infestation and no heat in a cold winter month.

Management change
Former Tenant
Pros:
Highly recommend this building if you can negotiate a cheaper rent during COVID. The renovated apartments are nice as long as nothing breaks!
Cons:
If you’re paying the usual rates of over 4K for a one bedroom it’s not worth it. The management company has a lot of turn over. They’ve incredibly slow to fix issues like no heat or a broken front door. We went months without a working front door to the building. They are very slow to fix anything in the building and not responsive to requests.
Advice to owner:
Fix building wide things that are broken to ensue your tenants have heat and security.

Lazy Property Managers
Former Tenant
Pros:
In a good location
Cons:
9300 Realty Property Managers do not respond. Jerome Yeiser does not intend to follow up or respond to request. Many maintenance requests sent to management or constant changing supers never get addressed or take months to even get someone to look at.
Advice to owner:
Be appreciative that you have renters paying rent every month and don’t treat them like shit. Given the status of the property/rental market in Manhattan they should be making sure that each building and resident is happy and willing to resign their lease. At this point I would not renew or sign another lease with this company or recommend to another person to do so.

Bad!!!!!!!!!!!!!!!!!!
Former Tenant
Pros:
Cool roof. Good location.
Cons:
Do not move here!!! We have had almost ten mice and dozens of roaches and management hasn’t done anything more than send an exterminator who did nothing but give us glue traps and leave. We have also had a leak in our ceiling for months that still has not been fixed all the way and still leaks every single time it rains. Also, they advertised a washer/dryer that doesn’t work and they haven’t fixed. It’s even smaller than the pictures and way way overpriced for a five flight walk up. Do not move here!
Advice to owner:
Hire better exterminators or stop renting apartments.

Not a great place to live
Former Tenant
Pros:
Had private rooftop in top unit and lots of natural light.
Cons:
Got broken into. Landlord did not even care to change the locks. Insulation was awful. Super got in the summer and cold in the winter. Noise from up and down can be heard in the apartment.
Advice to owner:
Put better insulation in 5a. Care about your tenants safety.

Avoid At All Costs
Former Tenant
Pros:
9300 Realty recently changed the name to Centennial Properties NY is the worst landlord in NYC. The building is crumbling under the fake exterior of the units and you will be ghosted by management and lied to. My ceiling fell and I am going on five months of no help with mold water dripping etc.
Cons:
I have written both cons because there is nothing good about this building or Croman owned buildings. The biggest con is my lawyer fee to protect my money from these crooks.
Advice to owner:
I hope your real estate license is taken away. Also don’t take your tenants money if your family is flaunting their money around NYC.

Great location, terrible management
Former Tenant
Pros:
Love the location, my apartment has a unique layout
Cons:
Things always go wrong with my apartment and the building. Management truly could care less. The owner is an actual slumlord and went to prison for harassing rent controlled tenants.
Advice to owner:
This feels futile with someone who cares as little as you do

Not the worst building
Former Tenant
Pros:
Great location, generally clean, shareable roof top, pet friendly
Cons:
Very overpriced, water gets very cold, dryer doesn’t work well, packages get stolen, slow response from Managment
Advice to owner:
Lower rent and respond faster to tenants. Do something about the packages constantly getting stolen.

Evil landlord & management
Former Tenant
Pros:
The super is extremely hardworking and nice. Washer dryer in unit. Tiny balcony.
Cons:
Uhh, let’s see. 1. Landlord’s a criminal (google Steven Croman) 2. mouse 3. The floor is tilted in 2 inches differences 4. found a bunch of stinky junk behind my fridge with a carcass of a dead mouse FOR 2 YEARS 5. broken mirror (never fixed) 6. extremely low shower pressure 7. never had hot water in the faucet 8. No one in the management would respond to fixing the broken intercom, so the entire building couldn’t receive packages for 3 weeks 9. Management tried to force accumulated “late fees” that NEVER HAPPENED (we had documents that proved they are FALSE CLAIMS. 10. 250~ sq ft apt THE. WORST.
Advice to owner:
How about trying to be a human being?

Classic Croman robbery
Former Tenant
Pros:
Not much, there was a roof I guess?
Cons:
Heating requirements are satisfied with space heaters that you pay for. $600 con ed bills are the norm in the winter. 9300 / Steven Croman landlord just got out of rikers.
Advice to owner:
Don’t be so criminally bad that you’re sent to prison ..?
