Review Summary for Annabelle Santiago
Summarized from anonymous rental reviews on openigloo.
Recent tenant feedback on buildings managed by Annabelle Santiago reveals a mixed management reputation. Positive notes include cleaner common areas, some responsive supers, and decent location benefits. However, frequent criticisms involve delayed or absent responses to maintenance and heating problems, ongoing pest infestations—especially with rodents—and recurring package thefts with little resolution. Garbage management is often cited as poor, contributing to unpleasant conditions. Rent increases without corresponding service improvements and unreturned security deposits have frustrated tenants. While some residents appreciate the social environment and amenities, consistent issues with communication, upkeep, and security create a challenging living experience under this management.

Corrupt and awful building management
Former Tenant
Pros:
Common areas cleaned often
Cons:
Horrible management - doesn’t respond to calls / emails and never gave us back our security deposit when we moved out. Packages got stolen constantly and the trash room was disgusting so trash just constantly piled up right outside the entrance and management did nothing about it. The super is also extremely unresponsive even though he lives in the building. Don’t live here unless you want to be robbed and scammed
Advice to owner:
Stop being greedy and start caring about your tenants

Small + Cosy
Former Tenant
Pros:
Nice walkup, in a very good location with easy access to east village but also the rest on NYC with trains close by
Cons:
Hot water didn't work for a few weeks, neither did AC with slow responses from building management
10 months ago
its nice for a starter apartment

great location and nightlifr
Cons:
slow management wish they were faster

Great location, management unresponsive
Former Tenant
Pros:
Convenient, washer dryer, good location

Hot water often not working, can be loud on weekend evenings, property manager unresponsive, packages get stolen, no elevator
Advice to owner:
Be more responsive about issues

Theres always piles of trash outside and at least 10 rats. Roaches make their way into the apartment

Better pest control

Need to get out. Got to angry review in caps.
Former Tenant
Pros:
Hallways are new
Cons:
PACKAGES STOLEN EVERY SINGLE TIME
OVERPRICED
VIRTUAL DOORMAN APP ALWAYS BROKEN
MANAGEMENT NEVER RESPONDS
SUPER NEVER RESPONDS

Beware Mice and Rodents
Former Tenant
Pros:
Great location - close to Trader Joe's and the L and Target.
Cons:
MICE. We had an exterminator come on 3 separate occasions and they never were able to remedy the problem. We must have killed over a dozen mice and then they rose our rent!
The street can be dangerous at night. Multiple stabbings and gun shots have happened on the corner. We've been verbally assaulted right outside the building.
Some units overlook the trash side of the building which is overrun with rats at night. The staircase can be precarious, especially in the winter or after it has rained. We never went at night.
Advice to owner:
Fix the pest problem.

Do not live on the first floor
Former Tenant
Pros:
Location, lobby kept clean
Cons:
Super slow to respond, building management useless, packages stolen, no cameras

Solid building in EV
Former Tenant
Pros:
Building is cleaned regularly, super lives in the building and is responsive as possible, pest control offered regularly.
Cons:
Speaking of pest control, I did see a roach or two in the lobby but that might be an inevitable thing in NYC. No roaches in apt though, so the pest control management is good. We've had some package issues, packages were disappearing and there wasn't anything that could be done about it.
Advice to owner:
Quicker responsiveness and look into the package issue.

fairly nice place, but paying too much for what we get
Former Tenant
Pros:
nice apartment, zero pest problems despite being above a restaurant
Cons:
landlord barely responds, super is slow, packages occasionally stolen
Over 2 years ago
Great area horrible management company
Former Tenant
Pros:
Great location with lots to do. I was in a unit on the top floor and had access to the private roof. The apartment itself is fine although a bit old and did leak occasionally.
Cons:
Management company was completely useless. We had an ongoing leak for months. It took a legal notice to get them to fix it. We had a broken dishwasher for half the year and eventually gave up on getting it fixed. It only got fixed when they started I showing the apartment to new potential tenants. The super was incredibly rude and yelled at my mom on the phone when she complained about the apartment being filthy when we moved in. I am currently battling to get my security deposit back and I’ve been moved out for over a month at this point.

Decent first apartment
Former Tenant
Pros:
natural light, washer dryer, dishwasher,
Cons:
very loud heat/pipes, washer dryer combo takes forever, super is not responsive, lots of trash on the street
Over 2 years ago
Decent first apartment but on the pricier side
Former Tenant
Pros:
Nice space and the apartment itself was small but nice. The rooftop was nice as well.
Cons:
We didn't have hot water for months on end, we have had cockroaches, the super is incompetent, and we literally did not have an oven for 3 months.
Advice to owner:
Get a better super

Not worth it
Former Tenant
Pros:
Good location in the East village
Cons:
Little to no heat in the winter. Was constantly below the legal temp and management did nothing.

Rats are infested in the trash area.

Cockroaches during the summer.

Neighbors in the building have had issues with mice.

Have raised the rent 1.6k from when I first moved in 2 years ago.

Building is falling apart, packages constantly stolen
Former Tenant
Pros:
Quiet street and building, good location.
Cons:
Packages are usually stolen within hours (thief neighbor possibly?). Management / super are both unresponsive to issues unless you press them hard and it'll still take a while. Building is literally falling apart: walls, floors, and ceilings often break/disintegrate. Apartment came dirty with broken fixtures and appliances.
Advice to owner:
Get a camera for the lobby so packages aren't stolen. Respond to maintenance requests.

Very Cheap Landlord
Former Tenant
Pros:
The location is amazing
Cons:
Cold water all the time, heat is often off, ceiling fell down in the lobby
Over 2 years ago
Fun Apartment in EV, and all that comes with it
Former Tenant
Pros:
I loved the location, the exposed brick, and the newer appliances and nice shower.
Cons:
However, get used to all your packages being stolen and the homeless people on the block. It's a blast Friday-Sunday but during the week it can wear on you. Great apartment for your early 20s, but some cons.
Advice to owner:
Please install a video camera in the building!!! So many stolen packages.

A Must Read
Former Tenant
Pros:
Very pretty interior, renovated, good lighting.
Cons:
SO MANY MICE!! Management did little to help the EXTREME rodent problem for about 3 months, then I paid for an exterminator myself. Packages are constantly stolen with nothing being done by management.
Advice to owner:
Fix the rodent issue.

Live in the East Village, they said. It’ll be fun, they said.
Former Tenant
Pros:
Nice and responsive super. Good location. Modern touches. New cleaning guy is doing a great job.
Cons:
Packages CONSTANTLY stolen. Building manager impossible to get a response from (although she does like to complain about tenants in blasts via the rent portal) Neighbors noisy and inconsiderate to others who aren’t students. Homeless like to camp in doorway of building. Garbage disposal area slightly terrifying.
Advice to owner:
Get a building manager who will actually do their job. Figure out a more secure system for mail. Fix up the garbage pit.

Nice Walk Up
Former Tenant
Pros:
The design of the entry and staircase is nicer than a lot of walk ups, The location is prime, Located on a quiet block with good shops and places to eat, Super is very helpful and responsive.
Cons:
Virtual doorman goes down quite a bit, Stairs are extremely steep and dangerous because they are marble. They mop them daily but leave them very wet and slippery as there’s no traction pads on the stairs, It’s miserable going up or down with a suitcase/packages but that’s any walk up, There’s always rats out front of the building at night but again it’s nyc..
