great apartment in a terrible neighborhood

Pros:
This is a clean, well maintained and modern building. You would be hard pressed to get better value for your money in this area. The super and staff are all very nice and the neighbors have never bothered us. There is a huge roof that can be used for events free of charge. They have a great package retrieval system (for online orders and deliveries) and are very responsive to fixing issues.
Cons:
Unfortunately, this neighborhood is extremely loud and quiet dirty. W 37th st feeds directly to the Lincoln tunnel so there is a constant stream of traffic. There are many 18 wheelers that drive on this street overnight and sometimes the get in honking battles with each other. I have woken up to the sound of incessant honking at 2-3am more than 5 times.

Additionally, this street is quite gross. There is always trash / used needles laying around. There is a constant stream of unhoused people since there is a safe injection clinic at the corner of the street. Additionally, there is a massive warehouse for bottles at the end of the street so they are always taking up the sidewalk for deliveries and maintenance.

Living on this street feels so hectic and overwhelming. We have decided to leave this neighborhood to find a more peaceful place to live in
Advice to owner:
You guys are in a tough spot - I know you are trying your best but unfortunately this neighborhood is turning into a massive dump

Advice to owner:
There is value in keeping tenants beyond their current lease. The churn in this building is insane.

Downhill, used to be a good area and building

Proximity to subways, LIRR and Port Authority
Cons:
37th street is very dirty, congested with traffic, lots of vagrants, feels like a biz district so it also feels like living in biz bldg.
Advice to owner:
Hire better qualified security/door people. Too many new security/personnel and no consistency. Anyone can walk in. Don’t feel safe with 37th street becoming more dangerous and dirty & over crowding.

Great building, not such a great area

Pros:
Building super Dashmir is great and very responsive! Building is clean and amenities are nice.
Cons:
Water pressure on upper floors can be sporadic. Neighborhood got much worse during COVID and there is drug use due to the methadone clinic on the block.
Advice to owner:
The rent hikes that you are asking for in the post-COVID era are not in line with the quality of the neighborhood.

Cons:
Street noise is terrible. Area very high with crime and drug users and insane people. Gym is next to garbage room and smells awful

Fix front door. Big problem

New building in a centric area
Cons:
Management never responds, porters don’t last, not kept clean, entrance door has been broken for over 2 years if doorman is away you are locked out. Neighborhood doesn’t feel safe these days.
Advice to owner:
Visit the property more frequently rather than go by what property manager says. Spend some of the money in fixing essential things such as a working main entrance door and proper cleaning of dead bushes in the terrace. No reliable payment options that’s why 30 out of the 78 units left the building through the pandemic
