Reviews

Beware Mice and Rodents
Former Tenant
Pros:
Great location - close to (c) openigloo Trader Joe's and the L (c) openigloo and Target.
Cons:
MICE. We had an exterminator (c) openigloo come on 3 separate occasions (c) openigloo and they never were able (c) openigloo to remedy the problem. We (c) openigloo must have killed over a (c) openigloo dozen mice and then they (c) openigloo rose our rent! The street (c) openigloo can be dangerous at night. (c) openigloo Multiple stabbings and gun shots (c) openigloo have happened on the corner. (c) openigloo We've been verbally assaulted right (c) openigloo outside the building. Some units overlook (c) openigloo the trash side of the (c) openigloo building which is overrun with (c) openigloo rats at night. The staircase (c) openigloo can be precarious, especially in (c) openigloo the winter or after it (c) openigloo has rained. We never went (c) openigloo at night.
Advice to owner:
Fix the pest problem.
Nice EV 1-bed
Former Tenant
Pros:
Amenities in the unit (w/d (c) openigloo and dishwasher) Nice finishes in the (c) openigloo building (crown molding, paint/lighting, feels (c) openigloo nice) Responsive and exceptionally kind Super, (c) openigloo Carlos!
Cons:
Classic pre-war issues — have (c) openigloo had issues with windows leaking, (c) openigloo radiator leaking, water turning brown, (c) openigloo etc
Loved Living Here
Former Tenant
Pros:
Very clean and responsive landlord. (c) openigloo Felt very safe in the (c) openigloo space
Cons:
We had a few issues (c) openigloo with bugs and then general (c) openigloo noise from the street was (c) openigloo loud. Our unit was also (c) openigloo dark
Nice apartment but not worth the problems
Former Tenant
Pros:
The apartment is in an (c) openigloo accessible location, the topical things (c) openigloo are maintained well. The are reviews (c) openigloo of people not getting security (c) openigloo deposit, but I got mine (c) openigloo on time.
Cons:
The noise levels are ridiculous, (c) openigloo especially ceiling noise. You can (c) openigloo hear people walk and its (c) openigloo 10x the noise you can (c) openigloo imagine. No response from the (c) openigloo building what so ever. No (c) openigloo security cameras and packages go (c) openigloo missing all the time.
Advice to owner:
Please take measures to ensure security and actually respond and try to fix issues with the building
Nightmare at 326
Former Tenant
Pros:
1. Neighbors are very friendly (c) openigloo and helpful. 2. Good shops (c) openigloo nearby for food. 3. Close (c) openigloo to the train station.
Cons:
Too many to make a (c) openigloo complete list, but the most (c) openigloo notable are the following: 1. The (c) openigloo Landlord and the management company (c) openigloo take turns on avoiding your (c) openigloo requests, but make it a (c) openigloo priority to harass you for (c) openigloo any overdue rent. By harass, (c) openigloo I literally mean banging on (c) openigloo the door / sending people (c) openigloo to intimidate you. 2. While I (c) openigloo was there, there were approximately (c) openigloo three superintendents, each of diminishing (c) openigloo quality. The first super was (c) openigloo actually quite helpful; the last (c) openigloo could benefit from a different (c) openigloo line of work. 3. Repairs? You (c) openigloo have to withhold rent for (c) openigloo a few months until they (c) openigloo finally cave in and repair (c) openigloo your unit. Make sure to (c) openigloo set up escrow accounts to (c) openigloo put your withheld rent in (c) openigloo for when they try to (c) openigloo threaten you with legal action. 4. (c) openigloo Heat and hot water? They're (c) openigloo luxuries. The boiler had always (c) openigloo been hit or miss for (c) openigloo a few years, but it (c) openigloo really start crapping out in (c) openigloo September 2023. Buy a space (c) openigloo heater or expect to wear (c) openigloo layers on layers to go (c) openigloo to bed. Important in-person meeting (c) openigloo in the morning? Shower the (c) openigloo night before (if there's any (c) openigloo hot water then). 5. Rats. Everywhere. (c) openigloo Careful moving the lid of (c) openigloo a container in the garbage (c) openigloo area because those rats are (c) openigloo social. You can also hear (c) openigloo rats crawling in between the (c) openigloo walls as well. 6. SEVERELY OVERPRICED. (c) openigloo You will pay premium rents (c) openigloo to be denied the most (c) openigloo basic of needs such as (c) openigloo heat, hot water and peace. 7. (c) openigloo Lack of safety. Packages stolen (c) openigloo so frequently that neighbors had (c) openigloo to start looking out for (c) openigloo each other's packages. There was (c) openigloo also an incident where an (c) openigloo unhoused individual with mental problems (c) openigloo proceeded to break into the (c) openigloo same vacant apartment for the (c) openigloo span of a month or (c) openigloo two. Police would show up (c) openigloo and escort him off the (c) openigloo premises just for him to (c) openigloo return; management was alerted of (c) openigloo this, but proceeded to do (c) openigloo nothing. The vacant unit was (c) openigloo left unlocked for viewings despite (c) openigloo this safety issue.
Advice to owner:
Nothing. I don't think any advice would get through to him.
Has the Basics
Former Tenant
Pros:
They had a cleaner in (c) openigloo the building clean each floor (c) openigloo on Mondays and Fridays which (c) openigloo was very appreciated. Close to (c) openigloo great restaurants and a very (c) openigloo fun area/close to downtown which (c) openigloo is great.
Cons:
Noisier than it should be (c) openigloo because of the fire station (c) openigloo on 2nd and B, but (c) openigloo you get used to it. (c) openigloo The area is good but (c) openigloo can feel unsafe at some (c) openigloo times (good amount of homeless (c) openigloo people).
Advice to owner:
More responsive. We always have had to follow up multiple times before finally getting an answer.
436 w 52nd Street
Former Tenant
Pros:
Management was not disruptive, neighbors (c) openigloo were respectful quiet and kind, (c) openigloo was pet friendly, very clean, (c) openigloo updated appliances and lots of (c) openigloo storage in Unit 12e
Cons:
Mail was stolen constantly, non (c) openigloo residents on the doorstep often
Advice to owner:
Figure out mail situation
Clean building, and a Proactive and Friendly Super
Former Tenant
Pros:
The building is super clean, (c) openigloo there are no bugs, and (c) openigloo an exterminator comes around quite (c) openigloo frequently and can be contacted (c) openigloo if needed. The Super, Errol, (c) openigloo is very proactive about resolving (c) openigloo any issues you might have (c) openigloo with your apartment. The basement (c) openigloo is well kept and has (c) openigloo a laundry, and trash area. (c) openigloo The street direction feeds into (c) openigloo 5th Avenue so it is (c) openigloo easy to call an Uber/ (c) openigloo catch a cab down town (c) openigloo or to cross the park. (c) openigloo The bus (M1/2/3/4) is right (c) openigloo on the corner of 75th (c) openigloo and 5th Ave so a (c) openigloo bus commute is also very (c) openigloo convenient.
Cons:
The elevator is slower and (c) openigloo smaller than average, but all (c) openigloo of our furniture has fit (c) openigloo without any issues during move (c) openigloo in. The doors are quite (c) openigloo heavy and does require an (c) openigloo extra bit of strength. That’s (c) openigloo really all.
Advice to owner:
Keep it up 👍🏼
DO NOT RENT HERE!
Former Tenant
Pros:
The neighbors are friendly and (c) openigloo willing to help always... only (c) openigloo pro
Cons:
Roaches, rats, management is a (c) openigloo complete and total disaster. See (c) openigloo a list of cons below: - (c) openigloo Finance office will pull rent (c) openigloo $ from account without permission. - (c) openigloo Additionally, management won't answer phone (c) openigloo calls, texts, or emails for (c) openigloo days to weeks, and when (c) openigloo they do, they don't provide (c) openigloo answers or clarification on issues (c) openigloo you are bringing up. - Throughout (c) openigloo this winter, we have interrupted (c) openigloo HEAT and HOT WATER at (c) openigloo least 1x a week, with (c) openigloo no help from management. - (c) openigloo Building is infested with roaches (c) openigloo and first floor deals with (c) openigloo rats and mice because the (c) openigloo building workers refuse to follow (c) openigloo the garbage schedule.
Advice to owner:
No advice to them, SLUM LORD.
DO NOT LIVE IN THE BASEMENT UNIT
Former Tenant
Pros:
Building manager and super are (c) openigloo really good people and make (c) openigloo their best effort. The walls (c) openigloo are a nice warm gray (c) openigloo instead of the usual beige.
Cons:
It took them six months (c) openigloo to fix lights that were (c) openigloo broken already when we moved (c) openigloo in. The gate to go (c) openigloo down to the basement unit (c) openigloo got jammed shut and it (c) openigloo took them 2 months to (c) openigloo fix it, during which time (c) openigloo had to climb over the (c) openigloo garbage cans to get in (c) openigloo or out of our apartment. (c) openigloo The basement unit is not (c) openigloo known to the post office (c) openigloo and we frequently had mail (c) openigloo and packages that we had (c) openigloo to go pick up because (c) openigloo they wouldn't deliver it for (c) openigloo this reason. The back bedroom (c) openigloo is right next to the (c) openigloo building's boiler room so it (c) openigloo is excessively hot 365 days (c) openigloo of the year, and the (c) openigloo window is too small for (c) openigloo almost any window air conditioner, (c) openigloo and having the window open (c) openigloo means you can hear every (c) openigloo little thing that is going (c) openigloo on in the back alley (c) openigloo and cigarette smoke comes into (c) openigloo the window. We keep our (c) openigloo apartment pretty clean but still (c) openigloo there are tons of roaches (c) openigloo including in the common areas (c) openigloo of the building. Signed up (c) openigloo for the pest control service (c) openigloo but they never came. There (c) openigloo are several cracks in the (c) openigloo ceilings and walls.
Advice to owner:
This apartment is not worth $2,500 a month let alone $3,295. It is not suitable as a two bedroom, maybe a one bedroom with a home office. Add bars to the windows and do something about the roaches.
