Adorable building, great landlord, small apartments w/ all the UWS convenience

Pros:
The building is beautiful, safe and well-kept on a quiet street in a super convenient location. Close to Central Park and West Side promenade, and with quick access to the 123 trains.
Cons:
Apartment can get very cold during winter months.

Poor design (weird spaces, limited natural light), lack of communication and the fact that you have to pay rent by check every month

Has its ups and downs.

Building is mostly kept clean.
Building has natural light.
Neighbors are mostly quiet.
Garbage & recycling is regularly collected.
Laundry room.
Close to everything.
Cons:
Elevator is small.
Old appliances but modern rent.
Broken appliances are replaced with older appliances.
Washing Machine & Dryers are sometimes unusable due to needed repair or needed cleaning or just user error making the machine one you don’t want to use.
Neighbors are uncleanly often leaving trash around and leaving laundry room/machines in poor condition.
No heat on some cold days.
It is often difficult to get into contact with anybody from management to address and issue, concern, or even get a simple question answered.

Love the location. Directly across the street from a grocery store. My unit had a washer / dryer and dishwasher(not every unit does) 9 foot ceilings were a plus and decent sized living room. Every unit is slightly different layout / finishes but mine was super clean. Couldn’t hear any street noise since my apartment was in the back of the building which was a huge plus.
Cons:
Management not very responsive but the super is. Radiators are LOUD, but that’s usually a given in older apartment buildings. There is a neighbor on 25th that sits in his backyard and SCREAMS at all hours, police have been called 100s of times but he won’t stop. You can’t hear him in the summer months when you have your AC on, it drowns out the noise. But any of the back facing apartments can hear him when you have your windows open (sometimes even when closed).
Have had multiple problems with cockroaches (the tiny ones). Management sends an exterminator randomly and never give a heads up.
Have to mail in checks each month for rent. Lived there 3 years and they said they would be changing to online payments the 1st year and then never happened.
Advice to owner:
Be more responsive and update to online payments

Pros:
The building is clean, quiet, and conveniently located, which makes it attractive. The rents are reasonable.
Cons:
The building is hopelessly infested with cockroaches. They will be in your apartment for the duration of your lease. The super ignores and dodges requests, but immediately harasses you about anything she sees wrong. She acts like she owns the place.

The laundry in the building is practically not a perk, as at least 1 of the 3 machines is always broken and people are using them all day long.
Advice to owner:
Kill the roaches

Enjoyed the size of the apartment, quieter part of st marks, friendly neighbors, washer and dryer, decent sunlight in the living room, large kitchen
Cons:
Not much sun throughout entire apartment, living on st marks is loud, pretty old saw some roaches, not great insulation

Not much, maybe needs some renovations

Clean, elevator, laundry in the building, affordable rent, nice size apartments.
Cons:
Infront of the hospital so it gets loud. Laundry is closing too early and has only 3 washing machines. Sometimes you need to wait long time on your turn to use washer/dryer.
Advice to owner:
Get more washing snd drying machines.

This is a an old, but well-maintained building that is always kept clean and tidy by the live-in superintendent couple. Pets are allowed. Neighbors keep to themselves, but are friendly.
Cons:
1. This is a walk up building, no elevator.

2. The building management representative is slow to respond to requests for repair. Repeated reminders need to be initiated by tenant for several weeks, sometimes months, before any action is taken. Often cheap materials are then used for the repairs. Since poor quality repairs require more frequent upkeep, the tenant needs to contact building management over again.
Advice to owner:
This is a fine building to live in, but the building management is consistently extremely slow in their respond to requests.

Nice neighbors, location is very close to all areas of Midtown Manhattan

Where do I start? This has to be one of the most badly managed buildings in Manhattan. AAG Management / Gumowitz Real Estate have absolutely no regard for tenants whatsoever. The apart from dirty when I moved in, they do not communicate or clean communal areas and worst of all they kept my deposit for no reason! Everyone in this building has the same issues, so please avoid now there is lots of apartments available in NYC, don't feel rushed into moving into terrible / overpriced places like this! No precautions taken for covid 19, they need to be shut down.
Advice to owner:
Treat hardworking tenants with respect! It is a big move to come to NYC and this building makes you feel totally uncomfortable. Also clean the building, we are in a pandemic and it is totally unfair!

Large windows, updated appliances, rent stabilized. Great water pressure!
Cons:
Lots of building repairs needed. Exterior and interior hallways and entryway.
Advice to owner:
Repair the entry way and paint the hallways and doors. Plants some flowers or bushes, give the building some curb appeal.

Pest control could be improved (sometime saw cockroaches).

Cockroach control needs to be improved
