A mixed bag..

Pros:
The building has a live in super who is very helpful and a porter who cleans daily. It's very clean inside the building.
Cons:
Outside of the building is not so well taken care of.. Scaffolding there for many years and lots of clutter ends up under it. The management company is non existent
Advice to owner:
clean the outside of the building . get rid of the scaffolding and the mess, fix the front and garden area..

Great super (shout out Nico!). Great location.
Cons:
AWFUL communication with management. We had a smile fire and we were not aware of it until much later. Fire alarms did not go off on all floors - only the one the fire was on. So we didn't know it was happening until we saw people running down the stairs. Zero sound insulation at all - we can hear ever single word being spoken by our upstairs neighbor. Laundry card machine breaks frequently, and machines will double-charge. We had brown tap water today.
Advice to owner:
COMMUNICATE BETTER.

Some pests but they treated the building regularly. Management could be a bit slow to respond and did the bare minimum

Not perfect but pretty damn good

Pros:
- Doormen are like family (and it’s actually a 24 hr doorman building unlike others that claim to be). One of them is manning the desk at all times, and they know everyone in the building and do not let anyone in without buzzing up residents and confirming approval. Safety is a top priority and they provide so much peace of mind for me.
- Location/history/gorgeous exterior (now that the scaffoldings off)
- Laundry in every wing, not just every floor (as close as it gets to in unit without actually having in unit — only 10 units total share laundry area)
- Rent raises are generally pretty reasonable
- Central air, but tenants have control of thermostats
- Good mix of residents. Definitely a strong nyu crowd but doesn’t feel like a dorm.
- Multiple elevators with minimal issues
Cons:
- Heat/AC are always switched a little too late in seasons
- Most units haven’t been updated in decades. Feels kinda shitty for the price you pay (but at the same time it’s reflected in the price given all the other building amenities, location, etc; it’s not as expensive as surrounding buildings with similar amenities.)
- No outlets in bathrooms
- Trash chutes are too small and trash rooms are set up poorly. Door shuts behind you and there’s nothing to hold it open. Recycling bins in back of room (which is really more like a hallway closet) so you basically have to enclose yourself in a closet to recycle. The porters do a good job of disposing of trash though and keeping the trash rooms fairly clean.
- Bathrooms are so ugly and at least in my unit there’s no air flow leading to mold/mildew concerns
- Lockout procedure is ridiculous

Invest in updating the appliances/bathrooms

Laundry in basement, quiet neighborhood. Building management is pretty responsive and nice. If there was an issue they were pretty quick to handle it.
Cons:
Super isn’t that great. Garbage collection could be better. Not sure if it’s the super or building management.

A new super maybe?

Great first apt in nyc

Pros:
Location is everything! An easy walk to West Village, Soho, Noho, East Village, Greenwich Village, Tribeca. Very spacious rooms and large walk in closets. Doormen are all sweet. Laundry on every floor.
Cons:
Noise on this street is a lot. There is a club underneath the building that hosts events most nights of the week. Heat and AC were always broken. Grumpy old super.
Advice to owner:
Be honest about the noise.

Great location. Charming; giving old school NY vibes. Mostly nice tenants and doormen. On site super is pretty reliable / quick.
Cons:
Lobbies / hallways don’t have great heat, old building problems, sassy management, also wish the central AC was more reliable. Won’t hold packages for more than 48h

The building tends to be quiet even though it is in a noisy neighborhood. Dogs are allowed (but not via the standard lease). Lovely coffee shop at ground level.
Cons:
The laundry room in the basement is in bad shape (low-quality machines, wet floors). Scaffolding for years and ropes from the roof.

The live-in super, Bekim is so kind and attentive. The doormen, Albert, Josh, and Martin are all very professional and sweet. Love living in this building.

Many older tenants who have been lovely with the exception of an older man who was racist toward a friend and followed them through the building.
