From Beautiful to Horrific

Pros:
When I first moved into this building in 1956, it was clean with brass mailboxes so shiny you could see your face in them and beautiful murals in the hallway on the first floor.
Cons:
When the building was sold to Elizabeth Weiss, it became a slum dwelling with poor heating, dirty hallways and those polished mailboxes became rusty.
Advice to owner:
I moved out in 1969. Building was sold, renovated & now permanently closed. Wonder why?

Cockroaches and we’ve had mice a couple of times.

Advice to owner:
Don’t market these units as “comes with washer and dryer and dishwasher” and then not fix them when they break.

More room for a Steep Price

Pros:
Nice neighbors
More square footage for your money
Doormen are nice to me (but not to everyone in the building)
Cons:
Poorly maintained over decades
Long term plumbing and electrical issues
Handyman has no training, almost every job is done poorly or incorrectly
Super rarely around and seems to have limited interest in the building, blames everyone else for work perpetually left undone. No pride in maintaining the building.
Porter so offensive personally most tenants will not speak with him.
All renovations done cheaply and not to code, no permits.
Intercoms doesn’t work.
Elevators break down frequently.
Advice to owner:
The condition of the building starts with the owner. The infrastructure of the building has been neglected for decades.
Invest in the building, perform necessary plumbing and electrical work to code, renovate apartments with thoughtfulness rather than installing mismatched appliances and cabinetry that are placed where they can not fully open.
Hire trained and capable staff without major personality or psychological disorders.

Great location, management slow

- great location
- rooftop access (technically not allowed but everyone went up anyway)
- we had the apartment with the private deck
- friendly neighbors
- couldn't hear neighbors in our apartment
- nice (but sometimes not too helpful) super
- allowed for rent reduction during covid
Cons:
- management was slow to respond to any issues and when they did reply the work was pretty bad
- we didn't have a working fridge for a month and only when we said we wouldn't pay rent did they replace it
- garbage area was a bit of a shit show, oftentimes had rats
- packages sometimes got stolen, and despite there being a "working" camera, management said they couldn't do anything about it; we believed it was strangers who got in vs. neighbors though
Advice to owner:
- update rent payment system
- would be helpful if management was more responsive

Shady management, gross building

Pros:
I guess the rent was decent and the location was good. Washer/Dryer in unit was nice.
Cons:
Management never responds to calls and rarely returns emails, stairwell had trash and hadn't been cleaned in years, trash was thrown under the stairs which is definitely not up to code, unit had bugs, bathtub was incredibly small, management never returned my security deposit

Dorothy should learn how to use a phone and write a clear email

The supposedly renovated apartments do not have noise insulation between floors and the gap causes the footsteps noise, music to be heard even louder, as a result of that and to the inconsiderate who cares little about their neighbors you will have moments of great disgust, the heater pipes make a lot of noise and the leaks are constant since the repairs are not supervised and apparently they are made with cheap labor will causes them to be frequent, the garbage is thrown on the floor and not in the trashcan, there is a super but he doesn’t live in the area. the cell phone antennas on the roof generate interference, and apparently there is an arrangement with spectrum (Time Warner) so you can’t use Verizon or optimun not Dish, not Direct TV, ….. nothing else only Spectrum.
Advice to owner:
Fix those cons issues
