Gas Cost too high

Pros:
Clean building, great super. Responsive for repairs.
Cons:
Gas prices are high due to the water heater. Gas usage/cost would remain the same throughout the year despite changing weather and conservative use.

Overpriced in a beautiful location

Pros:
Most units completely remodeled with nice fixtures and appliances. Beautiful historic building in a great location.
Cons:
Insufficient hot water. Maybe lasts for 20 minutes in the shower. Owners don't know how to fix it. Electric bills range from $300-$450 / month. Front doors are not sound proof at all. All sounds in the hallway flow into units and vice versa. Building materials appear cheap, drywall is very thin 1/8th inch (you could probably push your finger through it) and floor is very soft wood that will dent easily.
Advice to owner:
Rent is too high.

Great but beat up quickly, hot water runs out fast

Pros:
2 bed layouts are great with opposite end of apartment bedrooms, everything is modern and nice, no window in living room sort of sucks but if you want to live in Greenpoint and can afford this it’s not bad.
Cons:
The only big issue was that the water pressure was actually too high for the size of the water heaters (according to a plumber I spoke to who happened to be in the building when I was going downstairs), so you have to take showers fast and race the hot water running out. The plumber did suggest just installing our own lower flow rate showerheads as a solution but our lease was already ending at that point so didn't bother. There are also rats that get into/crawl into the trash on the days that the bags get put on the street to be picked up, the receptacles you put the bags into are really nice and no issues with them, just clap your hands loudly on trash day as you approach the entrance if you're worried about it (that goes for most of the street on trash day tbh).

Bought by a company who pushed out old tenants with Bed Bugs

Rent stabilized at one point. Amazing location. Beautiful and large apartment with original landlord who lived across the street.
Cons:
They were horrible to the rent stabilized tenants. When they first took over the building no one came to manage the trash and said they'd send someone but didnt. Management refused to deal with a bed bug situation so that we would leave and they could destabilize the apartment. They would do things like send an exterminator but wouldn't answer theyre call to be let into the building. Luckily we let him in. They never followed up afterwards. Then told us we didnt have them despite our bites. Sent extermination companies that were shady, who'd sing off on us not having them despite us having caught them in our traps. They just treated us so miserably, gaslighting us constantly us so that in the end we were forced to leave.

Old building, new management sucks, lovely neighborhood

Neighborhood is awesome. Some of the apartments finishings are nice.
Cons:
Apartment is small for the money. New property management sucks. We’re had a leak ongoing for years and the old management and new has dragged feet on fixing it and only patched it lightly not identifying the source. There is no effort from management to be accommodating. New management didn’t even respond about the leak for 3 weeks. Only once they started getting calls from HPD at my request did they start to address the issue. Which again has still not been fixed. When asked about compensation or rent reduction for this regular issue. They referred us to the lease that says we have to deal with it ourselves. We can’t fix the building ourselves and have been living with an HPD violation for years. I wish these companies treated their tenants like humans rather than gaslighting and money grubbing.
Advice to owner:
Stop focusing solely on money and start providing good housing for your residents

The space was awesome - this apartment building has huge bedrooms! Apartments were updated and had nice appliances along with a laundry room.
Cons:
Unfortunately, our lease was not renewed due to construction on the building. It was unfortunate because we loved living there.
Advice to owner:
Just wish we could have stayed longer!

This is a great location. Most the neighbors are nice.
Cons:
The management lies constantly, either makes no repairs or makes shoddy ones and is unresponsive. The owners listed here are not correct--the building was sold to Japanese companies with no contact info. The management, North Bloom, LLC--really one girl-- the only place you have contact info for, is the worst ever. No accountability, they refuse to make repairs, won't respond to tenants, For what was once a wonderful building in a great location, they are ruining it. There are CONSTANT leaks and plumbing problems and management is trying to make tenants responsible for pipe leaks. Stay away from this mgt company and building unless you want big problems. It takes forever to get the dept of housing here and then they just issue fines. Throughout the building, there have been over 12 instances of leaking pipes, leaking AC units and broken pipes and those are just the ones that most tenants know about.
Advice to owner:
Stop squeezing for pennies. Hire someone competent to manage building.

Hallways are cleaned regularly, no pest problems, quiet for the most part. The garbage area was initially not maintained well but it’s better now.
Cons:
Management is quite unresponsive to emails. Apartments are small, but knew this moving in.

Respond to emails right away!

New Owners Kicked Everyone Out

Rudd took over a few years ago over the winter holidays, and when people were out put notices under our doors that no leases would be renewed- even those coming up in less than a month. Their plans were to gut renovate the place, and to do so they had to clear all the residents out- many of whom had made their homes there for decades. The resulting construction and kicking out of tenants was an absolute nightmare. Construction was handled poorly, corners were cut with quality, and I was lucky to get out when I did.
Cons:
To be fair, the building wasn’t much before they renovated it, and I have no idea what it looked like afterwards.
Advice to owner:
Maybe don’t forcefully displace people from their homes .

Another cheap renovation

Superficially the building is nice, new appliances and the layout of the apartments are good.
Cons:
The walls are disturbingly thin. Walking up the stairs you can hear every conversation in every apartment. Bedrooms on the same floor share a wall and you can hear full conversations, sneezes, yawns, music. You can also FEEL THEIR FOOTSTEPS. I've lived in the city for 11 years and have never experienced that.
Advice to owner:
Don't be such a cheap bastard and add proper sound insulation.

i loved my time in this apartment very much! christina only owns this one building so she’s extremely responsive and friendly and flexible with tenants. it’s a huge amount of space on a quiet, beautiful, historical block, and the laundry in the basement is a huge bonus.
Cons:
not many! the appliances were out of date in the kitchen but i know that they reno’d the apartment for the next tenants once we left. the back alley can get a little noisy and the heat stays on well into the spring but that’s normal nyc stuff
