Summarized from anonymous rental reviews on openigloo.
Tenant reviews for Gramercy E 22nd Owner LLC's buildings reveal a mixed management experience. Positive feedback highlights responsive and friendly staff, clean common areas, good amenities like gyms and packagerooms, and a prime location. However, persistent issues with pest infestations—particularly cockroaches and rodents—are frequently reported, coupled with complaints about slow or unhelpful management responses. Noise and neighbor disturbances, subpar garbage management, and occasional maintenance delays are also noted. While some tenants appreciate the environment and recommend living here, others warn to avoid due to hygiene, management inefficiency, and unresolved pest problems. Overall, expect decent amenities but be prepared for management challenges, especially pest control.

Cockroach Infestation - Beware
Former Tenant
Pros:
Great area, easy access to all trains
Cons:
If you value your health, peace of mind, and basic hygiene, avoid this building at all costs. The cockroach infestation here is completely out of control—and it’s been met with complete indifference from property management.
For months, residents have been dealing with cockroaches in every part of the building: apartments, hallways, elevators—you name it. They crawl under doors and into living spaces no matter how clean you keep your unit.
Management has failed to take timely action. It’s only after widespread complaints that they’ve started spraying the building weekly, which should tell you just how bad the problem has become. Weekly spraying is a band-aid for a much deeper issue, and the situation has only escalated.
Tenants have been left to fend for themselves while dealing with unsafe, unsanitary living conditions. It’s unacceptable and deeply frustrating. Management has me purchasing my own sprays, traps, covers to plug up even my kitchen sink.
Bottom line: this building is infested, mismanaged, and absolutely not worth your money. No one should live in these conditions, they should offer everyone a discount on their rents.

220 East 22nd Street
Former Tenant
Pros:
Most units are updated and have nice kitchens / bathrooms. There is a gym in the basement and laundry on every floor. Package room helps make sure nothing gets stolen.
Cons:
The doormen & management company are the most unhelpful bunch of people I’ve ever dealt with. They do not track who is coming into the building, charge you $150 if you are ever locked out of your unit, and are never quick to help you in any way. We had a rat in our unit and the doorman told us to wait 2 days for pest control to come, and never sent someone to help until we pestered 3 times. Management will not respond to emails with anything helpful, and will take months to get back to you with questions. The building often undergoes maintenance and there were times when we went 14+ hours without power with no help or subsidies from the building. They always tell you these maintenance projects will be shorter than they actually are, and you will be stuck without hot water or power frequently. Furthermore, this building charges insane rent for units where most of the bedrooms do not have windows.
Advice to owner:
Hold yourselves and your doormen accountable. If tenants are going to pay a premium to live in a “luxury building,” you should service your properties as such.

Honestly very great place to live
Former Tenant
Pros:
Gym, staff is great, package room rocks, maintenance requests are responded to timely, very clean in hallways
Cons:
AC units make noise constantly, even when they’re off
Some of the washer and dryers are in one so it takes like 4 hours to dry and ruins most clothes

Management is terrible
Former Tenant
Pros:
It’s an apt in a nice area of Manhattan I guess
Cons:
The apt management is an absolute joke. I was dealing with them on a listing and the person left and nobody else checked their email. When I finally got ahold of them he said “do you know how many emails I get?” Where do they find these clowns?
Now they’re charging late fees on auto-pay payments to multi-year tenants who’ve been in the building longer than them
Advice to owner:
Get rid of all the mice, hire new management

Great but roaches and thin walls
Former Tenant
Pros:
Beautiful block cool architecture
Cons:
Roaches and very thin walls.
Advice to owner:
Improve the walls, get rid of roaches - I shouldn’t have to put sugar and flower in the refrigerator as a precaution

220 East 22nd Street
Former Tenant
Pros:
Very kind doorman. Hallways, elevators, and other high traffic areas remained clean. Great location within waking distance of the 6 train.
Cons:
Failed to alert us of ongoing construction after we moved in. Two apartments on either side were renovated from 6am to the afternoon. Extremely noisy.
Elevators are slower than a mailman on Valium.

Noise and neighbor issues
Former Tenant
Pros:
Good location, heat/cooling worked well, if you can tolerate noise and pests it’s a decent place to live.
Cons:
Lots of mice, cockroaches, and pests. Building was recently renovated but poorly maintained, especially in common areas. Many ceiling leaks. Neighbors had lots of loud parties and would leave their trash in common places, and throw trash off the roof onto the street and terraces – often felt like a frat house. Doormen would often be missing or asleep during their shifts. Building water supply and heating is very noisy, even within the apartments. Lockout fee, even on the first time it happens.
