Friendly neighbors, pretty quiet block. Maintenance team was responsive and helpful. Location is great — close to the Q, and close to Prospect Park. Lots of shops, grocery store, etc., nearby.

Clean and well kept. Very good staff. Very clean street without pests or overflowing trash

Very poorly insulated building. I had to move out because I could hear the upstairs neighbors' footsteps all night. I can hear conversations and dogs barking through the walls. The walls are so thin that I can hear the elevator opening and closing, as well as people going up and down the stairs. I only recommend it if you live on the top floor or if you are hard of hearing.

don't cheap out on building materials

Super and doormen are great. Building is generally quiet but a few obnoxious neighbors.
Cons:
Lived on the top floor of the building and had an issue with bugs coming in through the skylight. Water runs brown far more than it should. Loft unit apartments take forever to cool down and the combo washer/dryer is close to useless. Building promised they were building a gym in 2022 that never showed up. I just expect a little more for the price and distance to public transportation.
Advice to owner:
Fix the water and every other con becomes more palatable.

Some apartments have in unit washer/dryers and dishwashers. I’m guessing they’ve renovated old apartments as people move out. The building is maintained well, from what I can see. They take the garbage out twice a day on each floor and mop every day. Neighbors are kind. Apartments are very spacious for New York.
Cons:
When I moved in our unit had roaches and there was no apology from the management. It was never disclosed prior to moving in. We ended up discovering they were coming in from openings around the medicine cabinet. We have caulked around it on our own accord and have not seen any roaches in a couple of weeks. I will add that management sent an exterminator to come inspect the unit and he was very helpful. Additionally, some neighbors do smoke marijuana outside their windows causing the smell to come into our apartments. But it’s New York so you can’t do anything about that.

Remediate bug issues prior to new tenants moving in and ensure units are properly cleaned

Great neighbors, no noise complaints. Nice clean style in our apartment. Close to lots of useful subway lines, quick route to Manhattan. Washer/dryer in-unit.
Cons:
Since the new managers have taken over (summer 2023), they've been much less responsive and currently don't take accountability for their mistakes.

Be more responsive and come when you say you'll come!

This building has renovated units with brand-new appliances. Have lived here for 2 years now and am very happy with the experience. The building is very well maintained, clean (great Super who is on top of it all), safe (secure building through Latch app), and has things like an elevator and a (very small) gym. The very few issues we've had have been resolved quickly! Our unit specifically has in-unit washer-dryer, dishwasher, etc.

Definitely pricey, on a loud street (even on week nights)

The doormen are awesome, the location is fantastic, and in general the building is pretty well maintained and safe.
Cons:
There was a massive leak on the K line and my ceiling collapsed. Management was really unhelpful and unresponsive and because of miscommunication I didn't have a place to stay that night. It also took a long time to repair/inspect for mold.

Take complaints seriously so they don't get worse!

Building is a pre-war building, so, although some units inside are newly renovated and great, the rest of the building isn't renovated (pipes are old, window paint peels if water leaks from rain/ice and the building is always under construction) Building is not rent stabilized, so rent raises every year

renovate the rest of the building and stop raising rent. Also, stop doing construction; it's been a year and we literally don't see any changes

Great elevator building with large lobby

Good working elevator. The street level lobby is large with ample space for package delivery. Package safety is good to great. Especially with an Amazon Hub available. Hallways and lobby are cleaned every day. This is a beautiful building. Some new renovated apartments as well. Great building staff.
Cons:
The building uses an app that allows the intercom to connect to my phone. I’m a bit old school so I’d prefer an intercom that is connected to my door. The garbage is maintained pristinely. However, it is a dungeon in the basement. Not for the faint of heart. We do not have a timeline for how long the new scaffolding will be up. This is the biggest current downside of living here.

This is a good building with renovated units and good facilities. There's AC in the lobby, mail/packages are secure, intercom system is great, and there is a gym that is newly renovated. I have a laundry in-unit as well and have not had any pests since moving in last summer.
Cons:
Multiple people in the building have had issues with the AC/heat. The units are leaky, use a lot of energy, and don't cool or heat well. The building is also in front of 5th avenue next to a hospital and a fire station -- if you get a unit facing street, beware. It's going to be super loud.

New ACs instead of putting patches on the units everyone has now.

Akelius Management is a Joke

Nice building staff, decent quality of renovation for the apartments.
Cons:
Akelius property management (in the office, not at the building) is awful. I lived here for an 18 month lease and didn't have a working oven or microwave for 3 months at the end of my lease. That's over 15% of my lease term without a fully functional kitchen on a $4k+ apartment. I requested a concession but property management continued to put off their response until I determined whether I would be renewing my lease or not. Once I decided I would not be renewing my lease, they informed me that they could not grant me a concession.
Advice to owner:
It seems elementary that you would have to hear these basics from a tenant but it takes very little $ in concessions to keep your tenants satisfied when things go wrong and prevent them writing these types of negative things about your company.

The super is excellent. In unit washer-dryer and dishwasher. Regular pest management, have seen 2 cockroaches total. The management company is extra. In the 10 months I’ve lived here they replaced the sidewalks in the back of the building (several months of jackhammering), repainted the ceilings of the common areas, replaced the fully functional mailboxes, and redid the light fixtures in the common areas. None of these things seemed necessary.
Cons:
The hot water does not work regularly (~2 times per month on average) and the super gives a different reason each time. I got a covid deal last year and now they are raising the rent by over 50%. The management company sets the heat to 68 but it is regularly 1-3 degrees colder in my apartment. I feel badly complaining so often bc the super is really nice about it, but it’s def below legal temp.

Construction NOISE and DUST

Location is good if you don't mind a long walk to trains, or have a car, or okay with taking bus. I walk and ride bike often.

Akelius multi billion dollar slumlords who convert rent control/stabilized buildings into posh apartments , one at a time, where they can charge more than double the rent. So there's IN-HOUSE noise pollution and dust 5 days a week. Workmanship when something is repaired is very very low. Even got paint all over my wooden floors-really? The plumbing is old and I had my bathroom ceiling collapse and Akelius did nothing but patch the gaping hole after ignoring my warning. This could of easily resulted in physical harm. Left me without a bathroom for a day. Nightmare. Debris of rocks, dust and mold everywhere, my cat now has asthma due to the conditions. My old cheap cabinet got damaged and the floors cracked but Akelius has not replaced anything yet. They have several violations of over-charging rent-check your rent history at 311 to see if there is a spike in your rent from previous tenants. Old peeling paint throughout building and in my apartment. Heating is sketchy. Mice in building. Report all violations to 311.
Advice to owner:
Be more ethical, life would be easier and more rewarding.

ZERO Quality Control with Akelius

The porters they hire tend to be nice. Neighbors for the most part are lovely. Good location - close to several bus routes & a decent walk to several train lines. Cute park up the block with off-leash hours if that’s your thing.
Cons:
No super in the building- it is shared with one from a building up the block. They rotate our porters like every few months so no solid consistency there. You have no real direct line to the super or property managers, rather you have to call the service center- they basically work as a middle man and while most can be lovely to speak with, they’re so disconnected they’re not generally helpful. You can wait days to hear back from the property manager if you do at all. They give little to no notice or explanation for new jobs or repairs being conducted in the building. Little to no effort is put into actually fixing the issue rather than applying a patchwork job. The upstairs bathroom kept leaking into mine causing damage both to structure of my bathroom but also my personal property. It took numerous complaints over several months for them to address the problem. Then the upstairs neighbor got a newly renovated bathroom and I was left with bare minimum effort (read below for how that has played out in the months following). They once sent in contractors and plumbers to do some “necessary” work who covered nothing and let debris & dust from inside the walls and floors coat every inch of my kitchen and bathroom; the workers also used my towels and then put them in with the trash. People’s packages frequently get stolen yet management will not work with tenants to check the cameras; we do not believe they were ever actually set up and are more likely just for show. Their solution to us was to accept this is city life and to have our packages delivered elsewhere. They replaced the front door with what other tenants have described as someone’s old closet door and they did so with the door opening the wrong way. The lock also started acting up and they were notified people’s keys were getting stuck. But the service center deemed it to not be an emergency. And then all over the weekend people were fighting with the door trying to get in with their keys, and becoming increasingly frustrated. So what happened? We’ve had a doorway filled with broken glass for days. Again, good luck if you have a small child, pet, or happen to fall. The gate to the parking garage got stuck closed effectively locking people who pay to use the space both in and out respectively. They don’t care at all about how the decisions they make affect the people who pay to live here. Your ceiling can come crashing down due to faulty repairs on their end and not only will they act like it’s your fault, they’ll leave you waiting for days on end for repairs and even then not offer any confidence the issue will actually be resolved. True story. They also spend an exorbitant amount of time gutting older units to knock them out of stabilization. Beware. We are certain the reason they don’t make proper repairs is to encourage us to vacate so they can up the rent for the next tenants. The heat is wonky at best and smells weird. It can be 60 degrees out and the heat will be on full blast, or 20 degrees and we have to call about the heat. All in all there is absolutely zero quality control with Akelius - whether it be work they’re conducting or “repairs” the work is inconsistent at best.
Advice to owner:
Treat all of your tenants equally- it’s clear you prioritize the newer tenants.At least make it look like you’re trying. A reminder we pay you to live here and not the other way around. Do better.

Where to begin? Here’s a list of problems that arose in 14mo and how they were “handled” by Akelius. Bathroom leaked and ceiling fell thru 4x. More paint and plaster were applied until the next leak started showing again. Eventually the super told me he would have to contact a plumber which he never did. Calls and texts went unanswered. This most recently happened about a month before we moved out and I conceded for my sanity. This was June of 2021. Heat was not kept at legal requirement of 68degs all winter! Akelius did not correct the boiler issue and paid us for our high electric bills because we required space heaters. Besides being uncomfortable and having to stay bundled up, we felt mad unsafe with those heaters on all night. Boiler room is directly under 1C and when it turns on the rumble is intolerable. It was disruptive during zoom calls and woke us up at night. Not exaggerating when I say it made glasses fall off of our bar. We only wished the heat making all that noise was coming into our apartment. The boiler was “opened and drained” a few times. This did not help but we were told it should’ve so ya must’ve been us? I cannot recommend enough that you do not live here!!!! After our experience with Akelius in 14mo there is no way they have any intention on fixing anything. Other random small annoyances: Outside patio is mosquito haven because of its lifted deck design has a lot of stagnant water underneath that you can’t reach to drain. The bugs! Roaches and ant galore! The exterminator comes 2 Saturdays a month in the warm month between 8-1pm. We missed most of those windows. Their app is useless. You still have to contact the call center which has to raise “requests” for literally everything.

Naaah Im sure they know they are fucked up! Shame on you for working for them and not doing anything to help people? Lol

Good location/clean/laundry in building
Cons:
Consistent water leaks coming from upstairs apartments. Not sure if this has been fixed since I lived there.
Advice to owner:
Update pipes.

Way too expensive / very small units

Pros:
Very central. Most units have been renewed and include full amenities including dishwasher and laundry in unit. Doormen are very nice
Cons:
Work across the street (on a school) has been constant for 2 years and will continue, from 6am to 11pm on most days. Units are super small and largely overpriced. Management was horrible, only cared about your money. Some small progress being made but I’d still avoid renting here.
Advice to owner:
Reduce rents, tenants are robbed. Be more reactive, it takes too long to get an answer to emails. Be more considerate and human, tenants are not only bank account numbers

Landlord does not turn the heat on most nights.

High Rent for Hastle

Pros:
Relatively safe neighborhood; nice neighbors.
Cons:
Persistent construction noise, lobby is used for gatherings so noise reverberates, it’s also used for skateboarding and place for children to run around so the echo of the voice is constant. Mice infestation for 2 years while on rent, owner consistently failed to address the issue. Pest control detected hole behind the dry walls. Wiring for internet is impacted by construction so there is regular disconnection/not ideal for people working remotely.
Advice to owner:
Just address the issues. Focus on structural renovation and not synthetic make-overs.

Akelius at the Mohawk!

Pros:
Akelius is super responsive to tenant repair and troubleshooting needs. A+ for communication and accessibility! Maintenance staff are enthusiastic, personable and professional.
Cons:
Gentrification has ruined diversity because rents are through the roof at market rates. No new black tenants have moved in over the last 3 years since Akelius took over the Mohawk, because new rents are affordable only by the wealthy (who are all white.) Akelius will not offer deals and will not negotiate with legacy tenants who are being priced out of the market.
Advice to owner:
Provide low income units to people of color and stop the persistent diversity crush and relentless “whitewashing” of Akelius buildings. Offer infrastructure repairs to legacy tenants in rent stabilized apartments who need new flooring, bathroom installments, or closets, without charging more rent. Ban the use of noisy, inefficient, diesel fume producing leaf blowers to clean a few leaves off the sidewalks, where a broom and dustpan would suffice. The noise and air pollution are offensive and harmful.
