The building is well kept but the people living here are nasty

Pros:
They keep the floors clean.
Cons:
Tenants leave their trash bags in the elevator, the lobby smells like dead dogs. If your package is left in the lobby it will get stolen in a matter of minutes!!!!

Run by slum lords

Cons:
Parkchester is run by nothing but slumlords. They do not put on heat on days that the windshield makes the temperature close to 20゚ . They've admitted that they have 2 heat plants and one doesn't work so they cycle the heat and give only 4 hours of heat for everyone throughout the day. They do this because of money.
Advice to owner:
Don't run a building if you can't afford to treat every Tennant humanely. You're bad with money and it shows and you will resign or be forced to leave

Management is the problem

Pros:
Great neighbors for the most part. Stores close by. Good public transportation.
Cons:
Management is slow to fix issues. Need to keep on them to do their job.
Advice to owner:
Listen to residents, give residents true access to the board. Repair things in a timely manner without having to have residents follow up.

Cons:
Roaches everywhere! Maintenance people do not clean at all, they just put up the wet floor sign and never mop. They never mop all the floors or even sweep. Stair cases are dirty. Elevator is always out of service. The super and the contractors never wants to do any repairs in apartments. I had to do the repairs myself and hire people to do their job. It was a nightmare living there.
Advice to owner:
Please hire people who will do their work. The tenants should not be doing maintenance job. The amount of rent we pay we should at lease have a clean building. The building is just so disgusting and roach infested.

Elevator won't work every now and again and you won't know until you need it.
Hot water gets shut off without notice prior to most of the time.
Loud tenants above and below me as well as on my floor
People ring my apartment bell just to access the building without using their key

Bad neighbors in a nice neighborhood

Pros:
Indoor public areas are well-maintained. Entire neighborhood is walkable.
Cons:
Neighbors are inconsiderate and loud. Some will deliberately leave trash on the floor of the trash room, instead of putting it down the chute. The doors leading to the roof were pried off the hinges by vandals last year, and have yet to be repaired.
Advice to owner:
Complain to Parkchester North Condominium Management! Don't let up until they finally have the roof access doors repaired and alarmed for safety.

Not Worth The Price

Nice neighborhood. Nice aesthetic. Pretty apartments. Large windows for great natural light.
Cons:
Cheap, flat paint inside apartment except for kitchen and bathroom. Building needs extensive and seriously overdue repairs. Water damage from outside bricks cause walls to have corroding, bubbles and/or warping. A lot of chipping paint, I sincerely hope there’s no lead. No cameras on each floor, only in the lobby. 1 camera in the lobby is blocked by a beam on the ceiling, leaving the camera practically useless. Very poor staircase lighting. Rust on staircase steps. Garbage CONSTANTLY found in staircase. No security cameras in staircase for safety. When you first move in the apartment is perfect, after a few months, whatever they tried to cover up (plastering walls, water leakage inside the wall etc.) will come to light, it’s happened here in my apartment, it’s happened in my parents Parkchester apartment, my brothers PC apt and my cousins PC apartment. I doubt it’s just a coincidence by now. Very thin walls, you can practically hear everything from your neighbors apartment. Incinerator closets are filthy because some tenants will leave their trash on the floor instead of throwing it down the chute (which is really small to begin with) but maybe a camera in the closet will catch repeat offenders of this particular disgusting practice. No laundry on premises, you have to go to a local laundromat; even though they’re fairly close it’s still not worth how much you pay in rent. No washing machine or dryers allowed inside your apartment.
Advice to owner:
Parkchester paints over a million coats of old paint from previous renters. This will result in paint chipping randomly off your windowsill, or wall. When a tenant moves out, instead of just painting over the previous paint, maybe assess the amount of coats already there and decide if you should scrape or sand it down and THEN paint over it, instead of having hundreds of years worth of paint coats on new tenants walls.

-Add more security cameras to every floor.
-Add security cameras in SMART places i.e. not behind a beam on the ceiling.
-Have more lighting in staircases ESPECIALLY when elevator repairs knock out elevators for 12 weeks or more. Tenants can get robbed in staircases!!!
-Have better lighting outside between buildings/walkways, people can get robbed or worse in those dark areas!

Elevator breakdowns, lack of ceiling light fixtures, small kitchen, old bathroom and kitchen appliances and finishes
