The Croman “empire” is just a bunch or slumlords who will do whatever they can to cut costs to maximize profits. All the while, Steve Croman had Ariana Grande come to his son’s bar mitzvah?? They will never fix any of your complaints. You will live with black mold or a leaking roof, and no one will care.

The apartment is in an accessible location, the topical things are maintained well. The are reviews of people not getting security deposit, but I got mine on time.
Cons:
The noise levels are ridiculous, especially ceiling noise. You can hear people walk and its 10x the noise you can imagine. No response from the building what so ever. No security cameras and packages go missing all the time.
Advice to owner:
Please take measures to ensure security and actually respond and try to fix issues with the building

1. Neighbors are very friendly and helpful. 2. Good shops nearby for food. 3. Close to the train station.
Cons:
Too many to make a complete list, but the most notable are the following: 1. The Landlord and the management company take turns on avoiding your requests, but make it a priority to harass you for any overdue rent. By harass, I literally mean banging on the door / sending people to intimidate you. 2. While I was there, there were approximately three superintendents, each of diminishing quality. The first super was actually quite helpful; the last could benefit from a different line of work. 3. Repairs? You have to withhold rent for a few months until they finally cave in and repair your unit. Make sure to set up escrow accounts to put your withheld rent in for when they try to threaten you with legal action. 4. Heat and hot water? They're luxuries. The boiler had always been hit or miss for a few years, but it really start crapping out in September 2023. Buy a space heater or expect to wear layers on layers to go to bed. Important in-person meeting in the morning? Shower the night before (if there's any hot water then). 5. Rats. Everywhere. Careful moving the lid of a container in the garbage area because those rats are social. You can also hear rats crawling in between the walls as well. 6. SEVERELY OVERPRICED. You will pay premium rents to be denied the most basic of needs such as heat, hot water and peace. 7. Lack of safety. Packages stolen so frequently that neighbors had to start looking out for each other's packages. There was also an incident where an unhoused individual with mental problems proceeded to break into the same vacant apartment for the span of a month or two. Police would show up and escort him off the premises just for him to return; management was alerted of this, but proceeded to do nothing. The vacant unit was left unlocked for viewings despite this safety issue.
Advice to owner:
Nothing. I don't think any advice would get through to him.

Clean building, and a Proactive and Friendly Super

The building is super clean, there are no bugs, and an exterminator comes around quite frequently and can be contacted if needed. The Super, Errol, is very proactive about resolving any issues you might have with your apartment. The basement is well kept and has a laundry, and trash area. The street direction feeds into 5th Avenue so it is easy to call an Uber/ catch a cab down town or to cross the park. The bus (M1/2/3/4) is right on the corner of 75th and 5th Ave so a bus commute is also very convenient.
Cons:
The elevator is slower and smaller than average, but all of our furniture has fit without any issues during move in. The doors are quite heavy and does require an extra bit of strength. That’s really all.
Advice to owner:
Keep it up 👍🏼

Roaches, rats, management is a complete and total disaster. See a list of cons below: - Finance office will pull rent $ from account without permission. - Additionally, management won't answer phone calls, texts, or emails for days to weeks, and when they do, they don't provide answers or clarification on issues you are bringing up. - Throughout this winter, we have interrupted HEAT and HOT WATER at least 1x a week, with no help from management. - Building is infested with roaches and first floor deals with rats and mice because the building workers refuse to follow the garbage schedule.
Advice to owner:
No advice to them, SLUM LORD.

DO NOT LIVE IN THE BASEMENT UNIT

Building manager and super are really good people and make their best effort. The walls are a nice warm gray instead of the usual beige.
Cons:
It took them six months to fix lights that were broken already when we moved in. The gate to go down to the basement unit got jammed shut and it took them 2 months to fix it, during which time had to climb over the garbage cans to get in or out of our apartment. The basement unit is not known to the post office and we frequently had mail and packages that we had to go pick up because they wouldn't deliver it for this reason. The back bedroom is right next to the building's boiler room so it is excessively hot 365 days of the year, and the window is too small for almost any window air conditioner, and having the window open means you can hear every little thing that is going on in the back alley and cigarette smoke comes into the window. We keep our apartment pretty clean but still there are tons of roaches including in the common areas of the building. Signed up for the pest control service but they never came. There are several cracks in the ceilings and walls.
Advice to owner:
This apartment is not worth $2,500 a month let alone $3,295. It is not suitable as a two bedroom, maybe a one bedroom with a home office. Add bars to the windows and do something about the roaches.

Management is HORRIBLE. Will take forever to help and usually have a massive attitude. Honestly why I’m moving because I’ve had 3 major leaks in the apartment and management handled it horribly. Packages get stolen here too

Centennial will do anything to keep your security deposit, you have to have clear proof from your lease and emails they've sent to you to back up why you deserve your money back (and they'll still send it late). You can hear EVERYTHING in the hallways in your own apartment.

The Rat's Village

Location is nice in an ideal, fantasy world. But rats and St Luke's is apparently where everyone takes their dogs to poo so the street and sidewalk is dirty and block always smells like pee. Also rats 24/7. Close to Hudson river but 7th avenue rush hour traffic and late night revelers are loud. We have a working fireplace but it has major structural issues.
Cons:
Rats. Imagine opening a garbage can and seeing a family of rats....and the family of rats consists of 20 little rats. Rats ate tunnels through the backyard ground making the fence lean over and backyard tiles wobbly. You hear rats squeaking and fighting all night. At least once a week you have two or three dead rats in the yard. Rats also ate holes through the garbage cans. Eventually they ate into our bedroom walls. Ceiling paint or plaster was peeling off. Mini fridge not fit for adults. Apartment has mice and water bug infestations but they were good about monthly extermination. Tenants would often leave garbage in the hallway, possibly because the garbage area was full of rats night AND day. The perks of living near a subway line! Overheard landlords son Jake croman scream like a mad man to the super in our hallway. It was nuts. In my first month tenancy, real estate agents entered the apartment 3 times at least while I was home alone using a key. Scary. Shady characters have showed up to my door lurking around my back yard. One day I came home to find the property owner standing in my yard without any notice. Scary. It took another few weeks for someone to fix the broken gate that he was inspecting. Water boiler was louder than the subway and made the apartment vibrate. Apartment was cold in the winter, not enough heat. Fireplace worked but looked structurally unstable. There was steel wool sticking through every nook and crack in the walls AND THERE WERE MANY CRACKS AND HOLES where the baseboards should be sealed. Serious Mold problem in bathroom. And ceiling looked like it was about to cave in. I could see sunlight through the shower tile underneath the window. Strange ghost apartment 2 floors above us. Bed room was literally the size of a full size bed. Apartment is ridiculously small for a one bedroom apartment. It was also illegally destabilized. The next tenant should check rental records. Sometimes the front doors were left open unattended and strange people would wander in and out. One person walked through, opened our backyard fence and burglarized us. One washer dryer for the whole building. Yuck. Oh yeah rats. There was so much rat fecal matter that the fake green turf was partially black. Probably rat pee everywhere too. My neighbor got sick from rat fecal matter and her dog almost perished from rat poison. I got some kind of rash on my feet from tracking rat fecal matter into the apartment. Many more cons but that's all I remember at the moment.

Non plastic garbage cans of rat proof bins would be a start

Great apartment. There were definitely things that needed to be fixed when we moved in but the super Camilo was always very helpful. Friendly neighbors, good neighborhood. Washer and dryer in unit was incredible. Also great lighting fixtures, big kitchen, and wall unit heat/AC controlled by remotes which felt like a luxury.
Cons:
The hallway was fairly dusty but nice compared to many other buildings in New York. Close to the metro north train which you could hear passing in some bedrooms, also you could hear people in the restaurant below if windows were open (but as a young woman in NY having people hanging out downstairs late at night—24hr restaurant—made me feel safer)

Great location. The common spaces (hallways, stairs, etc.) are kept in clean and good condition. Feels pretty safe. In my unit, amenities such as in-unit washer-dryer and dishwasher were a big plus.
Cons:
Management is extremely unresponsive and not handled well. Had to wait several months for work requests such as broken appliances to be fixed. Experienced some rodents/insects (a mouse and some cockroaches).

- Accessible to Central Park - Steps away from subway station - Has CitiBike station right outside - 10 minute walk from Whole Foods, Target, etc. - 15 minute walk from Trader Joe's - Exposed brick rooms - Modern appliances, including fridge, dishwasher, and wine fridge

- Extremely unresponsiveness management, could not get in touch with them whenever there was a problem (but they had no issues getting in touch with us as soon as they needed something). Sometimes we had to call multiple times a week to get in touch with the right person, who may or may not have been able to help - Consistent water damage, no action taken - No exhaust for stovetop - Fixtures kept breaking, poor quality -- had to replace all the lightbulbs (ALL!) on our own dime; some windows and doors had to be fixed by the management company which took over 1 month to get someone to look at it and another 1+ month to actually get it fixed - Superintendent changed about 4 times in the one year stay - Very small rooms - Limited storage in the apartment
Advice to owner:
Be more responsive and nice, perhaps you will find new tenants a lot faster rather than having to wait for months

Like the area - you are directly in between EV/Stuytown/Gramercy and walking distance from several train lines. There are 4 apartments per floor so not too congested in the building. Building cleaned and maintained for the most part when staff is working. No pests except for the outside area (rodents), but none inside the building. In unit washer and dryer.
Cons:
Can get really loud on the weekends depending on if the neighboring buildings are throwing a party in the patio area since the sound will echo/be amplified. Can hear upstairs neighbors footsteps. It’s really hard getting the super to fix maintenance requests and there isn’t a formal way to hold him accountable since the only way to get ahold of him is through constant text reminders. Package system isn’t the most secure since most couriers will leave things outside of the package closet or at the front door, making it risky for a package to be stolen (I’ve had packages stolen a few times). Pretty sure our smoke alarm doesn’t work and super mentioned it’s been difficult to replace the batteries so it’s been a known issue…
Advice to owner:
Please operationalize the maintenance process so that there is a way tenants can submit tickets for things that need to be fixed.

6th floor apt = never ending nightmare

The renovated apartments are attractive. The bathroom in my unit is spacious and bright. There is a package room with a lock. The neighbors that I have met are friendly and nice. I only had one package stolen, ever (and it might have just gotten lost). The super is responsive about non-serious (ahem non-expensive) issues, which are quickly repaired. He is clearly trying his best and is very competent with minor repairs.
Cons:
Living on the 6th floor of this building has been a never-ending nightmare due to incessant roof leaks, water infiltration, and mold. The roof needs major maintenance but it is clear that the landlord only intends to do little quick fixes that do not address the underlying issues. Water has been coming through the ceiling in multiple locations in my apt, water runs down the walls, falling plaster, mold, etc. My experience has been: 1) i complain about roof leaks 2) management acknowledges but delays repairs as long as possible 3) management makes a minor repair OR lies about having done so 4) roof continues to leak 5) I involve HPD 6) landlord makes quick & ineffective fix in response to complaint 7) roof leaks again … and repeat. I have heard that multiple neighbors have had the exact same experience going back YEARS so this is clearly a pattern. I can’t speak for the lower floor apartments - they may well be perfectly fine - but avoid the 6th floor units! Do not fall for those cute little roof decks - they charge you a ton of extra money for them but they are so poorly constructed they are likely the source of the leaks. Also, management frequently moves them to do their fake repairs so you may not get to use them anyway.

When we were robbed in the middle of the night due to a malfunctioning lock on our living room window, the management did absolutely nothing. We filed a police report. Not only were we robbed, but the buildings to the left and right of us were robbed in an identical manner during the same week and the management took no onus as to the lack of functioning locks on living room windows. They ignored our complaints and never fixed the locks.

I don't know if it is still the same property owner ... but if it is, buyer beware.

Great location, edge of West Village.
Cons:
- Neighbours are loud, walls are thin. You can hear your neighbours talking in their living room from yours. - Weed smell comes through the walls, especially from the bottom, if the floor under you smokes. This happened a lot. - The backyard has all the trash bins, but it appears that the rats have eaten holes into the bins. The lids have multiple holes. More than once I’ve faced a big rat in a tiny space relegated to trash, it’s unnerving.
Advice to owner:
The apartment should have smoking banned. It’s a very old place and apartments are not airtight, it’s very easy to be bothered by the smell from floor below.

- apartment nicely renovated - washer/dryer in unit - convenient location - safe neighborhood - very quiet (can't hear cars, street noise, etc)

- rat and cockroaches infestation - heat/hot water often not working in the winter - management unresponsive - cooking gas was not working for 10 months, landlord did NOT tell us when we signed the lease. rooms a bit small and one room barely gets sunlight a ton of maintenance issues when first moving in that took forever to get fixed (washer dryer barely working and shaking violently, still don't have a doorknob on one of the doors, lights don't work, took 6 months to get the wine fridge we were promised, leaks) wifi box only works plugged into the room at the end because someone previously cut the wires and no one wants to come fix it (makes wifi to the other end of the apartment bad) our first super was nice but didn't know how to do anything and they pretty much overworked him second super is really knowledgable but again overworked so takes forever to get to things apartment was a mess when moving in radiator in one room didn't work at all throughout the winter some outlets always tripped for some reason packages keep getting delivered to an address that isn't here all the apartments on this block owned by the management company used to have the same code to get in the buildings and there was a burglary in one keypad to get in didn't work for a while and they never gave us a building key water would go out often for maintenance

I've lived in this building for 45 yrs. It's an historic building in a NYC historic district block. The apartments that have not been shoddily redone are not nice. The apartments that are still rent regulated are large and historically beautiful.
Cons:
The owner is the notorious criminal, Steven Croman. He with holds heat and hot water continuously every year. We have mice and a bad sewage smell immitting from the basement that floods often. They also store garbage in the basement that causes rodent infestations. Bird nest infestation causes bird excrement all over our windowsills, front steps/stoop and the fire escape. The public halls are often never cleaned. Best advice ..DO NOT RENT FROM CENTENNIAL PROPERTIES THAT IS OWNED BY STEVEN CROMAN !! LOOK HIM UP ! HE IS A HORROR!!

The Super is not always around and blamed us for pre-existing problems. The Landlord is terrible and a pain to talk to. They both blamed us for every issue that we had. He is the most frustrating person I've ever had to deal with, and the only reason why I won't renew my lease. The area isn't great and not too safe. We had someone break into our building and there was arson committed twice on Myrtle ave within one year. Packages and mail are always getting stolen. Homeless people sleep on the front step and frequently try to get into the building. There are multiple problems with our unit that were never fixed. There have been many lock issues.
Advice to owner:
Put up security cameras on the outside of the building. Give the mail workers keys to the building so that they don't leave packages outside. Fix the buzzers.

My unit was fully renovated and has nice features and amenities, which were great. They keep the hallways pretty clean and the garbage/recycling area has improved from when I first moved in. The super and management aren't always very responsive but with some nagging they'll get things done.
Cons:
Not all the building units have been renovated and some seem to be long term rent control units with lifelong residents who can be...quirky. Some younger, partying types seemed to have moved in and can be loud as well. The heat is overwhelming sometimes and the hot water can be scalding hot. The finishes are nice but the quality isn't always top notch. Feels like it was rushed to look good to fill units but not long term.

Pay attention to residents requests to keep the building in good condition.

The apartment itself was lovely, with really nice finishes. The super was great and responsive. The building was clean and pretty well maintained, by NYC standards.
Cons:
When we moved in there were some issues with mold in one of the closets, which were addressed. Other repairs went unaddressed for almost a year, which was very frustrating. It seems management changed during our 2 year lease because after a year of being completely unreasonable, rude, and unresponsive, they were replaced by seemingly competent people (who were at least less rude). May be a one-off experience though, as I’ve heard some pretty bad things about the company from others who have rented in the past.

Property managers are absolutely incompetent. They have done nothing to remedy flood damage from the hurricane and haven’t done anything to prevent future floods. Took them over a month to fix our unit after it was damaged in the hurricane. They act like we’re overreacting when we complained about the multiple inches of standing water in our apartment. They do not care and are not organized enough to do anything about these massive flooding issues.

Take your job seriously! You have uninhabitable apartments due to your negligence! Prevent future flood damage and do something to repair the current damage.

The interior is designed in a very quaint and warm way and it's nice to come home to. There's only 4 units, so the building is quiet and trustworthy.
Cons:
The front door is old and can't be opened from the inside of the apartment, if you get a package you need to go downstairs to open the door. If you aren't home, there is no alternative location to leave packages. Mailboxes are pretty small too. It's across from a school, which doesn't bother me but the noise might bother others.

Ground level beware of flooding!

Gorgeous, well-maintained building with great amenities and layouts. The property managers responsible for cleaning, garbage removal, maintenance etc are exceptional when you can get a hold of them (tough because the property management team doesn’t communicate with them). Lots of room in apartments.
Cons:
Centennial properties (building owner) does not respond to anyone. Over a foot of water flooded into the bottom floor of our apartment during hurricane ida (this was two weeks before we had 4 inches of water during hurricane henri). My roommate and I had to clean and disinfect everything ourselves (along with every other apartment that has a basement floor). I’m still waiting on a response as to whether they will provide any assistance with reimbursements or cleaning up the existing mold damage and warped floor tiles and bathroom door. Our apartment also never reached above 66 degrees in the winter unless we used personal heaters which then drove up our electricity bill. (Emailed our property managers twice a month every month and never got a response.)

Building manager has been pretty delayed with email Package thief’s take stuff a lot, cameras in the lobby haven’t been working maybe?

The location of the apartment
Cons:
Unresponsive property management. Old, broken appliances. Neighbors with loud dogs when they are not allowed. Roaches inside, rats around garbage bins where you take trash out to.
Advice to owner:
Respect your tenants since we pay a high price to live in the West Village. Uphold your end of the lease. Offer flexibility during covid.

Renovated building and unit In unit washer/dryer, dishwasher Located 1 min to w103 BC subway station and Central Park Whole foods is 7 min walk
Cons:
Getting anything repaired is a nightmare - bathroom ceiling has been moldy for 4 months due to upstairs leak/no vent. Office staff is rude and has outdated contacts, repair website is ignored, calls and emails are met with excuses and/or ignored. Heating pipes bang obnoxiously and spray oily water Apartment is small and has little light in common area

Clean, well-run, responsive super. Well-equipped. Beautifully restored post war charm.
Cons:
Not much, just wish my apartment was a bit bigger! Some new tenants have moved in and are less than tidy with their trash.
Advice to owner:
Keep doing what you’re doing with this building. Keep an eye on the tenants who aren’t managing their trash appropriately.

Pros:
Nice four floor, eight-unit building. Most apartments seem to be recently renovated with new appliances. Pretty responsive super, no problems with management.
Cons:
Not a ton of natural light, some bedrooms can be very small.
Advice to owner:
Hallway was sometimes smelly! Besides that great place.

Newly Renovated But Small Units

Newly renovated, on site super, accessible roof, mostly young residents
Cons:
No laundry in building (but able to use next door building’s - some units had w/d), no oven in unit only induction cooktop top, doors in apt were frosted glass (not much privacy or blocking of light)

Bad Location Okay building

My unit was nicely furnished with up to date appliances. High ceilings. Washer and dryer in unit.
Cons:
People always crowding the front of the steps of the building, Pretty small rooms and living room. Maintence not properly kept up in the building. A lot of roaches always in the bathroom and sink. Also leaking comes from the ceiling, the super hasn’t done anything after telling him.
Advice to owner:
Check in with tenants to make sure everything is going well.

Management wasn’t great. We were without cooking gas for many months and they fought us on a rebate

Had mice and cockroaches. Management was unresponsive. Way over priced for quality of building
