Convinient place to leave

Pros:
The staff is super nice and attentive. For the location, it’s not loud. Apartments are spacious and renovated.
Cons:
The building turns on heating and cooling way too late. In winter, heat usually comes on about a month after it’s already freezing, and apartments stay very cold. In summer, the AC isn’t activated until a month into the heat, close to June.

-doormen are very nice and attentive, felt very safe
-neighborhood generally very quiet, except for bus stop on the corner
-great access to Central Park
Cons:
-some traffic noise at entrance of 96th St Transverse
-management was generally good, but could be slow to respond to issues in the apartment
-building looked like it could use a little face lift, but it appears to have been redone more recently
-a little far from grocery stores and the subway

Nice Place but Rent Will Jump

Building is spacious and in a fantastic location close to stores and multiple stores.
Cons:
The rent will jump by hundreds every year and the AC doesn't work well.
Management is not responsive, they don't help just want to be paid.
Advice to owner:
Be kinder to tenants and actually provide amenities that kept up and relevant.

Great rental building on 5th ave

Pros:
Friendly doormen and neighbors, responsive super, clean gym. Love the proximity to Central Park.
Cons:
In 4 years of living here we have had maybe 2 issues with cockroaches/waterbugs, however these were dealt with quickly and exterminator in the apartment next day.

Management does not care about tenants and keeping good ones. They raise the rent a lot each year, often pricing people out after only 1 year of living here. I have had multiple unfriendly and unhelpful communications with the leasing office over the years. It’s clear to me they just care about a body to pay their rent.

Astronomical laundry prices. So expensive that I actually pay more for the laundromat across the street to do my laundry because I don’t want to give this building any more money.

Friendly doormen, so close to columbus circle station, responsive and helpful landlord and maintenance- loved living here!
Cons:
Since there’s office spaces on the lower levels there’s lots of people coming and going who aren’t residents, which I didn’t love, but it never was a big problem for me

Cons:
- AC is limited by the building. They won't turn it on on cooler days. Not great if you like to sleep cool
- Window noise insulation is not great
- Some of the remodeled units have mediocre finishes and appliances. Was already seeing issues in some newer units

Looks good on its cover; new appliances, W/D in unit, renovated in the last 20 years.
Cons:
Heat functions don't actually work (you have heat but you cant control when it turns off, ac doesnt turn on until june) - Management Team is horrible to deal with (zero ability to negotiate rent increases and you should expect the maximum amount allowed by law each year) - Mold in the unit 8P - there is constantly construction, I've lived here for 4 years and have never had a week without hearing it - wont give you more then one key to enter the building which makes zero sense when you have multiple people living there - package room is always a mess - rent went up over 100% during my 4 years even though would be multiple units available online for 25% cheaper whenever i would renew - management team, sorry for my french, are dicks and do not care what you have to say once you sign a lease - door men will do anything not to help you - there is a bagel shop below you that is so overcrowded itll wake you up if you live on a low floor - the elevators are always out of order or take forever to come to your floor as floors 1-6 are commercial units and delay response times

look in the mirror and ask yourself if your father would be proud of how you treat you tenants

Elevator access was great and there's a basement access for people who are disabled.
Cons:
HIGH RENT.
can't have a washer or dryer and had to access the laundry through the basement across the building so it was a lot of walking. management doesn't really fix anything and also the high rent. for 2 bedrooms.

lower the rent

Common areas kept very clean, my particular unit was well-maintained, when needed maintenance is responsive, doormen are friendly, heat/AC worked without issue, gym is nice and well-maintained, laundry room is new
Cons:
Neighbours smoked/left garbage near the chute, saw a cockroach in the gym once, laundry machines are very expensive ($7 for wash, $3.75 for dry), often lots of garbage on the curb due to a bagel place and bar right downstairs

Doorman/staff are very kind. Units are recently renovated and very spacious. good closet space. location is unbeatable

management isn't great, and they don't really care if you're a current resident when looking for new units. price hikes each year are very prevalent

nice gym, generally clean and great door staff. good location, and we got newly redone appliances
Cons:
they dont turn on the cold air until like april/may, so can get pretty hot and there’s not much you can do about it except open your windows. Few pests now and then but nothing serious. Walls are VERY thin.

Unbeatable Location and Great Management

As the title suggests, this location is unbeatable! Very well connected to transit, things to do, and a few grocery store options. The doormen are incredibly nice. Although the laundry is a bit pricey, there are PLENTY of washing/drying machines and the room is always impeccably clean. I have never seen a cleaner basement in New York City! They also have a great package handling system. I never fear my packages being stolen. Anytime we had maintenance issues, the management responded basically instantly and fixed the problem in under an hour. Some residents complain about noise which is why I gave it a 4 star but honestly, we lived on the 15th floor and rarely were bothered by street noise - just a normal amount you would expect living in Columbus Circle.
Cons:
I wish we could live here forever for all of the reasons listed above, however, it is a bit out of our budget. I think it is a relatively good price for the area but we are moving out to cut costs. Also worth noting.... our utilities were practically negligible. ~20/month in the summer and ~30/month in the winter. We did live in a studio so maybe that's why they were low but I was pleasantly surprised.

Pros:
Amenities like gym and laundry. The doormen are nice. The apartments are spacious.
Cons:
The maintenance team is lazy and sometimes clueless. They half-as$ their job. So, nothing is really fixed. Winters are harsh because the building has built in air conditioning in each apartment. The heat provided is not enough to keep warm. The apartments are not luxury as advertised. They are just stainless steel appliances and white walls. I recommend staring at the walls like you’re crazy when viewing the apartment. That’s when you’ll notice the apartments are not really set up for you to move. They are just painted over. The manager will assert his authority if he doesn’t get what he wants.
Advice to owner:
Do better than be money hungry, especially when my and others people’s rent are on time.

Great building well maintained

Well managed in terms of living (heat, clean, organized...) Good security system
Cons:
No doorman or lockers so packages are often stolen. Management's answer, get a locker at the post office. Rent stabilized building, and feel they have illegally de-stabelized many apartments, so young people with good income and used to downtown gouging think the prices are decent even though they are doubling the rents.
Advice to owner:
Put in a storage locker in the basement, like many of us were told by the listing agent.

The building is in a great location, close to the park and Columbus Circle subway stop... that's the only positive.
The doormen are very nice as well.
Cons:
The building is constantly under construction, there is always drilling and sawing noises loud enough that it feels like your walls are shaking. Good luck getting anything done if you work from home.... and they won't make accommodations regardless of the circumstances. Don't even get me started on the management. The one leasing agent is condescending, rude, and will tell you to "let him finish" not even ten seconds after he cuts you off. He couldn't care less about you after he has your down payment and security deposit. The elevators are also always busy because the first 6 floors are all doctors offices.
Advice to owner:
Maybe care about your current tenants a little instead of the future tenants you don't even have yet
