Recently renovated units, the kitchen and bathrooms are especially beautiful and nice. Kitchen appliances (stove, fridge, microwave) are very modern and beautiful. In-unit washer/dryer Quiet Friendly doormen Rooftop is beautiful with great views Easy access to the new East River Greenway
Cons:
Expensive, even when considering the amenities, I don't think it's worth the price for how little space you get Construction seems questionable in some aspects. None of the doors inside the unit actually fully latch closed except the door to the bedroom which only closes if you hold the door handle at a very specific angle and force. Also, none of the doors have locks (not even the bathroom) No central air, I know that's a rarity in Manhattan anyway but it hurts when you're paying this much Amenities fees (gym and rooftop) are mandatory even if you don't use them The elevator doors close VERY quickly to the point you basically need to speed walk as soon as they open, which can make it stressful to use--I can see this being a problem if you have any kind of mobility issue

Really nice building, the doormen and building staff are excellent and some of the best in the City. Renovated apartments are nice.
Cons:
Rent keeps going up 10% a year. The rent hikes are getting out of hand, they get people in in the door and then raise your rent to no end.

Inhumane water hammer + stolen packages but with a beautiful kitchen island

The management refused to fix the horrible water hammer banging noise that went off all winter long due to a pipe in our heater pitched wrong. We couldn’t sleep through the night (even with massive white noise machines and headphones) from October-April. Imagine two pans clanging together every couple of hours for an hour at a time. We tried everything but the beauty of the apt is not worth going insane with no sleep.
Advice to owner:
Fix the packages, lock the laundry room door so people cant sneak in to smoke in the hallways at night, and fix the heater banging noise.

Water pressure is great. Our neighbors are quiet and respectful. It’s a great location for someone in their early 20s. The apartments are small, but they do have pretty great finishings. The counter tops are granite, and the showers are tiled and seem to have been renovated recently.
Cons:
Management takes a little longer to respond than I would like. Handymen/Exterminators just show up without any warning from management. At least they are showing up, though. When we moved in there was a pretty serious cockroach problem. There was no one living in our unit for at least 2 months before, so they had plenty of time to call an exterminator before we moved in and blocked a lot of the trim with our furniture. The heat doesn’t work all that well. I’m not one to usually complain about that since I’d rather be cold than too hot, but on the coldest days this winter, it was 45 degrees in my room in the morning, which is tough. When we were looking for apartments, we saw that this building said it had “Laundry in Building”. This was simply not true. The same management company manages a few buildings on this block, and the “Laundry in building” was actually a block away, and are quite expensive. The trash situation could be better, as we have to walk half an avenue to throw our trash away. That may just be the consequences of living on an Avenue rather than a street in NYC.
Advice to owner:
Remove the “Laundry in building” note when offering these apartments. This is simply not true.

The apartments are newly renovated. If you want the college frat house experience live here. If you want to live and operate as a well adjusted adult, maybe not.
Cons:
Tenants are like infants, can not clean up for themselves. Hallways are disgusting, covered in beer cans, tenants leave their trash bags outside their doors for days. Roof gets trashed, loud parties from the first floor. Laundry is a nightmare only 2 w/d for 6 floors of tenants. Heat is insane, have to keep windows open all winter. Small apartments.

Windows are so old, so if you’re on 15th street you hear everything, literally everything . Which is a lot, as 15th st is an outlet for a traffic circle with a bus line, near bars and movie theatres and now has a homeless shelter down the block so expect crazy people cursing at the top of their lungs every night until 3am. You couldn’t pay me to live here. Wish I knew.

REPLACE THE WINDOWS. PETITION THE CITY TO GET THE HOMELESS SHELTER OUT OF THE PARK SLOPEARMORY

This is a good building for starter apartments. Very small and basic amenities
Cons:
We were without a dishwasher for 4 months with no help from the super :( very frustrating and rent is so high for such a small place. Also, many packages stolen from package room (and package room hours suck).

NEW PACKAGE ROOM STAFF AND PROTOCOL PLUS BETTER HOURS

Trash was taken out on time, apartment was for the most part quiet though in the summer first floor tenants threw loud parties sometimes.
Cons:
Heat/hot water turned off many times throughout the lease without warning, after emailing would just receive notice that they're looking into it. Radiators would emit banging noises constantly through the night, never fixed by management. Lobby was sometimes dirty with solo cups/beer cans.
Advice to owner:
Please fix your radiators, and give better estimates on when heat/hot water are going to be down and how long it'll take to fix.

Roof deck and gyms not in the best shape. 1/2 of the BBQs haven’t worked in about a year. Equipment from the gyms has been missing since start of the pandemic. The roof deck furniture is incomplete (missing cushions). Easy fixes but they need to be addressed.

Had a cockroach problem, management was responsive in sending exterminators but issue never went away. Apartment bedrooms were very small and at the time (pre-COVID) prices were way too high. I left the apartment perfectly clean when I moved and they charged us 180 bucks or so from our deposit for cleaning, which was 100% a scam we just didn’t have any pictures of the place when we left.
Advice to owner:
Don’t mess around with the deposits. Fix the bug problem. Prices should reflect one bedroom essentially being a closet/small office.

The apartment is an offshoot of another building and has not been maintained since it was renovated around 10 years ago. It is falling apart and ownership is unresponsive unless you file a housing complaint. There was no heat or hot water for nearly a year.

The apartments are updated and there are two laundry rooms in the building around the corner. There is a doorman there as well to collect packages. Rent is pretty low (due to COVID) and the building is located in a fun and safe area. The stairwell of the building is cleaned (mopped) probably every week or two. Exterminator available on a monthly basis upon request. I really like the super but unfortunately management is not the best.
Cons:
My heat was broken for all of November and most of December. After complaining to management throughout the month of November, they finally fixed the heat, but it broke again a couple weeks later. They offered me a small discount off of rent after some SERIOUS bargaining. While the heat still works slightly now, one of my rooms is still 55°F (this is after I already put more insulation on the windows). I have submitted another complaint and they are in no rush to fix it whatsoever. Additionally, when I moved in, there were 7-8 cockroaches that came out of the shower drain. This was because the apartment hadn’t been lived in for ~3 months, but I would’ve hoped they had had an exterminator come in prior to my move in. Luckily they took care of this right away.
Advice to owner:
Don’t leave your tenants in the cold! And be more lenient with giving discounted rent - I could’ve called 311 on you MANY times. Also, ignoring multiple emails in a row is not the best business etiquette.

Loud + took forever to return deposit

- good location - newish appliances - laundry in building - front desk person but only for certain times of the week.
Cons:
- rude live-in landlord - SUPER LOUD area. Construction all the time on the street and in the building. - SUPER LOUD neighbors. Murray hill is frat investment boy central. Parties starting Thursday night until Saturday. Very loud. No. - TINY apartments for the price. My room was literally a box. (My fault for not measuring the room beforehand. Always do this!!) - bad communication between landlord and tenants. During Covid, i asked to negotiate contract and never heard from them. - took more than the NY-mandated 14 days to give back deposit. Super wishy-washy and kept avoiding us. Called them multiple times and was hung up on. Super shady. Heard this happened to multiple people too.
Advice to owner:
Get it together and stop scamming peoples deposit money!!!!
